The Space

Seven bedroom historic luxury villa with swimming pool, extensive gardens in sight of Montepulciano on Tuscany/Umbria border. Tasteful classic interiors with alfresco cooking, dining & lounge areas create a relaxing ambiance amid spectacular views.

Villa L'Antica Posta is a splendidly restored 16th century villa that sits on a hilltop on the Tuscan-Umbrian border in sight of Montepulciano. The Montepulciano area in which the estate is located is the ideal base for touring the vineyards and is rich with culture & history.

The property is a listed building, part of the Contea di Laviano estate, with a notable history, being formerly owned by the family of Napoleon Bonaparte and inhabited by his niece Princess Maria Alessandra Bonaparte.

The villa offers extreme comfort, curated with artistic touches, a colourfull blend of contemporary furniture and antiques, and filled with luxury amenities such as a cinema room, ecological underfloor cooling / heating, a large jacuzzi bath, a steam shower, a gym, an alfresco cooking area with large pizza oven and built in barbecue and a very well equipped and spacious cook's kitchen. Sit back and enjoy panoramic views of the surrounding countryside in the shady covered outdoor lounge and dining area that adjoin the house to the swimming pool. The fan-shaped pool is set in an impeccably maintained lawn, with endless views of a gently rolling landscape.

There is something to please everyone in the surrounding area: Medieval hilltop villages, ancient castles and Renaissance churches to explore; vineyards, olive groves and fine cuisine to discover; golf courses and tennis courts and even horse riding in the nearby village; sailing, windsurfing and fishing on Lake Trasimeno. Both Florence and Rome are viable day trips and Perugia with its famous Jazz Festival is just 40 minutes away

THE GROUND FLOOR

The majestic wrought iron front doors lead into a large hallway and adjoining elegant sitting room with and large double doors leading onto the garden. This room will comfortably accommodate large parties of people and you can spend the evenings roasting chestnuts over the large fire in the antique stone fireplace

An ample and very well equipped chef's kitchen leading into the decadent dining room. During your stay you can cook up a feast and treat yourselves to lavish dinner parties.

THE GROUNDS

A curved gravel drive lined with clipped hedges and cypresses sets the tone for this landscaped garden.

The fan-shaped swimming pool is reached through the loggia. The covered terrace offers a beautiful setting for al fresco meals in a covered portico with a dining table for 14, a lounge area, barbecue and a pizza oven, as well as a conservatory, games room and gym. The pool has its own bathroom and changing room with steam shower.

We are available to offer any assistance needed to provide you with the best holiday experience possible. Please get in contact for advice on local restaurants, tours, activities and bicycle hire.

Assistance is provided locally by Marie our very helpful caretaker, who speaks a little English and lives in an apartment on the property with a separate entrance.

Two more hilltop villages, Montepulciano, world renowned for it's wine cellars in the Etruscan walls and Cortona, centre of art and antiques, can be reached in about 20 minutes. The ancient city of Perugia, is 40 minutes drive, with the enchanting Assisi not far beyond. Further afield are Siena, Arezzo and Orvieto, all less than an hour away. Florence and Rome are also within a day trip.

CLOSEST AIRPORTS: Perugia, 1 hour; Florence, 1 hour 30 minutes; Pisa, about 2 hours; Rome, about 2 hours.

CLOSEST RAILWAY STATIONS: Terontola Cortona 20 minutes drive, Castiglion del Lago (10 minutes) and Chiusi 25 minutes drive [for fast trains to Rome and Florence].

We recommend renting a car during your stay as the area is best experienced with personal transport. Pre-booked taxi service also possible subject to availability. The property has onsite parking for up to six cars.

Please note that the maid service does not include personal laundry. If you require any laundry services please advise us prior to your arrival at the villa, payable locally in Euros.

The price per night starts from £430.00 for 3 rooms ( maximum 6 guests) with an additional £30.00 per extra guest. Summer season we reserve the right to impose a minimum stay of 1 week at 14 guest rate.

Guest Access

The main villa will be for your exclusive use. Occasionally I, or members of my family may be staying in an apartment on the first floor with a separate entrance.

Interaction with Guests

My housekeeper Maria and her husband Victor live in a separate apartment with its own entrance on the first floor, they understand and speak basic English and are always on hand to resolve maintenance issues.

About Belinda Mariotti

Having been bought up in England, lived and worked in South Africa and travelled extensively my family and I bought Villa L'Antica Posta, in 1998 and renovated it to it's current splendour. The decor reflects my personal taste as an interior designer and compliments the history and location of this unique villa.

