About the property

3 bedroom family friendly seaside cottage

We are thrilled to offer Camellia Cottage as a beautiful and homely harbourside cottage, just 2 minute walk to Portreath beach. We are now in our second year of holiday letting having had a successful first year with lots of happy guests and a good number of wonderful weeks in Cornwall ourselves.

This 3 bedroom property sleeps 6 guests (plus 1 infant) in a double, twin and bunk room. Both the double and bunk room overlook the harbour. For your comfort the double room features a king size bed and the twin beds are extra long (6'6"). There is a travel cot, highchair and stairgate available if you are bringing an infant. The bathroom completes the upstairs accomodation and includes a shower enclosure above the bath. For the convenience of guests bath and hand towels are provided for use during your stay, however guests must bring their own towels for use on the beach.

Downstairs there is a spacious lounge with beamed ceiling and bow window to take full advantage of the harbour views. The lounge includes a wood-burning stove that makes it extra cosy in the winter. Adjoining the lounge is a fully equipped kitchen/diner in which you will find all the usual kitchen equipment as well as: dishwasher, washer/dryer, fridge, freezer, table and chairs for 6.

Outside, with the harbour located immediately beyond, the front patio area provides a lovely spot to enjoy your morning coffee while taking in the views of boats bobbing and indulging in some people spotting - including watching people jumping into the water from the harbour wall or cliffs! Where the enclosed back patio proves to be a sun trap in the evening to ensure you can enjoy the last of the day while listening to the sound of the sea. In practical terms there is also a clothes line and airers for drying your beach wear ready for your next day of adventure. There is unrestricted on-road parking to the rear of the property and a private parking area to the side.

Portreath is a North Cornish coastal village nestled in a valley between imposing cliffs. It's beautiful sandy beach is ideal and safe for bathing and watersports because of its often sheltered situation and RNLI lifeguard cover. Portreath village includes shops, restaurants, takeaways and is accessible with a train station in Redruth (5 miles) and a regular bus service.

Rental Rules

CHECK-IN TIME is AFTER 4 P.M. AND CHECKOUT is 10 A.M.

NO Early check-in or late checkout.

SMOKING

This is a NON SMOKING property.

PETS

PETS are not permitted in the property under any conditions.

SECURITY/DAMAGE DEPOSIT

A security deposit of £150 is required. It is fully refundable within 7 days of departure, provided the following provisions are met:

No damage is done to property or its contents, beyond normal wear and tear.

No charges are incurred due to illegal activity, pets or collection of rents or

services rendered during the stay.

All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned.

The property requires a typical level of cleaning. Anything above this will be charged at £25 per hour and deducted from the security deposit.

The key is returned to the key safe and unit is left locked, this includes all doors and windows

All charges accrued during the stay are paid prior to departure.

No linens are lost or damaged.

Towels must not be taken to the beach

NO early arrival or late departure.

The renter is not evicted by the owner (or representative of the owner) or local

law enforcement.

CANCELLATIONS

Cancellations that are made more than sixty (60) days prior to the arrival date will no penalty.

Cancellations or changes that result in a shortened stay, that are made between 30 days and 60 days of the arrival date, will be subject to a 50% cancellation charge.

Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date forfeit the full advance payment and reservation deposit.

Cancellation or early departure does not warrant any refund of rent.

MAXIMUM OCCUPANCY

The maximum number of guests is limited to seven (7) persons, with no more than 6 adults/children plus 1 infant in a cot. If a booking is found to exceed this limit then all guests may be asked to leave and will forfeit all monies paid.

AVAILABILITY

The contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the property owner, the property owner may be forced to cancel the booking. The hirer will be advised of such circumstances as early as practically possible and the property owner will refund all monies paid in full but the hirer will have no further claims against the property owner.

LIABILITY

The property owner shall have no liability for death or personal injury unless this results from the negligence of the property owner.

INCLUSIVE FEES

Rates include a one-time linen & towel setup.

NO DAILY HOUSEKEEPING SERVICE

While linens and bath towels are included in the unit, daily maid service is not

included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

FALSIFIED BOOKINGS

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS

Any exceptions to the policies mentioned above must be approved in writing in advance.

PARKING

There is unrestricted on road parking behind the property and to the side there is space for 1 guest vehicle alongside the block of garages. Please refer to welcome pack for detail of exactly where to park in this area to ensure you do not cause anyone else to be blocked in.

INSURANCE

It is your responsibility to take out adequate travel insurance and cover for the duration your trip.

I grew up in Cornwall, enjoying summers on the beach and wanted to give my children a taste of my special memories. This property is just 2 mins from a great and safe beach meaning we can easily go for the day or just pop across for an hour. I love the harbour views and the wood burning which makes it a great homely base all year round.

Lovely cosy cottage :)

Lovely homely cottage and friendly village (Great bakery). The cottage felt cosy but with plenty of space. Everything we needed was provided including washer/dryer and dishwasher. The cottage was warm with an open fire and central heating as well. We will be back. 5* stay. Thank you Gail.

Camellia Cottage

We had a lovely relaxed holiday in Camellia Cottage. The cottage was really clean and very comfortable with stunning views across the harbour and out to sea through the upstairs side window. We were very lucky with the weather too. Although it was very windy, we had a sunny and dry week.

The only issue we had was that the towel rail didn't work in the bathroom, so we had to dry the towels over the radiators. We also felt that a full length mirror in one of the rooms would be really beneficial.

All in all we had a great week and would certainly recommend the cottage.

