RECEPTIVE STRUCTURE. Just fifteen minutes from the sea is Villa Rosa, a splendid country house in a superb panoramic position on the Marche/Romagna hills with a great view over them and close to the castle of Gradara and the beaches of the Adriatic coast. This newly completed, charming country house has two wonderful porticos for you to enjoy a unique and, at the same time, elegant holiday. An enchanting panorama, and the quiet surrounding it, defines the property, enveloped in greenery. This large house with seven bedrooms is characterized by traditional architecture of modern inspiration while a multitude of picture windows and plenty of outdoor space lets guests experience in the best possible way the charm of the countryside; a large swimming pool with plain simple lines dominates the scene and seems to merge directly with the hills, offering the perfect situation for all kinds of fun in a particularly fascinating environment. In a wing of the villa, on the blind side of the property and with totally independent access, lives the caretaker who will not interfere in any way in the use of the park and swimming pool which are for the sole use of the guests.

Interior

The house has three floors and is composed of two independent units that are part of the same building. MAIN UNIT: The main body has an entrance on the ground floor which opens directly into the beautiful living room connected with a veranda (with sliding doors for outside access) that serves as a dining room and is connected to the kitchen via a sliding door. The hallway leads to the ground floor sleeping area, consisting of two bedrooms and a bathroom with shower. The first bedroom is a double while the second bedroom has bunk beds and an additional third bed. On the opposite side, in the living area, is a further bathroom with shower. A quartzite pacific dark staircase next to the main entrance goes up to the first floor composed of two double bedrooms with a bathroom with shower. One of the bedrooms has a walk-in closet. A brick staircase, located under the portico, goes down to the laundry room and garage in the basement. SECONDARY UNIT: The second unit consists on the ground floor of a living room with separate kitchen, an attractive corner portico and a guest bathroom. A beautiful circular staircase leads up to the sleeping area composed of a double bedroom with walk-in closet and en-suite bathroom with shower, a further double bedroom and a bedroom with bunk beds and additional third bed sharing a bathroom with tub. A big hallway with a large luminous window crosses all the rooms on this floor. Villa Rosa is able to satisfy the most demanding client in every aspect.

Park

The fenced-in property covers approximately 7,500 sq m with mixed gravel and grass, spread over hilly terrain. The beautiful area encompassing the pool is surrounded by Mediterranean plants while the remainder of the property is a succession of grass, tall trees and herbs. A lovely portico equipped with table and chairs is perfect for enjoying alfresco meals at sunset.

Swimming Pool

The regular-shaped pool is about 25 m from the villa, located at the rear of the property. Measuring 14 x 8 m with the depth ranging from 1,30 to 1,40 m, it is lined in sand-coloured PVC and has salt purification. Access to the water is via Roman steps and inside the pool is a semicircular area with hydro-massage. The brick-paved solarium area is equipped with sunbeds, tables and umbrellas. The pool is open from the last Saturday in April to the first Saturday of October.
