Pangea stands between Maremma and the Val d'Orcia and just a few kilometres from Castel del Piano, one of the most well-known little towns on the beautiful slopes of Mount Amiata, a wonderful area dotted with immense beech woods and hot springs set amongst the woods; this elegant country house, built on the remains of an old farmhouse, is voted to sustainable energy and every intervention of restoration and realization was implemented to safeguard the extraordinary nature surrounding it. The natural lime for the plasterwork, the cork to insulate the structure, the chestnut-wood beams, the recycled stone for the roofs, the lava stone for the doorsteps, stairs and arches and the oak doors and windows, all combine to make it an eco-friendly and autonomous structure regarding electricity, thanks to the photovoltaic panels, and water: a powerful underground irrigation system, in fact, allows you to draw water directly from the river to irrigate the extensive grounds and large and green areas of lawn that characterize the garden. Within its stone walls, the customised wooden furniture, all hand made, and the warm and cosy rooms equipped with all comforts make your dream holiday come true, brightened by the beautiful garden that surrounds the house with its many relaxation areas, the pergola with outdoor kitchen, the pool with bar area and the well-equipped games area with five-a-side football field, boules court and volleyball/tennis net. Within easy reach of the property are many places of interest, ranging from delightful medieval villages like Abbadia San Salvatore, Arcidosso, Santa Fiora, Montalcino, Sovana and Pienza, to countless spas (Saturnia, Bagni San Filippo, Bagno Vignoni), to the seaside resorts of the Tyrrhenian coast and to the parks and nature reserves, the crème de la crème of this splendid strip of Tuscany.

Interior

Pangea has two floors connected by an internal staircase. The main entrance opens into a small hallway that leads, on the right, into a large open-plan area comprising, on one side, a sitting room with fireplace, piano and satellite TV and, on the other, a large kitchen with dining area. Three French windows open out onto the portico and pergola set up with dining table and outdoor kitchen. From the entrance you also go on to a bathroom with shower and to a double bedroom with divisible bed and ensuite bathroom with shower. The staircase up to the first floor leads to three double bedrooms (one with divisible bed), all with ensuite bathroom with shower. Near the portico is a laundry room.

Park

Pangea is surrounded by the green embrace of a well-kept park of about 6000 sq m (enclosed by 10 x 15 cm farm fencing high 2.10 m), covered with large areas of lawn bordered by flowers and plants of typical Mediterranean vegetation (holm oaks, olive trees, young cypresses, bushes of broom and herbs). The pergola next to the kitchen, covered in wisteria and white roses, is a comfortable outdoor dining area complete with a masonry structure with worktop, 2 burners, sink and barbecue. Nearby, under the large portico just outside the living room French window, is a sitting area with sofa, armchairs and table football. The strong point of the property is the vast games area located on one side of the house. With illumination for the evening, there is a five-a-side football field, a boules court, a volleyball/tennis net and a basketball hoop. The property has a car parking area close to the main entrance.

Swimming Pool

The exclusive swimming pool is set in a sunny position in the centre of the park, just a few steps from the house. The rectangular pool, lined in stoneware tiles with stone border, measures 6 x 12 m with a constant depth of 1.40 m. It has chlorine purification, four Roman steps in one corner and internal lighting. The surrounding sunbathing area, a large paved area in stoneware stretching out onto the soft lawn bordered by a hedge screen to ensure privacy, is provided with sunbeds, umbrellas and small tables. An attractive wooden gazebo close to the pool offers a shady relaxation area with bar, sink, fridge, table and chairs. On one side of the gazebo is a convenient cabin with changing area and shower with hot and cold water. The swimming pool is open from the last Saturday in April until the first Saturday in October.

We are between the towns of Seggiano and Castel del Piano, a borgo with a thousand year-old history which is located on the western slope of Mount Amiata, at the edge of the great woods that cover the mountain up to the summit, in a geographical area characterized by different scenarios: from the mountain top to the valleys sloping gradually towards the Maremma, on one side, and to the Val d'Orcia, on the other, until you get to vast cultivations of olives and vines. In addition to hiking, mountain biking and other activities related to outdoor life, praticable in the area full of paths and walking trails, the property is an excellent starting point for the spa towns of Saturnia, Bagno Vignoni, Bagni San Filippo, Chianciano Terme and San Casciano dei Bagni, known for their exclusive wellness centres and spas. Not only nature and well-being, but you can also find history, art, culture, cuisine and typical local products enclosed in the narrow streets of Pienza, Montalcino, Sovana, Scansano and, towards southern Tuscany, Montepulciano, Sarteano and Cetona. Siena and Grosseto are both about an hour's drive away, as is the Maremma Regional Park and the beaches of Marina di Grosseto, Talamone and Castiglione della Pescaia. The residential area closest to the property (2.6 km) is the small borgo of Montegiovi, an old medieval town located at about 500 m above sea level, and clinging to a rocky hill along the western slopes of Mount Amiata, easily accessible along the provincial road of the Cipressino, a major road that connects the coast with Mount Amiata and the Val d'Orcia. At the borgo you will find a restaurant, bar and a small shop. At Castel del Piano (about 8 km away), on the other hand, you will find supermarkets, banks and all other necessary services.
