About the property

Balbinny is home to two distinct styles of house. Grass roofed Brochs nestle into the landscape and the larger Steadings make full use of the outdoor space with glass fronted heated balconies. Both are furnished in a modern luxurious fashion, while still maintaining an element of Scottish country style.

Our Steadings

The ground floor of each Steading consists of two en suite bedrooms, both opening onto private garden areas. The master bedrooms feature king sized beds, flat screen televisions and bi-folding glass doors, while the second bedrooms are supplemented with a dressing room and can accommodate either extra-king or twins beds. Moving up the Oak and glass, feature, staircase the main living area is found. A modern, granite work topped, kitchen straddles a large open planned living area with stylish sofas and a flat screen television. Music is provided wirelessly through ceiling speakers and the wonderful view can be enjoyed on the glass fronted heated balcony.

Our Brochs

Each Broch is nestled at the foot of the wood by the pond, reclaimed stone from the original farm steading and grass roofs blend both houses seamlessly into the country landscape. Inside, modern luxury is contrasted with country Scottish style with large flat screen televisions and tartan throws. Accommodation is provided by two en suite bedrooms, the master bedroom suite features a super king sized bed with upcycled headboards, flat screen television and large rainwater shower. Whereas the second bedroom suite provides either twin beds or an extra king sized bed and a feature bath. The open plan kitchen living area combines wireless Sonos music, granite worktops and wood burning stoves, while still maximising the beautiful view of the Angus Glens through large French windows.

Lovely property with great facilities

Just back from a short break here with the family. We stayed in the Isla and were impressed with the little touches - welcome basket and store cupboard essentials like oil, salt & pepper, etc. The swimming pool is lovely with great views across the landscape. Loved playing tennis too. A great find... we will be back

Fees No additional mandatory fees

Changeover days for weekly stays are on Fridays. Change-over days for three night weekend or four night midweek breaks are on Fridays and Mondays.

Your house will be ready for you by 3.00 pm on the day of arrival and must be vacated no later than 10.00 am on the day of departure. For arrivals after 7pm your keys and welcome letter with will be available for collection from reception which is next to the pool. Early arrival and later departure are by prior arrangement only.

The stated maximum occupancy of each property must not be exceeded.

Our prices include all bed linen, adult bathrobes, towels, use of the indoor leisure pool (Persons under 18 must be accompanied by a responsible person over 21 in the pool and leisure areas) TV sports channels.

A non-refundable 30% deposit is required at the time of booking, the balance being due four weeks before arrival. Bookings made within four weeks of arrival must be paid in full at the time of booking.

In the event that you have to cancel, we shall endevour to re-let the property, however if we fail then the balance will be payable. Holiday cancellation insurance recommended.

All properties are non smoking.

All properties have underfloor heating throughout and the Brochs have an additional wood burning stove for which logs and firelighters are provided.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 14 days before check-in date.
  • 100% refund for cancellations more than 30 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
