"La Ginestra" is a traditional well equiped 3 bedroom house set amidst the beautiful hills around Todi in Umbria, within an exclusive gated development of 10 dwellings which range from a studio to a large detatched house. Ginestra shares idyllic grounds of 35 acres with a swimming pool, floodlit tennis court, children's play area, gardens, olive groves, woodland, stream, covered parking area, and a very helpful onsite live in caretaker. The property has a traditional Umbrian style and feel, with stone facades and beamed ceilings with terracotta tiles with furnishing in keeping with the style. The house has 3 bedrooms, 2 bathrooms (master ensuite )fully fitted kitchen and a laundry and is set in a meticulously maintained private gardens of 3500 sqm, with stunning, panoramic views over the Umbrian hills. There is an Al Fresco, covered dining area which seats 10 people. The house is located approximately 3 km from Izzalini and Aqualoreto and is around 10 km from the beautiful historic town of Todi. Rome Ciampino and Fumincino airports are about 100 minutes away by car. Perugia airport is only a 35 minute drive away. The nearest supermarket is 3 km away in the village of Collelungo. There are several bars and restaurants nearby, the nearest are in Izzalini and Fiore.The area is one of the most scenically renowned of all Umbria, with rolling hills dotted with Hamlets and Castles. Nearby Todi is one of the oldest cities in Umbria, founded by the Umbrians in 2700 BC. The old town is home to important monuments, including Palazzo del Capitano, the Palazzo dei Priori, the Cathedral and the church of San Fortunato. There are many other famous towns within easy reach of the property (Monte Castello di Vibio, Spoleto, Spello, Montefalco, Orvieto, Assisi, Marsciano, Deruta, Perugia, Baschi, Amelia, Gubbio,Terni) and the centre of Rome is about 90 minutes away by car. Florence can be visited in one day either by car or train. Many of The historic Tuscan towns and villages can also be visited easily in one day. The majestic Sibillini mountains can be seen in the distance and mark the border with Le Marche region. A bus runs from Rome Fumincino airport to nearby Ponterio (about 12 kilometres from the property). A car is highly recommended. Our property is close to being in the very centre of Italy and is a great base to explore from. There is always something or somewhere new to explore!

The property owners, Carol and Jim were born in the UK and have been married for 36 years. We have travelled extensively for both work and pleasure. My husband Jim is a professional engineer working in the Oil and Gas industry. We have two children, both boys (or men to be correct). We originally intended to buy a property in Tuscany but fell in love with Umbria, particularly around the Todi area where the house is located. Our garden is truly wonderful, as our friends tell us "the photographs don't do it justice". There are plenty of restaurants nearby and there is easy access to historic Umbrian and Tuscan towns and villages. Rome and Florence can be visited in a day either by car or train.

We fell in love with Tuscany on holiday a few years ago and thought we might like to own a holiday home there. We started looking for properties in the area and subsequently extended our search to Umbria. We discovered that Umbria is equally as beautiful as Tuscany and the cost of living is less. If, like us, you value privacy, tranquility, and truly stunning hill views from a secluded garden then this is the place for you. The house forms part of a prestigious, gated Borgo of 10 properties set in the Umbrian hills close to Todi. You will experience the best of both worlds, i.e. a secluded location but with plenty of amenities nearby. The house is 10 years old but built in a traditional Umbrian style and furnished to suit, providing a traditional feel but with all the modern conveniences. The garden is truly stunning and a great place to enjoy a glass of local wine as the sun sets. The outdoor patio has a circular stone dining table which seats 10 - you can enjoy, breakfast, lunch and dinner whilst enjoying the views over the Umbrian hills.
Private landscaped garden with the benefit of being within a secure, gated development providing shared amenities such as swimming pool and tennis court. The onsite caretaker, Wije, lives in an adjacent property and is always available to help.
We loved our stay at this property. The house was nice and well-equipped, but the grounds were what really made this place special. Wije, the caretaker, was extremely helpful. The small town of Izzalini is about 5 minutes away and has one nice little restaurant where the food is excellent. I’d recommend this property for anyone looking for a secluded getaway, but it’s around a 20-minute ride to Todi, the nearest busy town with tourist attractions, shopping, etc.
We spent two very pleasant weeks in this lovely property with its stunning garden and use of a large pool, excellent tennis court as well as children's play area. It really is a rural bolt hole and place to relax, we immediately felt chilled on arrival with everything so easy to hand and a caretaker to look after everything. The views from the backgarden are to behold. Todi, close by, is a very attractive town and good centre to be near.
We had a wonderful recreation in Izzalini. Everything was exactly like the description of the facility. We were 2 families with 2 children and stayed most of the time in Izzalini because one car broke.
We had a big joy swimming in the large swimming pool and liked to play Boule in the huge garden every night. You can sit outside in front of the house for every meal, and we did so.

The house is comfortably and attractively furnished as the owner's own holiday residence with everything needed to enjoy your stay. Internally there are two comfortable double bedrooms and a twin room with a folding bed, ideal for children. The main living room has sofa and armchairs with a TV and fireplace at one end and at the other a kitchen with a dining table, although in summer most meals will be taken outdoors at the large round table under the pergola.
The property is set in very attractive grounds with a large private garden that is well maintained by the on-site caretaker and is regularly irrigated so feels very lush. The shared pool is large enough for swimming lengths as well as for the children playing and never felt crowded. There is also a tennis court and the children enjoyed playing on that too. There are pleasant walks into the surrounding countryside directly from the property which overlooks a spectacular valley. We brought bikes and there is storage for them in the shed in the garden and enjoyed a number of very decent rides in the Umbrian hills.
Places to visit nearby include Assisi, birth and final resting place of St Francis - his tomb and basilica are decorated with 13th century frescoes, Orvieto, a town built on a slab of volcanic tuffa that has been extensively excavated, and nearby Todi, a very pleasant hill town around 20 minutes drive away with numerous restaurants.
All in all an excellent place for a quiet and relaxing stay and a great way to explore Umbria.
We went there for a few days in spring and we realy enjoyed that place. The silence, the nature , the smel of all those flowers and the beauty of the house and the very old towns near bymade that we had a great hollyday. Sure we will return.
Spent 2 weeks here in May. The house is lovely. The back garden is even more impressive than photos. It is huge with unbelievable views.
The location is very private with very nice public areas and an impressive pool. Several local villages with good eating and drinking spots. The town of Todi is interesting with many really good restaurants. We will definitely be returning.
