About the property

1 Bedroom, 2 Bathroom Apartment With Stunning Countryside Views

A spacious, stylish 1 bedroom apartment built on the walls of a medieval village that has been recently renovated to provide all the mod cons. Be mesmerised by stunning views of the surrounding countryside and farmland while you sit back, relax and soak up the peace and quiet of magical Umbria. This apartment offers you the best of both worlds by being situated within a small, quiet village (Morcella) but close enough to all local amenities including supermarkets, restaurants, bars, sporting facilities including swimming pools, banks, bakeries, butchers, newsagents, etc. The apartment is fully equipped with everything you need to enjoy a relaxing holiday in Umbria. It is the perfect base from which to discover and explore all that beautiful, unspoilt Umbria has to offer.

The apartment is very spacious, filled with natural light and tastefully decorated. It is ideally situated on the second level, with only one other apartment in the complex (below) and is reached via an internal staircase with marble tiles. There is a lovely balcony with amazing views running the full length of the apartment, which can be accessed from both the lounge room and bedroom. Free parking is available nearby in the village carpark but you can drive to the front door of the apartment building to unload. The apartment has WiFi internet access.

You enter the apartment directly into the open plan living/dining area and ahead is a beautiful large hallway that runs the entire length of the apartment. The modern and airy kitchen is fully fitted with 4 burner gas stove, large (90cm wide) electric oven, full-sized fridge/freezer, microwave, dishwasher, kettle, toaster and all crockery and kitchen utensils necessary for you to prepare and enjoy your fresh local Umbrian cuisine. A large window above the kitchen sink provides plenty of natural light.

The dining room adjoins the kitchen and contains another large window adjacent to the beautifully restored rectangular wooden table with 4 dining chairs. From the dining area, you can look out across the lounge room to the gorgeous valley views. In the colder months, the open plan kitchen/dining/living area is serviced by a stylish electric start pellet stufa/fireplace.

The lounge room has French doors that open out onto the full length balcony, with wonderful views of the surrounding landscape including sunflower fields in summer. You will never tire of the ever-changing colours of Umbria and you could easily sit on the balcony from sunrise to sunset. The lounge room is furnished with two leather couches/sofas that seat up to five, a TV cabinet, small coffee table and two sets of bookshelves. There is a large flat screen TV, DVD player, stereo system, DVD movies and books available for use.

The spacious bedroom contains a comfortable queen size bed, bedside tables with hand-made ceramic lamps from Orvieto, chest of drawers with mirror above, hanging hooks and two wooden chairs. The bedroom has double French doors leading onto the balcony with stunning countryside views.

The main bathroom consists of a large modern shower with glass panel, toilet and hand basin set in a large wooden bench with a mirror above and towel rack. There is a window at the end of the bathroom for natural light and air.

At the end of the hallway, there is a study with desk and 2 chairs leading into a combined laundry/second bathroom. Here you will find the washing machine and laundry sink, second shower and toilet.

All doors and windows in the apartment (except the front door, which leads to the internal stairwell and front door of the building) are fitted with fly screens and shutters. The apartment is usually cool in summer but, if needed, there are 2 electric pedestal fans.

The large stone terrace which is accessed from the ground floor of the building was completed in October 2015 and is an ideal place to relax in the mornings with a cup of coffee or in the evenings with a glass of wine. From here, there are still views looking up to the sloping farmland. It is furnished with an outdoor table, 4 outdoor chairs and a stone bench. There is also a wood/coal burning BBQ to use. The stone stairs lead down to a small yard including a vegetable garden, where you may be able to pick your own home-grown vegetables if you are lucky.

There is a good sized swimming pool located within walking distance at a nearby agriturismo that you can use if you buy a meal or pay a small fee. There are larger swimming pool complexes situated in Marsciano (5.5km), Spina (10km) and San Venanzo (15km).

The apartment is ideally situated only 2 hours drive from Rome, 2 hours from Florence and 2 hours to both the east and west coasts. Perugia, the provincial capital is a 30 minute drive away and has its own international airport.

