Multi-award winning luxury romantic cottage escape in the Midford Valley, an Area of Outstanding Natural Beauty just under 15 minutes' drive from Bath city centre. An ideal holiday let for honeymoons, babymoons, anniversary celebrations or a special romantic break.

Brooks' View is a family-managed holiday let with a stunning private garden that runs down to the Midford Brook, where a summer house and BBQ await for those long sunny afternoons. Indoors is an authentic traditional wood-burning stove and cosy sofas with throws for those snuggled up evenings in. Luxury Egyptian cotton linen and a 1200 pocket sprung king-sized bed also guarantee a good night's sleep. It's a haven of calm after a trip to see the sights and dine in Bath.

Numerous cycle and walk routes are available on your doorstep and fly or coarse fishing can be arranged on request (but please bring a valid river licence).

Free on-site parking is available for up to two cars on a private drive directly outside of the property. Free WiFi throughout.

About Ann Stewart

I have lived in the Midford Valley near Bath for 45 years in Tucking Mill Manor. The city is a very pretty place with so many landmarks, attractions and places to dine out at in the evening. For a UK holiday, you'll really struggle to beat the attraction of Bath.

My team and I run this small holiday business from our own home just outside Bath. We own all the properties we let and that includes the 3 cottages at Tucking Mill, only 12 mins from Bath city centre and 2 luxury apartments in the city itself.

We converted all the properties over the last 2-3 years to the standard that we enjoy when we are away.

As a self catering operation, our strategy is to ensure our guests have as seamless communication as possible and only need to contact us if there is a problem.

We work hard to constantly upgrade our properties to ensure the Gold Standard is maintained and as close to home from home as possible.

Ann Stewart purchased this cottage in 1962

Why Ann Stewart chose Bath

Quite simply the setting of Brooks' View is second to none. It is wonderfully romantic! The views are unparalleled in their scope of beautiful English countryside across the Midford Valley and the brooks that run at the end of the properties' gardens add all the more to the atmosphere, especially when enjoying your favourite tipple on the private terrace. There are walks and cycle routes all around, which means exploring never gets dull, and Bath is so alive with a buzz for tourism, events and visiting culture that there's always things to do and see.

What makes this cottage unique

The best part of the cottages for many guests is the location. Not only are the views exceptional and could captivate you for hours, but there's also an abundance of wildlife, walks, cycle routes, access to the south west and of course Bath just minutes away. The properties themselves manage to be both spacious and cosy, so they are always appealing to holidaymakers whether they're small families or couples.

Brooks View

Our stay at Brooks View was everything we hoped for and more. All the charm of a quaint country cottage set in beautiful grounds with a brook at the bottom of the garden.

Big comfy sofas and a wood burning stove. A relaxing experience with a king size comfortable bed and a lovely bathroom.

We are already planning to return in the summer when the flowers are blooming and have a barbeque in the lovely garden. Thanks to Ann and Nikki for making our stay so memorable.

A peaceful and comfortable break

This was our first visit to Bath but it certainly won't be our last. At least not if we can stay in one of the Tucking Mill luxury cottages...we were overwhelmed with the facilities and in particular the log burning fire. The bed was extremely comfortable and the bathroom with a Victorian claw bath and the large walk in shower was amazing. A real treat.

Looking forward to seeing the garden in the Spring...so we shall be back and hopefully be able to do some fly fishing.

Lovely cottage with great views

We really enjoyed our short stay at the cottage as getting some peace and quiet was just what we needed after hard slogs at the office! Loved that Bath was only ten minutes away by taxi so we could see the sights and get some shopping in. We hope to stay again soon.

Beautiful country cottage

The cottage is fantastically remote, isolated and luxurious. Everything was perfect, down to the smoked salmon and prosecco waiting in the fridge when we arrived. Ann was the ideal host, giving us a lift to the nearby stables, and then dropping us back at he train station at the end of our wonderful stay. Would absolutely recommend this property for its chic design, combined with the cosy atmosphere and friendly host.

Idyllic countryside cottage

My partner and I were visiting Bath for a weekend break and the cottage was the perfect base for exploring the city and he Somerset countryside.

The cottage was beautiful inside and out and was equipped with everything we could possible need for our stay. The setting is absolutely idyllic and you feel so close to nature. There are lots of walks right on your doorstep and we visited one of the recommended pubs on one of them and had the most amazing meal! I was so sad to leave bit we'll definitely be back as there is so much more that we want to see and do!

Fees No additional mandatory fees

Acceptance / By confirming the reservation details (and payment), the Guest is making an offer to rent a vacation rental property for the period and cost agreed which, if accepted, will result in a binding contract between the Guest and the Owner.

Payment / All payments must be made by the Guest at the time of booking, unless a special case is agreed with the owner in advance. An exception to this condition is made when a booking is complete over 90 days in advance of the Guest’s stay and the total balance exceeds £500 GBP, in which case a deposit equal to 25% of the full balance will be charged. Any further instructions regarding payment and/or booking may be provided to the Guest electronically, by post or by telephone.

Arrival & Departure / The Guest and their party must arrive for check-in between 4pm and 8pm, GMT Time, and depart the property by 10.30am – unless a special case is agreed between the Guest and the Owner prior to the Guest’s arrival. Failure to adhere to these times can result in additional rental charges plus a fee for delayed or hindered access to the property by housekeeping.

Conditions of Occupancy / During the occupancy the Guest agrees to have full consideration for the residents of neighbouring properties and not to cause any distress by generating excessive noise or antisocial behaviour, the Owner can refuse the Guest or any member of the Guest’s party entry or continued occupancy of the property if the Guest, or the Guest’s party, are behaving antisocially, illegally or if any damage has been or is likely to be caused. These actions will be treated as cancellation by the Guest and the Owner will not be liable for any refund of payments paid, additional costs of not being able to stay at the property and under no obligation to find the Guest alternative accommodation. Furthermore, as the properties are all self-catering accommodation, it is expected that the Guest leaves the property in the same of condition as when they arrived.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
