About the property

Perfect location. 3 bedroom, 2 bathroom, beach, on the South West Coast Path

Norcot 1 is suitable for friends and family groups. The cottage is in touching distance of a tranquil sandy beach with rockpools to explore and a lovely pub just a few strides along The Cleave. Locals say that the cottage is the last spot in the village to catch the evening sunshine. Alternatively you can simply sit on the cosy window seat; watch and hear the waves and see the wonderful expanse of Plymouth Sound spread out before you.

Built around 1780, the newly renovated cottage is located in a virtually traffic free zone and can sleep up to six people. Downstairs is a comfortable family living room with TV, DVD player and wi-fi, a multi-fuel log burner and window seat to enjoy the sea views; a kitchen with a dining table for 6, dishwasher, microwave and plenty of storage. Upstairs are 3 bedrooms - 2 twin rooms (one with an en-suite shower and toilet) and a double room with a kingsize bed. A bathroom with shower and bath. There are radiators throughout the house. A travel cot and high chair are provided. A washing machine and tumble dryer are provided plus a washing line.

From the kitchen you can get to the outside space with steps up to a raised decking with sea views for eating and relaxing. A table with 6 chairs is provided.

Newly renovated in coastal colours and decor, the cottage offers comfortable accommodation for families, groups or couples exploring everything that this forgotten corner of Cornwall has to offer.

The unspoilt villages of Kingsand and Cawsand situated on the Rame Peninsula offer 3 family friendly sheltered beaches, or a surfing beach at Whitsand Bay. The South West Coast Path runs through the village for some amazing walks around the Rame Peninsula. You will find outstanding food and drink in the excellent local pubs, a local village shop, cafes, bakery and an iconic seafront clocktower.

About Nicola Gardiner

Ray and Nicola Gardiner first came to Kingsand-Cawsand for a friends’ wedding 14 years ago and have been coming back ever since, as a couple and now with their children. Finally they made the decision to buy somewhere early 2016. They hope that you will also fall in love with this village and the “Forgotten Corner” of Cornwall.

Having never been to Cornwall before we were thrilled with Norcot1 for a week. Beautiful setting with fab local walks. The children loved the paddle boarding and kayaking and hired wet suits from Cawsand beach. Local pubs were great!!

Surpassed our expectations. Everything you could possibly need for a relaxing holiday.

We were delighted with all aspects of 1 Norcot. It's position is unbeatable, we loved the decor chosen with care and reflecting it's close proximity to the sea. We are self caterers who definitely do not self cater and the delightful stroll to nearby eateries suited us perfectly. However if cooking is for you on holiday, everything you could need is supplied.

Lovely character cottage nicely refurbished

We had a wonderful time in the cottage for our weekend stay. Plenty of space for the two of us and the dog. The wood burner was needed during the colder evenings!

Location is superb, right on the beach with views across the bay, listening to the waves on the beach at night is very relaxing. Parking the car is only a couple of minutes away and no problem as you drive up to the cottage to drop off bags!

BEACHES

Kingsand Beach, The Cleave - Right outside Norcot 1. Sandy beach with amazing rock pools. There is more beach and rocks to explore if you turn left out of the house and continue past the end of the Cleave.

Girt Beach, in front of the Clock Tower - Sand and shingle. Very safe. Delicious ice cream at the gift shop.

Cawsand Beach - Shingle and some sand. More rock pools to explore. The ferry to the Barbican goes from here. The Rame Gig leaves from this beach. Kayaks can be hired from this beach.

Whitsand Bay - An enormous beautiful expanse of sandy beach and rocks. A 10 minute drive to the small carpark on Military Road and then continue to walk along the coastal path gradually going down hill for about 20 to 30 minutes until you reach a wooden sign with an arrow to the beach. Walk down the very narrow windy path and you are on the beach. At the far end of the Bay (access from Tregantle Fort) there is a lifeguard in the summer.

WALKS

We are right on the South West Coast Path so basically step out of the house and turn left or right to sample the delights of the Coast Path including Penlee Point; The Minnadhu & Fort Picklecombe; Edgecumbe Estate.

EATING AND DRINKING IN KINGSAND/CAWSAND AND AROUND

The Devonport - The Cleave, Kingsand. Tel: 01752 822869. Nearest pub a 2 minute walk. Delicious food and good drinking pub. Closed Tuesday night for eating. The Birmingham Navy come in from Salcombe and lean on the sea rail with their pints. Tables get booked up particularly at the weekend so worth booking ahead.

The Halfway House - Fore Street, Cawsand. Tel: 01752 822279. A 4 minute walk from the cottage. Good food. Male Voice Choir come in around 10pm after their Wednesday night rehearsal night and sing again! Not to be missed. Book a table as it gets busy.

The Rising Sun - The Green, Kingsand. Tel: 01752 822869. Proper village pub. Open fire in the winter. Live music regularly. Good pub food and also curries. The best chips in the village.

The Cross Keys - The Square, Cawsand. Tel: 01752 822706. A good drinking pub. The Gig rowers and sailing club people frequent this pub as it is near to their headquarters on Cawsand beach. Good food (fish soup is highly recommended). Live music sometimes and Sky Sport screenings.

The Old Bakery - Garrett Street, Cawsand. Tel: 01752 656215. Café and artisan bakery open daily except Tuesday. Breakfast and lunch and delicious sour dough baked daily to order. Take away pizzas on Monday evening from 5.30 to 8.00pm. Order in advance to avoid disappointment.

The Old Boatstore Café - The Cleave, Kingsand. A 2 minute walk from the cottage. Open every day, all year round, serving from early breakfast through lunch & teatime. Good for kids – simple fare and not expensive.

The Canteen at Maker Heights - Millbrook. Tel: 01752 659069. Located in the wartime Nissan huts up at Maker Camp at the top of the village. Excellent Food served from 10am to 4pm. The area is developing and an art gallery is also there. It was listed in April in The Sunday Times as their favourite place in Cornwall to take children to eat.

The View at Whitsand Bay (10 minute drive), Trenninow Cliff Road. Tel 01752 822345. Matt Corner’s posh proper nosh perched high on the cliff top. Take a taxi so as not to stint on the excellent wine list. Allow £50 per head. Marvellous view of Eddystone Lighthouse.

Edgecumbe Estate -Two day time cafes to visit by car or on a walk: The Orangery – near the Cremyll Ferry ajThe Stables (at the top of the estate) with arty shops, studios and a Segway.