If you would like to immerse yourself in the slow-paced Umbrian lifestyle including the delicious local cuisine and wine, this is the perfect place to allow you to do just that.

There is plenty to explore in this beautiful, lush region surrounded by vineyards and olive groves. There are many local vineyards nearby with excellent, well-priced wines and olive oil to taste. Within 30 minutes drive you can reach many wonderful hilltop villages and towns including Perugia, the capital of the region with a lovely old town, Todi and Deruta (famous for its majolica ceramics). Less than one hour's drive away you will discover Montefalco (well-known for its rich Sagrantino red wine), Bevagna, Spoleto, Spello, Assisi, Castiglione del Lago and the list goes on...

About Narelle Hindley

My husband and I are Australians who decided to move to Italy in 2013 seeking a more relaxed lifestyle. After searching all over Italy, we decided to settle in Umbria mainly due to its central location in the very centre of Italy, the lush green countryside and the slower pace.

In our previous lives I was a commercial property lawyer and my husband was a bit of a jack of all trades. We owned and operated and Bed a Breakfast business in the Gold Coast hinterland for 4 years. We have renovated several properties in Brisbane, Queensland and now in Morcella, Italy.

Narelle Hindley purchased this apartment in 2014

Why Narelle Hindley chose Marsciano

We were looking for somewhere peaceful but not isolated. The apartment is situated within a small village of less than 100 people living within the borgo. We have no neighbours to the rear of the property, which is dedicated to farming.

We fell in love with the spectacular views, could see the potential that the apartment had and liked the fact that it is all on one level. We have spent more than 1 year renovating the apartment to turn it into the home that it is today with a warm, modern feel. We have recently added a stone terrace on the ground level to make the most of our outdoor space, which is so rare for an apartment in a village.

What makes this apartment unique

The beautiful rural views from the balcony which runs the full length of the apartment. In fact, views can be enjoyed from the bedrooms, the lounge room, the dining room and the main bathroom. The colours change with the seasons as the neighbouring farmers work their land.

Umbria is an enchanting region perfectly located in the centre of Italy, bordered by Tuscany to the west, the Marche to the east, Lazio to the south and Emilia Romagna to the North. This region features gently rolling hills and valleys and is known as the 'Green heart of Italy' as so much of its landscape is luscious and comprised of green expanses of working farmland, including olive groves, vineyards and fields of sunflowers. Medieval hill towns dot the landscape to complete the magical panorama.

Lake Trasimeno is a favourite with Italians, where you can take a 15 minute boat ride to reach one of the Islands famous for lacemaking and lovely lakeside restaurants. World famous places such as Assisi, Orvieto, Perugia and Spoleto are just 30 to 50 minutes away from Morcella. Deruta, home to the world famous Renaissance majolica-ceramics, is on your doorstep, less than a 15 minute drive away. Umbrian olive oil is one of Italy's finest and its wines are sure to impress the most discerning wine buffs, especially the renowned Orvieto Classico bianco, the wonderful straw coloured Grechetto and the famous rich flavoured red, Montefalco Sagrantino.

The apartment provides a fantastic base from which to discover all of the famous towns as well as other delightful villages such as Spello, Gubbio, Todi, Norcia, Narni, Montefalco, Bevagna, Panicale and numerous small villlages along the way. Morcella is located 5 minutes from the E-45 Superstrada which will easily connect you to all Umbrian destinations. The A-1 Autostrada del Sole will take you to Rome (1.5 hours to the outskirts) and Florence (2 hours), making it the perfect location from which to explore central Italy and all its rich cultural heritage.

Umbria is home to many local festivals (sagre), especially during summer, where you can taste regional food and wine, experience Umbrian hospitality and dance the night away to live music. Local specialties include many different varieties of cheese such as pecorino, wild boar (cinghiale), truffles (tartufo), fresh olive oil, lentils and many types of beans/pulses, salami and prosciutto.
