Commanding outstanding views of the sand dunes, and with direct access onto the Beach, Sandbay Villa number 12 is in an exceptional location to enjoy the three miles of Perranporth's beautiful sandy beach. Set within a small development of purpose built holiday homes, the property is moments from the beach and a couple of minutes' level walk to Perranporth's shops, bars, cafes and restaurants. Surf hire shops offering surfing lessons, riding stables, a gliding club, tennis courts and a golf course are all available nearby and there are local bus connections to Newquay, St. Agnes and Truro.

From the allocated parking area entrance to the villa is into the nicely furnished and recently decorated open plan downstairs. The kitchen offers an electric cooker, microwave, and fridge / freezer and a family dining table has chairs to seat six people. A comfortable lounge area includes a wall mounted electric feature fire, freeview TV/ DVD, two leather sofas and a coffee table and the rear door leads directly out onto the beach.

A staircase leads to the two bedrooms and family bathroom upstairs. Bedroom one is furnished with a king sized bed and bunk beds and benefits from a balcony overlooking the sand dunes. Bedroom two has twin beds (3ft) with ample bedroom furniture and storage space.

There is access to Wifi, the heating is via electric wall mounted heaters and night storage heating, and electricity is supplied via a £1 coin metre. The property has new wood effect flooring in the bedrooms and new carpet elsewhere. There is a coin operated launderette for the use of Sandbay visitors.

Parking for one car is allocated undercover in front of the property solely for use of Number 12. (Additional parking space can be arranged at an extra cost of £10). Please note that due to an archway the parking area is limited to 7' 4" height and 6' 7" wide.

Please note this property does not provide towels or tea towels. Towels can be hired from us at £6 per person (one bath towel and one hand towel), or feel free to bring your own. Electricity is not included in the rental price and is operated by a coin/key meter. The electric meter at Sandbay 12, has been adjusted to accommodate the new £1 coin. (£1 coins only, does not accept £2). Please note that the Ponsmere Hotel (located in front of Sandbay Apartments) has now been demolished. The area is currently being rebuilt, with building work expected to continue into 2018. Please bear in mind when booking that some disruption may be unavoidable.

Lifeguards are also stationed at the Perran Sands end of Perranporth beach from mid May to the end of September.

• Perranporth beach is dog friendly allowing dogs on the beach all year round. From July to September dogs must be kept on a short lead between 10am and 5pm.

• Perranporth has access to South West coast paths in both directions for walking and exploring this beautiful part of Cornwall.
