3 bedroom cottage within easy walking distance of the centre of Crickhowell

ASHFIELD COTTAGE is a picturesque stone Victorian cottage, in a cul de sac, situated on the edge of Crickhowell, in the beautiful Usk Valley, with views of the Brecon Beacons. It has a pretty front garden gated from the road, plus a lockable garage and an off road parking space for two cars. The centre of Crickhowell with it's interesting shops, restaurants and pubs is a five minute walk away.

Located in the historic market town of Crickhowell, Ashfield Cottage is well situated for the many annual events in the area. For instance, the Crickhowell Walking Festival in February, followed by the internationally popular Hay Festival in late May / early June . The Brecon Jazz and The Green Man Festivals are in August and every September brings the now famous Abergavenny Food Festival. In July you can take in The Royal Welsh Show at Builth Wells plus Crickhowell has recently launched a Literary Festival in October.

The cottage comprises: a large sitting/dining room with gas fired stove, television with incorporated DVD. plus a stereo and i player/phone dock. Next door is a new well equipped kitchen with gas hob and double ovens. There are 3 bedrooms (one double and two double/twin) and a family bathroom with over bath shower. Downstairs there is shower room with lavatory plus a utility room with washing machine. The sun room off the kitchen offers a cheerful second dining area for up to 8 people opening into the sunny back court yard. The whole house is decorated to a high standard. There is Unlimited Infinity Wi-Fi and we are lucky enough (for Wales!) to get a good mobile phone signal.

Ashfield cottage is heated throughout with gas fired central heating. The west facing front garden is partiularly lovely on sunny evenings, when you can watch the sun set along the Usk Valley, while the courtyard outside the sun room catches the morning sun - lovely for al fresco breakfast! A welcome pack and linen are included. While one well behaved dog is permissible by arrangement, the cottage is not really suitable for small children or infirm people.

Notes and further details: The welcome pack contains basics such as milk, bread, eggs, fruit, sparkling water and a bottle of wine. General provisions (e.g. tea, coffee, jam and marmalade) and general cooking ingredients are constants in the food cupboards. However it is possible to supply more substantial provisions by arrangement.

We request no smoking anywhere in the house and reserve the right to charge for extra cleaning if smoking should take place.

There is a visitor centre in Crickhowell which can provide details of local activities, events and facilities.

Notes:
The sun room also offers dining space for 8 people - particularly pleasant on a sunny day. As well as the front garden, there is a paved court yard outside the sun room with a garden table and chairs in the summer. The sitting room stove and the hob and oven in the kitchen are gas powered, as are the central heating and hot water. The washing machine ironing board and Belfast sink are in a separate laundry room and there is an outdoor clothes line. One well behaved dog is permitted by arrangement but the house is not really suitable for children under 6. Linen and a welcome pack are included and a housekeeper/cleaning service can be provided a cost of £40 per session. The garage and lay bye provide parking for a total of 3 cars. While a car can be a great advantage to explore the area, it is not essential and a taxi can be arranged from Abergavenny station.

The location of the property is a short walk from the town center,which is a fantastic little view into the past,great little shops and a very busy place.

The cottage is first class fully equipped and very well furnished,.The views from the front of the property are outstanding and the front garden is lovely just as in the photo, There is plenty of parking for 2 cars,and lots of places of interest within easy reach.The local pubs do great food and are well worth a visit especially the Bridge end.

Situated by the river Usk, Crickhowell enjoys spectacular views of the Llangattock Hills on one side and The Table Mountain & Sugar Loaf on the other. The town has a splendid mix of shops, ranging from gourmet food through furniture and household, to clothes, so there is plentiful opportunity for retail therapy!

For activities, there are spectacular walks in the Brecon Beacons, horse riding - both trecking and with formal instruction, fishing on the River Usk, sailing on Lake Llangors and canal boats on the Brecon to Pontypool Canal, as well as interesting houses, gardens and museums in the area. Also, there are several good pubs and restaurants within easy walking distance, incluing the award-winning Bear Hotel, so cooking is not always essential! Cardiff is about an hour's drive or easy train ride and as befits the capital of Wales, has many interesting and historic attractions, such as the castle and museum and the new Cardiff Bay development. Slightly closer can be found Brecon, Merthyr Tydfil and Hay on Wye - the home of book shops!
