About the property

Haddon Lake Boathouse is tucked away in the glorious 2-acre grounds of Haddon Lake House, voted one of the country’s finest gardens in the television series 'I Own Britain’s Best Home & Garden'.

With shared gardens and stunning lake, this beautifully converted detached single-storey barn enjoys a superb elevated location, with gently sloping path access. The Boathouse is at the heart of this outstanding award-winning Victorian garden that has also been featured in national magazines. We normally accept a minimum of seven day bookings but this can be negotiable at certain times. Please use the 'ask the owner a question' button to contact us before booking online.

The Boathouse is perfect holiday base in the AONB for breathtaking scenery and spectacular downland and coastal walks. Sea 650 yards. Shop ½ mile. Recently and stylishly converted, the property offers all the comforts of home inside, and outside a private terrace, deck and furniture. Guests are encouraged to use all the gardens and grounds as if they were their own!

The accommodation features : Open-plan living/dining room/kitchen, limed oak floor. Double bedroom, skylight and feature limestone floor, en-suite bathroom with shower attachment, toilet. Single bedroom, skylight and limestone floor, en-suite shower room, toilet.

All services — electricity, radiators, bed linen, towels — are included. Facilities available: satellite TV; DVD; microwave; washing machine; dishwasher.

NB: Unfenced lake, sloping banks in grounds. Off road parking.

Regret no babies or children under 16 yrs for reasons of insurance due to unfenced lake. The cottage is not suitable for pets.

We request that guests do not smoke on the site.

Please note reception for mobiles is patchy for some networks, but our landline is freely available for urgent messages at any time of the day or night. The Boathouse is not connected to the internet, so you are guaranteed a peaceful stay!

The garden which the cottage adjoins has featured in Homes and Gardens (Feb 2006), The Sunday Times (March 2007), the Lady magazine (May 2007), Ideal Home (June 2007), and was a main feature article in Country Living magazine (Oct 2008) and The English Garden magazine (Aug 2009), The Garden - RHS Journal (Dec 2010), Garden Style (Aug 2012) and Country Life (Oct 2012). A Memorable Holiday

We were impressed by the photos and reviews of this property and are garden and walking lovers and having visited and enjoyed the Isle of Wight two years ago we were determined to return and see more of it.

Having been greeted by our hosts we were shown to The Boat House through the most inspiring and breathtaking gardens. The Boat House was spacious , comfortable and very well equipped.

Thank you for the very excellent cake, the flowers, the apple juice from your garden and the chocolates! but most of all your warm and genuine welcome.

Tranquil setting, good facilities, helpful owners.

Peaceful location on the Undercliff, on a by-road, so no noisy traffic.

Beautiful gardens surrounding the cottage, which was well-appointed.

Not a great location for techies, no WiFi and limited TV coverage, but if you can plan your holiday experience before arriving, then this isn't so bad.

It is quite correct to say there is no internet connection at The Boathouse — a feature that many busy people welcome when coming away for a quiet break — and this is clearly mentioned in the listing. About 100 yards up the road out of the Undercliff everything 'works' however! I am puzzled by the reference to 'limited TV coverage', as this is completely incorrect. The Boathouse has a satellite dish and Sky box which receives an excellent signal for all usual 'freeview' channels — BBC1 BBC2 ITV etc etc. , so all favourite telly is completely available all times!

Such a beautiful property set in tranquil grounds.

Owners Phillippa and Steve provide impeccable hospitality. A perfect, quiet, secluded haven to relax and explore the rest of the island from. Although we missed the full bloom of the remarkable flora the attention to the design structure was evident. We didn't want to leave. But we do want to return!

Perfect setting

You couldn't ask for a better setting a really genuine warm friendly welcome from phillippa, The gardens are wonderful even out of season they still impress,The accommodation is five star including the home baked cake, We would recommend this holiday let as it was very good value and in a secluded position,

Great accommodation, great setting

Lovely wine and fabulous cake greeting. Made welcome from start to finish. Phillippa and Stephen were both extremely approachable and helpful. The boathouse is extremely well equipped and comfortable. The garden and grounds are beautiful, we were granted full access for the duration of our stay.

If you are looking for a peaceful, tranquil place, this is ideal. Conversely the Island lends itself easy to get around.

We had a good time, a good memory. Thanks Phillippa and Stephen
