6 beautiful, air-conditioned, 2 bedrooms/1 bathroom apts with pool + Jacuzzi, each apt sleeps 4, car recommended, 10 mins walk to train station. With WIFI,
APT 1 has a covered terrace -seats 4, APT 2 has 1 long balcony – seats 4 + 1 short balcony – seats 2, APT 3 has a large terrace – seats 8, APT 4 has a terrace – seats 4, APT 5 has a patio – seats 4, APT 6 has a patio seats 4.
APTS 1, 2, 3 + 4 are in the 2 storey cottage – APTs 1 + 2 are on the upper floor (APT 1 is accessed at ground level around the corner) and APTs 3 + 4 are on the ground floor. APT 3 has the largest sitting/dining room and is the only apartment with a separate galley kitchen.
APTs 5 + 6 are in the 1 storey cottage besides the pool, separated by a lawn. APT 5 is the closest to the pool. APT 6 is the most private.
All the apartments share the same spectacular views from their front windows, patio, terrace or balcony. However, when you are sitting down on the terrace of APT 3 or 4, you can no longer see the pool but you can see the rest of the views….mountains, pastures etc.
The rate includes a lift, free of charge, to and from the station, on arrival and departure days, if you are without a car. This offer is subject to Laurie, my husband, being available and the car being OK. To date, we have always been able to provide this service !

This location is the best ! Spoleto centre and the station within spitting distance and the mountains are all around you. Spoleto By The Pool is a tranquil place with easy access to all the hot-spots….Assisi, Perugia, Trevi, Spello, Norcia, Perugia, Todi, Gubbio and, just over an hour to Rome.
Both these 16C cottages were originally inhabited by farm workers; and, the whole of Il Pincio, the hill that Spoleto By The Pool stands on and is locally known as, was owned by the next door neighbours. Delicate negotiations over several years enabled a local builder to buy and develop the land, whose aim was to sell both cottages to passing millionaires. But, financial challenges resulted in this wonderful development falling into our hands and, instead of being privately owned by yet more rich people, you can enjoy what it is like to live in a sought after area, so close to historic Spoleto.
While all the original features have been preserved eg beams, arches and cubby holes, neither of the cottages has lost its traditional appeal. Simply and practically furnished, both cottages are child-friendly and equipped fully with everything you could need on a holiday.
If you like heights, then APT 2 is the best. If you have babies, then, APTs 5 and 6 open onto a lawn.
This absolutely brilliantly designed group of self catering apartments is not just an aesthetic delight and completely authentic, Spoleto By The Pool is perfectly placed for those who want the best of all possible worlds. With a large pool, a Jacuzzi and expansive gardens, atop a hill, outside the city walls, amidst resplendent grounds, immersed in acres of wondrous countryside, a romantic and glamorous setting, these 6 self catering apts, all with Wifi, are complete with original features…arches, beams, exposed stone and tiny nooks and crannies.
At the end of your lane, just a few minutes walk, there is a bus-stop from where you can hop on a bus to reach the top of Spoleto and the famous Rocca and Il Ponte. Very convenient if you only fancy walking down-hill, through the pretty, cobbled and arched streets of Spoleto, passing the myriad of shops, bars and restaurants along the way, pausing only for a flute of chilled prosecco, a gelato or a cappuccino or all three !
A mellow, beautiful and tranquil place, the waterfall, the jacuzzi, the manicured grounds, the BBQ area and the infinity pool, all ensure that you can lie back and totally relax. One moment you are floating in the pool and the next you are wandering in the fairy-tale city of Spoleto, through arched, cobbled streets, exploring alleyways and byways, admiring frescoes, browsing museums, visiting churches and indulging your senses in the many shops, bars and restaurants, sampling the finest that Italy can offer and, far more cheaply than touristy places such as Venice, Todi or Florence.
Umbria’s most up-market supermarket is just 5 min walk down the lane. At the bar, sipping your proseccho, you can spot famous faces from all over the world, Yet, lounging in the landscaped grounds, you are unaware that the local facilities are so close.
There is no traffic on the lane leading to the apts, except for the cars belonging to the owners of the other 2 villas along this lane. Here is tranquility, a choice of town or country, at the same time.
