3 Beds, 2 Bathroom cottage in conservation area close to Norfolk Heritage Coast

Barley Cottage is situated in Burnham Market's picturesque Georgian conservation area, close to the beautiful North Norfolk Heritage Coast, with its miles of soft sandy beaches. The Cottage is in a peaceful backwater, yet only a few minutes stroll from the vibrant atmosphere of the village green, shops and restaurants, making it the perfect venue for a convenient and relaxing holiday.

The cottage is accessed through a 5 bar gate down a private drive and is part of a small row of terraced cottages, converted from the original Maltings' building with its own parking area for two vehicles.

Its traditional flint and brick exterior is complimented by the wealth of exposed beams inside. In summer the sun floods through the cottage and meals can be enjoyed outside, whilst in winter it is warm and cosy indoors.

The cottage comfortably sleeps 5/6 in three bedrooms – a king size master with a small en suite wc/shower room, a double bedroom and a twin bedroom. All the bedrooms are built into the roof space and have beams. The master has two dormer windows overlooking the garden and Maltings’ green. The 2nd and 3rd bedrooms have sloping rooflines with velux windows affording views to the back of the cottage and fields beyond. All the beds have duvets and two pillows per person. Linen and towels are provided.

The open plan living area (sitting, dining and kitchen) has double aspect windows and French doors. The sitting area has sofas and armchairs, coffee tables, flat screen freesat tv with digital recording box, DVD player, stereo and iPod dock. There is plenty of visitor information, maps, books and board games for your entertainment.

If you are enjoying a home cooked meal the large dining table in the dining area seats 6 persons.

The kitchen has cream shaker units, colourful wall tiles and a ceramic tiled floor. It is very well equipped with , ceramic hob electric cooker, microwave, fridge, freezer, dishwasher, iron, ironing board, china, cutlery, glasses, cooking pots and utensils etc.

The tiled entrance lobby houses the washing machine and the tumble dryer utility cupboard as well as providing coat and boot storage.

The main bathroom is on the ground floor leading off from the lobby. It has a bath, with a shower attachment, separate corner shower enclosure with power shower, large wash basin, shaver point and W.C. The floor is slate tiled.

There are night storage or electric heaters in all the rooms and in addition an electric wood burner effect fire in the sitting room. All electricity is included in the rental price.

The main lawned garden is in the front of the cottage fully enclosed by a gate, wall, fencing and mature shrub hedging affording a good degree of privacy. There is a built-in brick barbecue for guests' use. The well screened shingled patio surrounded by fragrant lavender bushes has a large teak garden dining table, sun umbrella and six chairs for al fresco dining. A garden bench and coffee table enables you to while away the hours with a book - or just catch the sun.

The front garden looks out onto the privately owned Maltings Cottages' green with mature trees. Guests are very welcome to sit or play on this area whilst respecting that it is communally owned by seven of the Maltings cottages.

The small shingled back courtyard accessed from the lounge, is ideal for pre-dinner drinks or bijoux al fresco dining.

The cottage has two allocated parking spaces for Barley Cottage at the end of the private drive in the large car park courtyard shared with the other Maltings' Cottages.

This is our family’s holiday home and it is well equipped and furnished. The cottage is inspected yearly by Visit Britain/AA and is 4 Star Gold Rated.

We regret we are unable to accommodate any guest's pets and the cottage is non smoking throughout including the grounds.

Our whole family, children and grandchildren all regularly visit the cottage and we find it a great place to relax and unwind - walking, crabbing, bird watching, kite flying or just playing in the sand. Enjoying the local coastal restaurants and visiting Holkham.

The beautiful Norfolk coast is as magical in Winter time as it is in high season. Miles of sandy beaches and vast fields with huge skies full of migrating birds at certain seasons of the year. From the cottage we enjoy walking along footpaths and ancient tracks leading down to the coast or we are just a few minutes by car from several beaches.Tennis, golf and sailing activities are all accessibly locally. We are spoilt for choice of food - wonderful local produce, fresh seafood, farm shops as well as many renowned restaurants right along this stretch of coast. The great estate of Holkham with its many visitor events is nearby as well as other stately homes including Sandringham. We are very lucky that many of our guests return each year and feel like old friends.

What makes this cottage unique

The cottage is nestled in a peaceful backwater with its own sunny front garden catching the morning sun and overlooking the Maltings' cottages private green where guests can enjoy catching the last afternoon rays and the young at heart can play.

North Norfolk Getaway

We have spent a week's holiday in Barley Cottage for twelve consecutive years the best recommendation i can give for the ideal location fully appreciate the stunning North Norfolk landscape.The cottage provides a comfortable homely atmosphere fully equipped with everything you need to make your stay trouble free.An excellent location with two designated parking places in a quiet off road location as is the cottage.The village amenities are within three minutes walking distance offering high quality local produce .An excellent bus service runs every 30 minutes called the coast hopper and it does just that.I have no hesitation i recommending this holiday let.

Blissful stay at Barley Cottage

We enjoyed a wonderful holiday with our young grandson at this delightful cottage. It was spotlessly clean, charmingly furnished with everything you need, and in an excellent, peaceful location only minutes walk from popular Burnham Market. With beautiful beaches, the attractions of the Holkham Estate and a wide range of good restaurants nearby, it all added up to a perfect summer holiday. We would have no hesitation in recommending this property to friends.

Lovely house and area

We had a really relaxing stay at Flint Cottage. Pretty cottage, nicely decorated and thoughtfully fitted out. Close to Brancaster, which has a lovely, easily accessible family beach and to other attractions. Highly recommended.
