PRIVATE STRUCTURE (LEASE ONLY). Standing on a spur of rock and travertine, a hundred metres from a cliff above the gorge of the river Rio Grande, is the splendid Casale di Totano, a former 11th century Benedictine monastery with a unique charm. Its particular position suggests that it was originally a shelter for pilgrims on their way to Rome. Completely clad in stone, the property was restored by the current owners who have preserved, in the welcoming rooms, its vocation for hospitality. Casale di Totano is set within a 100-hectare farm estate in the typical Umbrian landscape dotted with olive trees, hills and woods that can be traversed on foot, mountain bike or horseback. Its secluded location is ideal for a relaxing holiday immersed in the beauty of a spacious garden with set-up areas and a pool with a spectacular view. This impressive complex includes the main house, an annex, a basement room (taverna) used for dining, equipped with kitchen and fireplace, and a consecrated chapel suitable for eventual ceremonies. Casale di Totano is about 5 km from the centre of Amelia, a delightful little town which provides all necessary services, and within a radius of just a few kilometres are many well-known localities like, for example, Lugnano in Teverina, Narni, Orvieto and Viterbo as well as the wonderful Marmore waterfalls and the famous archaeological site of Carsulae. About 14 km from the motorway exit of Orte, you will be able to get to Rome in less than an hour.

Interior

A big wooden gate brings you (after a few steps) into a large paved courtyard with, on the right, the entrance to the main house and a brick structure with a wood oven and, on the left, the annex and a taverna set up with living area and equipped with barbecue fireplace and kitchenette. MAIN HOUSE. The house has three floors. A short ramp leads up to the main door and then into the living room with sofas and satellite TV and then on down 6 steps to the billiard room. From the living room you proceed to the dining room, with a large French window facing the back garden where the outdoor dining area has been set up. Along a corridor between the dining room and living room are the kitchen (with barbecue fireplace), laundry and a guest bathroom. A travertine staircase in the living room leads up to the first floor which consists of a reading room, with a well-stocked loft library, and two bedrooms, a double and a twin, both with ensuite bathroom with tub. On the top floor are two more double bedrooms (one with a queensize bed) with private bathroom with tub. ANNEX. Established on the first floor, it can be reached from the house across the courtyard. A travertine staircase leads up to the living room with kitchenette, communicating with a twin bedroom with ensuite bathroom with shower and a double bedroom with ensuite bathroom with tub.

Park

Casale di Totano is set within a farm estate of vast dimensions, where large accessible wooded areas alternate with areas destined for pasture, including horses and other animals. The park around Casale di Totano covers about one hectare, much of which is planted with lawn and enriched with bushes of herbs, olive trees, cypresses and potted lemons. Outside the dining room French window an area has been set up for outdoor dining, with tables and a big umbrella, surrounded by a large lawn while, past the stone courtyard that houses the property, is a large pergola shaded by wisteria, near the pool area, set up for relaxing and dining, at night as well. The parking area (for 4 to 5 cars) is at the end of the short driveway into the property, near the one-car garage (where you will find a convenient lift that goes up to the main floor of the house).

Swimming Pool

The pool, situtated at the far end of the property, about 40 m from the house and at a lower level than it, can be reached across the park and down a flight of steps. It is located on terracing that is fully enclosed by a railing with an iron gate which looks out over the edge of a dense wooded area and a beautiful hilly landscape, fantastic at sunset. The irregular “piano-shaped” pool has an area of 130 sq m with the depth varying from 1 to 3 m. The border is in terracotta and it is lined in mosaic; there is internal lighting and access to the water is via Roman steps and metal ladders. For added enjoyment it is provided with a slide and counter-current swimming. The sunbathing area, paved in terracotta, has sunbeds, deckchairs, tables, chairs and two large umbrellas. Completing the comfort of this area is a hot and cold-water shower, a fridge and a changing room with guest bathroom. The pool is open from the last Saturday in April to the first Saturday of October.

We are five minutes from Amelia, today a dynamic and modern little town, reference point for shops, restaurants, supermarkets and services, which stands on a rocky hill and is surrounded by dense woods and olive groves interspersed by the meanders of the river Tiber. Its ultra-thousand year old history is evidenced by the high cyclopean walls that demarcate the boundaries for more than two kilometres and by its beautiful historic town centre characterized by numerous churches and historic houses. Moving on from here, you can get to some of the most interesting attractions of the region of Umbria. Nearby is the splendid borgo of Lugnano in Teverina with its enchanting square with the collegiate church of Santa Maria, Narni with its splendid palaces and the secrets of its undergound, in which are preserved Etruscan ruins and labyrinthine paths, Orte, Orvieto, Spoleto, the papal city of Viterbo and many of the other natural and archaeological treasures of which the region is rich (like the Marmore waterfalls, the highest in Europe, situated in the protected area of the Nera River Park, and the important archaeological site of the Roman town of Carsulae, close to San Gemini). The property can be easily reached from the Autostrada del Sole, the nearest exits being those of Attigliano (about 13 km away) and Orte (about 14 km away). From Orte (seat of the nearest railway station), Rome can be quickly and easily reached.
