About the property


Beautifully situated very well equipped cottage sleeping 3 in a small double upstairs overlooking Slipperfield Loch, and larger twin bedroom downstairs, also overlooking the loch. New kitchen, sitting room with dining area, overlooking Slipperfield loch situated within a 100 acre private woodland estate. An easy drive to Edinburgh, with West Linton village one mile away. Bathroom has bath, W.C., wash hand basin, pleae note no shower. Lovely for dog owners, (max two) and Colin and Carol are on hand if you need any help with where to go and what to see from the Abbeys of the Borders, to the Edinburgh Festival, or Mountain biking at Glentress in Peebles, or many other wonderful activities. Or you can just chill out.

Loch Cottage was originally the gamekeeper's cottage, now fully modernised, and it is situated next door to the owners' house, Slipperfield House, and dates from around the 1890's. There is an open fire (free coal provided), and oil central heating, and the cottage has all mod cons. Colin and Carol are here to help you with anything you might need to know.

There are two bedrooms, one double bedroom upstairs and one twin downstairs sleeping a maximum of three people.

Rental rates are for a minimum of 3/4 nights, please note that at Christmas and New Year this is four nights min. at £95 per night. This includes your linens and towels and electricity and oil for heating.

Cancellation policy is 25% of the total cost of the stay if cancelled 21 days of the start of your holiday. Last minute bookings are acceptable.

About Carol Kilpatrick

My husband is Colin and we have lived here ever since we married nearly 50 years ago. Colin was also brought up in our house here which is next door to Loch Cottage. Colin is retired but he used to be in the family business which was printing and book binding and then he became a merchant banker when the business was taken over. Carol is a housewife, with two sons, two lovely daughters in law and five grand-children, and Carol was brought up in Yorkshire.

Why Carol Kilpatrick chose West Linton

This property used to house a housekeeper in the days when people were lucky enough to have staff. Colin and I decided that we would like to use the cottage to house holiday makers, and have welcomed people from all over the world over the past 45 years - some people have been returning with their grandchildren after 40 years, and we have made many good friends. The cottage is thick-walled, and very cosy. We welcome people from a minimum of three/four nights or for a week or two, as long as you want.

What makes this cottage unique

Although it is a historical wee house, as it used to be a gamekeeper's cottage, Loch Cottage is well equipped with an open fire, oil fired central heating, new kitchen installed in 2015, Wi-Fi, satellite TV and all the comforts you would expect. It does not have a shower, nor a dishwasher but it has a fridge, washing machine which tumble dries, a microwave oven etc. The really good thing about Loch Cottage is it is private, yet not at all far from West Linton (one mile away) and Edinburgh, 40 minutes to the centre by car, 55 by bus which goes from the end of our driveway. It is nestled within its own private woodland and lochs estate with lovely walks. There is great wildlife, otters, osprey, deer, and badgers amongst others. We also feed our ducks and pheasants. Car parking is on the doorstep and is safe.

There are very many sporting and historical sights nearby, the most popular are Glentress for mountain biking at Peebles, 15 miles away. Traquair House the oldest inhabited house in Scotland is a very lovely day out, to be recommended, as is Kailzie Fisheries which is near Traquair House too, all near Peebles our county town. If you really want to stress bust then Stobo Castle has wonderful spa days, also near Peebles. Biggar is a lovely town 10 miles away which has only proper shops! (Butcher, baker etc., and you can PARK easily - really recommended.

Lovely peaceful cottage

We had a lovely 3 night stay at the cottage in August. The cottage is very cosy and quaint, and we enjoyed lighting the coal fire. The cottage has everything you could possibly need, and is in a lovely location. Carol and Colin were very friendly and helpful, whilst also leaving us to it. Good walks from the house, and the trail centre at Glentress isn't far away. We would definitely return, and not just for the homemade welcome cake! Thank you for a lovely stay.
