Landgate House is a spacious family home, peacefully located at the end of a lane in the beautiful Cotswold village of Blockley. The house is built into the hillside to maximise the stunning views across the surrounding countryside, and has recently been fully refurbished to create a lovely holiday home. Blockley is a very picturesque village, which benefits from having an excellent village shop & cafe and two pubs, as well as numerous beautiful walks on its doorstep. The location is also ideal for exploring the many beautiful market towns and villages of the North Cotswolds, as well as further afield places, such as Stratford-upon-Avon, Blenheim Palace and Oxford.

The house is built in traditional Cotswold stone and character touches include two wood burning stoves, wooden beams and stylish fabrics throughout. A key feature of the house is the breathtaking view from many of the rooms, particularly the conservatory, which serves as the dining room. The character of the house and its setting is complemented by modern facilities, including wireless internet access, a Cinema room in the eaves and a well presented kitchen.

Landgate House sleeps 11+4 people in five bedrooms, with the +4 accommodation in an eaves room and on a mezzanine floor, and has four bathrooms plus a ground floor cloakroom. The extensive grounds are mostly enclosed, however there is no gate on the driveway, and there is plenty of off street parking on the large driveway. Landgate House is an ideal getaway for a family gathering or a group of friends looking to explore the Cotswolds, or to simply relax, catch up and enjoy the beautiful surroundings.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.


The maximum occupancy of the property, including its grounds, is 11+4 guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 15 guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to four additional infants.


Up to two medium sized dogs are accepted, at a cost of £25 per booking per dog.

For the comfort of future guests, we ask that dogs do not go in bedrooms, stay off the furniture, and that no trace of a dog remains after your departure. We also request that dogs sleep in the utility or kitchen area at night.

There is a large garden at the property that dogs can run around in. Most of the garden is enclosed, however there is no gate on the driveway, therefore dogs should be supervised at all times, as it is possible that they could get out into neighbouring properties or onto the lane outside the house.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Family bathroom (lower ground floor): Bath with overhead shower, toilet and wash basin

Master bedroom ensuite (ground floor): Walk-in shower, toilet and wash basin

Bedroom 2 ensuite: Walk-in shower, toilet and wash basin

Bedroom 5 ensuite: Walk-in shower, toilet and wash basin

Ground floor cloakroom: Toilet and wash basin

Heating, fuel and logs

The property has an oil fired central heating system.

Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stoves and further log supplies can be purchased locally.

Services provided

The property has free wireless internet access and a well-equipped Cinema room, with 55" SMART TV, Blu-ray player, cinema sound bar and Xbox 360. There is also a 42" Ultra HD SMART TV with DVD player in one of the living rooms and a 40" TV with DVD player and Nintendo Wii in the other living room.

There is no telephone at the property.

Blockley is in a valley and guests should be aware that mobile phone reception can be very poor.

Due to its location, the house has occasionally suffered from low water pressure at certain times of the day. Please note that it may not be possible for all the showers to be used at once.


The property has plenty of off street parking space on its large driveway.


Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

One travel cot (without linen) and a high chair are provided.

The property's garden is mostly enclosed, however there is no gate on the driveway. Young children should be supervised outside at all times due to small hidden drops and gaps in railings.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

The property is laid out over three floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. The house can however be exited from both the lower ground floor and the ground floor.

There are low sloping ceilings and beams in the Cinema room and mezzanine space, as well as steep stairs directly outside the Cinema room, which guests need to be careful of, especially at night. Although there is a stair gate on the Cinema room door, this room and the mezzanine space are better suited to teenagers rather than young children.

Although fully protected by railings, guests should be aware that there is a drop outside the door from the utility room. Likewise, the master bedroom balcony has a drop down to the ground. To the left of the front door there is a drop as the garden slopes away, again with railings in place. Due to these potential hazards inside and outside the house, young children should be supervised at all times.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.


No smoking is permitted throughout the property.

Hen and Stag Parties

Hen and Stag Parties are not permitted.

Perfect for large families and dogs

Great place to stay. bedrooms are large with very comfortable beds. Kitchen was very well equipped with lots of extras. Lovely large dining table to all sit around, with lovely views too. Two sitting rooms so a large group can sit in different arears.

The garden was quite amazing, lovely for our two labs to run around. Loads of parking space.

Perfect place to stay, would thoroughly recommend it.

Blockley is a popular village in the Cotswolds which is found within a triangle formed by three renowned market towns: Chipping Campden to the North, Moreton-in-Marsh to the South East and Stow-on-the-Wold to the South. Being close to these three towns has led to increased footfall in the village, bringing with it good quality pubs and a lovely village shop/café.

As the village is away from main roads, it avoids the heavy tourist traffic and so visitors can get a real sense of rural life, enjoying the rolling countryside which falls within the Area of Outstanding Natural Beauty. The peaceful Blockley Brook attracts tourists and locals as a quiet place to relax in the warmer months. This brook, together with the other brook in the village, played a part in Blockley's history as there were once 12 water mills which provided work in various industries over the centuries, including silk production and flour milling.

Architecturally the village has quite a different character in comparison to the rest of the North Cotswolds as it has a more similar style to that of the villages in the Stroud valley, but here they have used a more golden stone. This design is reminiscent of wealthier times as the majority of the cottages were built during the 17th and 18th century, at the height of the industrial era.

A popular attraction in Blockley is Mill Dene Garden which is a partner garden of the Royal Horticultural Society. With a misty grotto, stream and seats around the mill pond, this is a lovely place to while away the time looking out for the kingfishers whilst enjoying a cream tea.

Car: Blockley is easily accessed by car, being located approximately 1 mile away from the A44 and approximately 3 miles away from the A429 (Fosse Way), which are two of the main roads through the North Cotswolds.

Train: The nearest railway station to Blockley is Moreton-in-Marsh (approximately 3 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.

Plane: Birmingham International Airport: 42 miles, approximately 60 minute drive; Heathrow International Airport: 76 miles, approximately 90 minute drive; Bristol International Airport: 75 miles, approximately 90 minute drive.