The glamorous pool (100 sq mts) is the largest and closest pool, either private or public, to the historic centre of Spoleto. With lots of sun-loungers placed around a wide patio area surrounding the pool, guests can sunbathe and relax without undue disturbance from other guests. A wide patio area forms a complete border around the pool and, therefore, it is easy to retain absolute privacy, should you wish to.
The grounds are expansive with nooks and crannies where you can sit in privacy. So you never have to be “friendly” with anyone else staying there if you don’t want to be. If you want solitude, it is easy to “hide away” with a book.
And, from the terraces, the balconies, the front windows of every apartment, indeed, from anywhere in the gardens, are the most stunning panoramic views of the pool, the pretty grounds and the countryside beyond, truly magnificent views across swathes of crop fields, distant dwellings, and, mountains fringing the horizons. Here is a place to just be, to allow yourself to be mesmorised and to submit to an inner calm.
We have just returned from our week in Apartment 1 & found it superb. The situation of the villa, on a quiet hillside overlooking olive groves and the Spoleto valley, yet within easy walking/driving distrance of an excellent Co-Op supermarket and the beautiful hill town of Spoleto, was perfect. The pool, barbecue area and jacussi are absolutely wonderful. Plenty of sunloungers and shade under gazebos or trees if you need it. No mad 7am rush for sunbeds. Norma & Laurie provide - literally- everything you need in your 'welcome pack' & will get you anything else you ask for. Their service is incredible - Laurie personally meets you and comes to bid you farewell. Everything worked when we were there - the TV has news channels in English, but Laurie gave my 14 year old son 50 euros to buy a selection of DVDs, so there's plenty to watch if you need to. There is air-conditioning but we found that APT 1 is the highest apartment & gets a nice breeze. Temperatures were around 35 degrees but we were never too hot. Please remember - if you want 'ultra luxury' & perfection, Italy (the countryside) probably isn't the place for you - this is not a 'Florida' style villa. Furnishings are simple, comfortable & in keeping with the countryside 'ambiance'. You will be outdoors most of the time anyway, chatting to the neighbours, & admiring the view. Spoleto is a very 'Italian' (surprise surprise ??) town, with lots of little alleyways & restaurants tucked away here & there. A beautiful 'Duomo', ancient viaduct & lots of little shops. There is easy access to the whole of Umbria & Rome. Don't miss Asissi, Spello, Norcia, the Valnerina valley & waterfalls. We had a week here & it was not nearly enough, there is so much to see. Come here if you love the countryside, culture, history, mozarella, olives & wine! Not for little kids, bring your older teenagers or active grandparents.
This is the second time we have stayed here and it's a perfect place. The pool is lovely and clean and the views are super. A short distance from spoleto which is a typical Italian town with some good places to eat
Location: sensational, ticking all the boxes - private, tucked out of the way, but very close to the things you need (supermarket etc) and a stone's throw from the town itself. As for Spoleto, I'm tempted to describe it as The Most Fabulous Town In Umbria That You've Never Heard Of, smaller & more walkable than Perugia, less of a honey-pot than Assisi, more beautiful buildings than Spello...(all of which are fabulous places).
The Apartment: ample, simple, well-appointed, everything you need for cooking, nice bathroom & shower.
Surroundings: lovely pool with plenty of space & seating, a sizeable garden to wander in, and a view that will never be forgotten - from your poolside recliner you can survey a swathe of Umbria stretching all the way to Assisi 60kms away, framed by spectacular mountains to the east & west.
We hope to be back sooner rather than later.
Two small gripes:
- in an apartment that sleeps 4 there was only comfortable seating for 2 (a sofa) - which meant that if all 4 of us were in the kitchen, 2 of us had to perch on upright dining chairs, which at the end of the day was not ideal. For the amount we spent, comfortable seating for all 4 would seem to be a minimum, and there is plenty of space.
- we were regularly woken at ungodly hours of the morning by the sprinkler system coming on at high volume.