Perfect location, lovely cottage, great for a family holiday

We arrived to a newly fitted dishwasher and all appliances fully working. The house itself was well maintained, comfortable and well equipped. The best feature, without question, was the harbourside location and being literally a 2 minute walk to the beach. The children had the most amazing time splashing in the waves, body boarding, catching fish in the rock pools and building sandcastles. Portreath is a good spot as it has a shop, 3 pubs serving food, cafe, bakery, chinese, ice cream kiosk, surf hire shop and wonderful fish and chips! A perfect spot for a family holiday. We will definitely come back!

Superb location and such a quaint property

Such a warm welcome with cottage cream and scones. Camellia cottage is in the heart of the harbour and a stones throw from the beach. Lovely and clean and tidy and everything as you would want. The owners were so pleasant checking we had arrived and settled ok.

The family thoroughly enjoyed our stay at Camellia and Portreath.

A beautiful cottage in a beautiful position but very uncared for.

The grill didn't work and nor did the dishwasher. There were light bulbs missing but we were unable to replace all of them them. No steps. We had to purchase cleaning cloths to wipe down surfaces in the kitchen and bathroom, toilet cleaner, black rubbish bags and a plug for the wash basin. I don't know when the outside space last saw a broom and the window sills in the bedrooms were filthy. We were unable to get a telephone signal and the TV signal went off very frequently. Not the fault of the owners but as all the locals seemed to be aware of the problem perhaps we could have been warned. We joked that if there was a fire we would have to e mail the fire brigade!! We were instructed to place full black bin bags in an outside bin and put out for the dustmen on Fridays. We did as asked but the outside bin was full of other peoples rubbish.All in all the owners are being badly let down by the housekeeping team who don't appear to be checking the property thoroughly. I did e mail the owners a couple of times but gave up when they told me there was no one available to sort out problems or give advice because everyone was on holiday.

Owner's Response: Thank you for your feedback, it is a shame that you did not share these issues during your stay as would have resolved them quickly and efficiently. It is untrue that you were told there was nobody available to sort out problems. We were unable to accommodate a mid-stay linen change when requested by you with no notice (we always accommodate this if requested in advance) as linen was in the house of a staff member who was on holiday. However it is a very big and incorrect leap to state that the holiday of one staff member means that there is nobody available. Indeed we had already offered to send the handyman and we have other cleaning staff that we could have called on. On receiving your review I immediately contacted the new tenants to make sure the issues you raised were not affecting their stay. They informed me that the grill worked perfectly for them. They were not planning to use the dishwasher so we sent down an engineer the day they departed, the machine was indeed irreparably broken and so he fitted a brand new machine on the same day. If you informed us of the issue we could have resolved it within 24 hours. All future guests can be reassured that appliances are fully operational. It is not an uncared for house, it is our home away from home where we regularly take our young children. Being a holiday let we are reliant on guests reporting any issues promptly. Problems are addressed as soon as we are made aware of them. With regard to the plug, you informed us after you had resolved the problem yourself despite the handyman being available to repair. You declined reimbursement. We again apologise that the cleaning products were not in place and we have addressed this with changeover staff accordingly. We offered compensation (£25 – more than adequate) but you declined. You did not contact us about the lightbulbs, bags in outside bin or window sills. All issues would have been addressed within 24hours and have now been added to our changeover checklist. Our location is fabulous for the views, etc but the sea air does affect the windows and outside area. Windows are cleaned 4 weekly and the garden was tidied/swept just 2 weeks before your stay. We have never experienced problem with the TV signal. Mobile phone signal is patchy, EE is the only reliable network, we have now installed a Vodafone Suresignal so that Vodafone users can also get coverage. Hopefully future guests can see that any valid concerns have been addressed.

Lovely House in a Wonderful Location

Cottage

Nice 3-bedroom house within 3 minutes walking distance from Portreath beach. Front windows overlooks the harbour and the stairs landing window overlooks Portreath bay and the sea.

Parking

Was easy to park along the same road as the house and there was more parking out on the main road.

Kitchen

Fully equipped kitchen with electric hob and oven and an 800-watt microwave. Blender and toaster, salt and pepper, tea bags, coffee and sugar are provided. There was also a pint of milk in the fridge for a much need cup of tea upon arrival. Cups/cutlery and glasses are plentiful. A Washer Machine with Drier was also a welcome addition. A dishwasher is also available but we never used it.

Connectivity

Broadband is provided via a BT hub fibre connection. Speed at time of stay is 50 down and 9 up which should suffice most usage. O2 mobile signal is almost non-existent inside the house but we used the TuGo app from o2 which was brilliant, if your network provides it Wi-Fi calling, Whatsapp or iMessage should also work.

Technology

Flat panel tv with HDMI blue ray in the living room was most welcome when it was raining outside.

Bedrooms

3 bedrooms, with a very comfortable double bed in the main bedroom.

Local Food & Takeaway

Local area has corner shop, bakery and a couple of restaurants. Justeat.co.uk gives you more options that delivery, very nice curry from Manha Spice House in Redruth.

Local shopping can be had from Aldi which is about a 10 minute drive back towards the A30 or there is a Tesco in Redruth which is about 15 minute drive.

Bathroom

Bath with very powerful shower which was nice.

Contact with Owner

Communication with Gail the owner, was excellent, via email, HomeAway messaging and text message. Information regarding the cottage was provided in advance, with more information at the cottage along with brochures for local attractions and events.

Overall

Would highly recommend this cottage, it is in a fabulous location and is very clean and tidy.