Why Belinda Mariotti chose Castiglione del Lago

The estate is part of a group of listed buildings that make up the Contea di Laviano. It has a rich history that dates back to the XVI century. In the 1800's Napoleon Bonaparte's niece, the Princes Maria Alessandra married into the ruling family and lived for a while in L'Antica Posta whilst her neighbouring Napoleonic Villa was built.

Though new to Owners Direct in 2016, the villa has been available as a luxury summer rental for the last decade through Tuscany Now and has been appreciated by many international travellers seeking the Dolce Vita. If you too wish to experience the joy of being immersed in the rich Tuscan countryside and sharing the delights it has to offer, I promise that you will not be disappointed.

Incredible property with lovely hosts

We stayed at Villa L'Antica Posta and hosted our family there for 5 days to celebrate our wedding. We can't overstate what a wonderful experience we had. Our expectations were exceeded! The grounds and the villa itself are absolutely lovely, and the owner, Belinda, was lovely as well. She is so kind and warm, and she took care of everything. We had such a good experience that we are already planning a return anniversary trip with our family. Would highly recommend the villa and Belinda to anyone looking for a picturesque Italian holiday, a family reunion, or even (like us!) a wedding.

Villa l' Anitca Posta was magnificent!

Five friends and I stayed at this wonderful property and we all enjoyed it very much. Belinda was an excellent and considerate host. The property is meticulously maintained with beautiful furnishings, large rooms, a chef's kitchen, wonderful scenery and outdoor areas. It exceeded all of our expectations, even though the photos and descriptions were clear and accurate. We all agreed that we would be very happy to return for a stay sometime in the future.

Simply stunning yet again

Just returned from our second visit to the Villa and I have to say it was every bit as good as the first. The place is simply stunning, both in location and the villa itself. It is immaculate, everything you need, furnished to a very high standard. Maria as always is a star, somewhat of a language barrier (our fault not hers) but lots of laughter all round with some of the conversations we had!!

Belinda the owner helped enormously both years with trips, visits and suggestions on what to do, invaluable local advice when you only have a week. This year we did a great local wine tour, 100% recommend that, not as serious as the tour / lunch of last year but we all thought more fun, such a great team and a lovely lunch with plenty on wine.

We also used Fabio the local taxi / coach driver and what a gem he is, the chap never stops smiling!! Mind you with table wine at Euro 2 per litre I guess a lot of Italy smiles (except at Rome airport where they are issued surly stares and grumpy attitude!!)

Will we be back?? For sure, we set the bar very high on our first trip last year to Italy by staying here (we are a party of 14, adults and teenagers) and not sure we could cope with anywhere else, it’s like returning home to a comfy pair of slippers.

Most amazing experience at beautiful Il Villino

Our stay at Il Villino was exceptionally positive and memorable. The villa is beautiful (pictures don't even give justice to how pretty the place is). It's near one of our favorite towns (Montepulciano, Pienza, Montalcino, Cortona) and surrounded by picturesque rolling hills and vineyards of Tuscany. We were well taken care of by Maria and her team - from the time we checked in, to our delicious home cooked meals, and the fun pizza nights by the outdoor deck and pool. The bedrooms were spacious and there was a lot of communal space to enjoy the company of a big group. I highly recommend Il Villino and our family will definitely come back and consider this our "home away from home."

Five Stars and More!

This property is everything you could want and more for a large group. The housekeeper doubles as a chef along with her husband if you choose to not go out for lunch or dinner in one of the amazing towns close to the villa. It is serene, understated luxury and so centrally located to reach many sites. We went in off season but wish to return in the warm weather where one can enjoy the pool and more outdoor activities. The house itself is fully stocked with a gorgeous dining room and gourmet kitchen so shopping and cooking is also so much fun. Can't recommend more highly. Stay here!

A great place for family celebrations

We have stayed at the villa on several occasions and love the ambiance which is at once luxurious and homely. The views from the terrace and upper windows are just spell binding.The owner Belinda is a star helping us plan our visits with advice on activities, restaurants, places to go and even arranging private taxis for us. Marie the housekeeper is an absolute gem who greeted us with a cheery smile and breakfast on most days and attended to all our needs.

Highlight of our last week was the Pizza evening where we made the dough under the watchful eye of the charming cook Anna and then constructed and baked our personal favourite pizzas in the magnificent out door pizza oven.