Have just returned from apt 1 after two weeks. Pool and views-fabulous. Accomodation however left a lot to be desired as did descriptions of facilities. It promised Sky and WiFi. No Sky only english channel was news.As for WiFi it was mostly unavailable. The apartment had charm, but left us very disappointing in many areas. If you were 5 people, there was only comfortable seating for 3. Fridge door storage was broken which made it a pain to access essential drinks. Double bedroom had 2 beds with mattresses at different heights and was so cramped that the one nearest the wall would have to climb over the other to get out and there were no bedside tables. The bathroom shower was so small that you couldn't avoid hitting either wall or curtain, both of which suffered with mould ----probably because the extractor fan rarely worked. The bottom of the shower at the edge was chipped and dirty, which all made showering an unpleasant experience. The beds were comfortable which can often be a problem in rental places, however, for the first few nights we hardly slept because of at least 2 barking dogs in very close proximity.The barking from the house next door carried on most evenings and nights until the people left after a week but others were heard right through the holiday. Ironic, as I'm sure that Norma made a point somewhere that their properties didn't suffer from this particular problem. After speaking to several people on the site, we all agreed that the main problem was no sound insulation. They could hear people talking in the adjacent property and as for us, well when the people next to us were making breakfast and then clearing up, they might as well have been in our apartment with us. It was like being in an echo chamber.
Unfortunately, these things did take the edge off our holiday. One final word. Unless you are extremely fit you WILL need a car. The lane up to the property is steep, potholed and covered in very coarse gravel, difficult to walk on. A walk back from the supermarket with heavy bags is very hard work. Again, this was disappointing as we had looked forward to having a drink and meal in the evenings and then walking back , but that was impossible. It would be an unpleasant walk in the dark with risk of injury I expect.
Perhaps none of these things will put you off, but at least you will be fully informed, which we weren't.
We stayed for one week at spoletto by the pool after 4 days in Rome, The directions provided were excellent and therefore the drive from Rome a breeze. All we can say is "fabulous", we had such a lovely week and hope to return. It is such a beautiful part of the world and the apartment, pool etc were just lovely. Without exception, the food at local restaurants was also fantastic. Many thanks to Laurie for his recommendations (particularly villa marianna), and in helping make our week a fabulous one.
We had the best time in the Spoleto by the Pool apartments! The property was very well organized and clean and the apartments are all very roomy and with that authentic Umbrian/Italian feel......
The airco and pool were very important to me because it can get very hot in Umbria in the summer and it is so great to come home after a warm day in town to enjoy the freshness of the airco apartment and the beautifull pool on the property! The owners are very helpful with all one might need and because of this the stay in Spoleto by the Pool is really perfect and without any flaws! I am recommending this property to all my friends and relatives, because I am sure they would like it there as much as I have. Moreover Spoleto is such a great liitle city....so much to do and so many nice peopel living there! We have enjoyed great jazz, lovely classical concerts, ballet and other forms of art during the famous Festival of two worlds in Spoleto and we have enjoyed the BEST food ever in and around Spoleto. I have no bad or less good experiences to write about and I have spend 4 solid weeks in Spoleto by the Pool. In short: if you are thinking to spend your holiday in Italy: book an apartment at Spoleto by the Pool because you will not find a better place in Umbria for that price!!

You can find every facility you wish for in and around central Spoleto.
Spoleto is one the most un-touristy places you will find. Extremely popular with Italians because, not only is it beauitful, but, the Spoletini have remained faithful to their traditions. Here you will find live theatre, operas, concerts, ballets and plays, all year round. But, be prepared to hear only Italian spoken. Unlike, tourist traps, the indigenous Italian has never bothered to learn English. Nonetheless, foreigners are welcomed. Sign language still prevails. And, the language of food, wine and clothes is universal. Further, in Spoleto, as well as the surrounding villages and hill-top towns, sagras take place throughout the year, celebrating the harvesting of truffle, asparagus, olives, grapes, maize, tomatoes……. Halloween and various saints’ days. Big spreads are provided, free of charge (or almost), as a kind of offering to the gods, a thanksgiving of good fortune, except that you will be the recipients and not the gods ! Indeed, any excuse will do for a celebration !
Spoleto is the Italians’ favourite place in Umbria – some say in Italy. Now, Italy’s best kept secret has been revealed. And, Spoleto is enjoying its new found fame. The locals are so friendly. Once here, you are bound in a kinship of love and worship of all that is most precious to the Italian….. sculpture, architecture, works of Art and, above all, food ! Not to mention wine, shopping and the most famous of all activities – the passeggiata ! The bus, at the end of the lane, goes to the top of Spoleto, the famous Rocca and Il Ponte.
