About the property

This attractively presented, spacious and contemporary one bedroom apartment with private balcony benefits from secure underground parking, and free on-street parking. Accessed via a clean and well-lit shared stairway (with lift), the apartment can accommodate up to 4 people.

It has central heating throughout, a double bedroom with a kingsized bed, fitted wardrobe and en-suite with shower over bath. It has a fully fitted, well stocked kitchen with electric cooker, gas hob, fridgefreezer, dishwasher and microwave. The lounge has a television and a raised, partitioned work/study area with a sofabed that sleeps two. While the sofabed folds to a double bed size, a couple may find this small but it is perfect for young children. Please note that the study area does not have a door. There is a separate shower room with wc and a utility cupboard with washer, dryer, iron and ironing board.

A sunny balcony runs the length of the lounge and kitchen areas which have doors leading to it.

The Grange is often regarded as one of Edinburgh's most desirable and coveted residential districts. Its leafy surroundings lie approximately two miles south of the city centre. It is within a short walking distance of areas that boast fantastic amenities: Morningside to the west and Newington to the east. To the north lie Bruntsfield, the Meadows and the University area. They all offer frequent bus services, restaurants, bars, theatres, supermarkets and independent shops. It is a 15/20 minute bus ride to the city centre or a very pleasant 40 minute walk.

A wide variety of recreational amenities are nearby including Blackford Hill, swimming pools and numerous golf courses. There is also good access out of town to the city bypass and on to the Edinburgh International Airport and motorway network of central Scotland.

The apartment is serviced and run by the owners and we supply thick towels, 100% cotton bed linen and give you a welcome tray to get you started.

Check-in/out times are 4pm and 11am, but we try our best to keep it flexible and designed to suit your arrival/departure time as much as possible.

This is a residential building, please treat the neighbours with respect.

We do not charge for post-stay cleaning. Please leave the apartment in a clean and tidy condition for future guests to enjoy this policy. Thank you.

Exceptional Service & Comfortable Flat in quiet area!

When arriving AnnMarie was in the street waiting to meet us, we were pleasantly surprised upon arrival to find she had shopped at the local grocer and provided breakfast food & a fresh loaf of bread, the cupboards had other foods & coffee for our use as well, it was all included in the service of the very comfortable flat we throughly enjoyed. This was the beginning of our short stay in Edinburgh, Ann Marie continued to be quick & responsive to any questions or concerns we had and always was sure to follow up to make sure we were comfortable and safe.

On that 1st day after a short rest from the road we found it was an easy walk to restaurants and grocery stores through a pleasant neighborhood, on the 2nd day we found it was again easy to find our way to the Edinburgh Castle and a enjoyable walk to start the day, after a lengthy & interesting tour of the Castle we walked the "Royal Mile" and then on to Stockbridge area of "New Town" for shopping and dinner, as it was a long day we used the local public bus line to return to within a few blocks of the flat! After another night of sound sleep & rest we were off early for a long road trip and our next adventure in Bath!

Comfortable accommodations

The flat is in a residential area with the bus stop about two long blocks away. Best to buy a bus pass for the duration of your stay if you don't have car transport. Being from thr US we didn't know how to use the heating system but didn't really need it while there anyway. Owner very responsive and helpful. Enjoyed our stay.

a really beautiful apartment in a smart, quiet and leafy part of the city

We found the overall stay very lovely! The apartment seems brand new and was very well equipped; directions were very clear and parking was right outside the block. The owner left us milk, eggs and fresh bread for breakfast and even a bottle of wine! The linen and towels all felt brand new and the flat was fully equipped for all our needs. There are several buses that stop nearby and take you down town in 10 to 15 minutes - or its a pleasant and easy 25-30 minutes or so walk (mostly downhill) to the city centre (with many nice coffee shops along the route) . We were visiting the university (20 minutes walk) and so the flat was very convenient. Highly recommended!

Pleasant Spacious and Calm Flat just South of Downtown

We were very pleased with our stay in Edinburgh. Anne-Marie, who met us at the apartment, had prepared the apartment with food and it was in great condition when we arrived. She very patiently waited for us even though we were significantly delayed when we missed a turn and lost our way. The apartment was spacious and very comfortable. It is in a beautiful part of Edinburgh, surrounded by large residential homes and health care facilities. The neighbourhood is quiet and calming, with a nice yard below the balcony and lots of trees. All the necessities were provided inside. The bed was comfortable. The only problem we had was with the heating timer and the towel rail, but the weather was relatively good while we were there so we did not bother looking into it.

Downtown Edinburgh is a short 25-30 minute walk away, or a single bus ride that you can catch three blocks away. Small grocery stores are 10-15 minutes walk north or west.

We would certainly stay here again!

Great apartment in a nice, quiet neighborhood

This was a wonderful apartment in a quiet neighborhood at a reasonable price. It was about a 30 minute bus ride to the city center (but would probably be faster without the construction diversions). Anne-Marie was a great host and offered some nice tips on things to see. We would recommend this apartment to anyone who needs a good kitchen and a clean, quiet place to stay.

Large quiet flat

We really enjoyed our stay as the flat was very spacious and in immaculate condition. There is a cheap bus that takes about 15 minutes to get into the city centre. We spent a great three nights there and would definitely recommend it.
