Luxury Antique Stone Cottages for 6 with Private Pool and breathtaking views

This rental is for a total of 6 people and the accommodation we offer are two carefully and beautifully restored cottages, both furnished with traditional and elegant styles that give you a feeling of comfort and being "home from home".

The cottages are NOT rented individually. If guests book only one of the cottages, then the owner will assure you that the remaining cottage will always remain empty, so that guests have full privacy of the pool and gardens. Both cottages are included in the rental price, so guests are free to invite friends or family (up to a maximum of 6 people at any one time) during their stay to occupy the remaining beds or the second and available cottage.

For any bookings for more than a week, a linen and towel change will be included within the rental price.

The Cottages are located amongst the woodlands and in an elevated location on Monte Corona with fantastic views over the Tiber Valley with the Apennine mountains in the distance. The cottages are in a serene & peaceful location and they demonstrate how one can blend (with breathtaking results) the very old buildings with both modern and rustic features and together create an ingenious "touch of flair". The creative elements of the interior design integrate completely with the furnishings, terracotta floors and beamed ceilings. The cottages are full of warmth, space and have a very homely feeling. Both properties are also AIR CONDITIONED.

The outside also completely harmonises with the living space. The colours of the mature very large Mediterranean garden contrast perfectly with the colours of the stonework and the swimming pool.

The properties have been recently modified with new air conditioning units in both properties, new bathrooms, kitchens with modern fittings & appliances.

The owner is called Fabrizio, who is an local Architect. The properties were bought many years ago by Fabrizio and over a period of time he has restored the cottages with care and great exceptional flair!!!

Caroline is Fabrizio's English friend and is your point of contact to deal with your enquiries, eventual booking, payments, your initial welcome and help & assistance during your stay. Caroline lives close by and is an expert of the area. She will always available to provide help and information on "the secrets" of the area, arranging wine tasting excursions, a round of golf at a nearby 18 hole Championship Golf Course (quality club hire available) or reserving a table at some of the best restaurants of the area.

This property's perfect location finds you on the Umbrian/Tuscan border, north of Perugia and the wine region of Umbria and close to the medieval town of Umbertide. This area of Italy is a well-loved and noted destination for relaxation, healthy living and extraordinary scenery. Above all, it is an area famous for it's excellent cuisine, wine, olive oil, truffles, chocolate, cheeses and cured meats and famously known as "the Green Heart of Italy". All neighbouring towns have great supermarkets and local producers of meat, cured meats, cheeses, wines, olive oil and typical products of the region. There are Banks, restaurants, Cantinas for wine tasting, historic places of interest, museums, local & traditional festivals during the Summer months and the famous Jazz festival in Perugia during the second week of July each year. The property offers a large pool, spacious terraces with an open fire for outside cooking & dining. There is private parking.

Beautiful quiet close to Perugia

We had a very enjoyable week staying at Caitor. The house was extremely comfortable, quiet and well equipped. A lovely swimming pool, table tennis with plenty of room all set within a beautiful garden.

Many thanks to Fabrizio for a great holiday and taking good care of us .

The safety of all tenants is the sole responsibility of the tenants and NOT the property owner. The tenants must have in place for the duration of their stay relevant Travel Insurance for health issues and potential loss of any personal items. Children must be supervised at all times.
A security deposit of €300.00 is to be paid at the time the Villa is reserved. The deposit is not applied towards the rental price, however it is fully refundable within 7 days of departure, provided the following provisions are met:
No damage is done to the property or its contents, beyond normal wear & tear.
No charges are incurred due to illegal activity, animals or collection of rents or services rendered during the stay.
All debris, rubbish & discards are placed in rubbish bins and soiled dishes are cleaned.
No non-fixed items are missing from the property, including furniture, white goods, artwork, ornaments, electrical goods, books, CDs etc.
Any charges incurred during the stay are paid prior to departure.
No linen is lost or damaged.
No early arrival or late departure unless previously agreed with the property's manager Caroline.
The renter is not evicted by the owner (or representative of the owner) or by local law enforcement.
All keys are returned to the property manager and the house is securely locked.
A sixty (60) day notice is required for cancellation. Cancellations that are made more than 60 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 10 days of the arrival date forfeit the full advance and any deposit. Cancellation or early departure does not warrant any refund of rent.
This Property requires a seven night minimum stay during the high season. A shorter period of say 3 or 4 nights can be negotiated for other than high season periods.

Manager's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
