The property is very conveniently located in Tavira Town and is close to the Gran Plaza shopping Mall and is within a pleasant 10 minute leisurely stroll on the flat to the historic centre and heart of Tavira, the river Gilao, the historic Roman Bridge, 13th century castle and churches, the many excellent traditional and seafood restaurants, pavement cafes and bars. Perfect for those seeking a well located, high quality, private and tranquil environment, yet being close enough to enjoy the attractions of Tavira and the wider Algarve.

The property is suitable for visits all year round, being very large, light, spacious, well appointed and comfortable, benefiting from heating and cooling air conditioning units in all bedrooms and main living areas and with the additional benefit of a log burner to cosy up in front of on those cooler evenings during longer winter stays Located in a very calm, quiet, peaceful and safe area on a private plot. Excellent for doing your own thing, to chill out, totally relax, wind down, de-stress and for topping up your tan.

The property has everything you may ever need and is also ideal during winter for you to escape from the cold to enjoy the sun and benefit from the warmer, healthier climate and lifestyle during winter stays.

A calm, safe, totally enclosed, private and peaceful property. Having gated access to the front, leading onto a tiled front entrance a pathway to the properties side access complete with feature timber pergola with fully tiled pitched roof and good quality outdoor seating furniture ( ideal for cooling off and relaxing in the shade, whilst still being able to enjoy views of the swimming pool, gardens and sun terraces).

Continuing on from here you have direct access onto the rear of the property, with outside dining area, outside kitchen, BBQ, swimming pool, sun terraces and gardens.

On entering the villa you immediately get a feel for how spacious, well furnished , equipped and well cared for the property is throughout. The spacious lounge is furnished to a very high standard, with quality, large leather reclining corner sofa and matching accessories, large 50inch LED Flat Screen HD TV, complete with English TV & Radio Channels and the added benefit of NETFLIX, a DVD player. The lounge also has a separate formal dining area with a high quality full English oak dining suite, seating 8 people and a feature, focal point, marble fireplace with wood burner stove.

From the dining and lounge areas you have direct access through the floor to ceiling bay window with large panoramic sliding patio doors, outside onto a sun terrace, complete with comfortable outdoor dining furniture and matching comfortable corner seating unit that looks onto your very own private swimming pool.

The lounge also provides an excellent view of the pool beyond, through its large, panoramic floor to ceiling patio doors which provides an instant wow factor on entering the lounge.

A side entrance door gives access into a light and airy central entrance vestibule and hall way, which in turn gives access to the modern well equipped W/C an additional roomy cloakroom (with clothes airer, ironing board and steam iron); the lounge and formal dining room, the first floor and bedrooms via a marble staircase and to the light and modern, well equipped fitted kitchen, complete with a range of modern shaker style units and integrated appliances incorporating granite worktops, 4 ring mains gas hob and fan assisted electric oven with extractor hood. The kitchen benefits from a double sink unit and drainer, dishwasher, automatic washing machine, microwave oven, tall fridge freezer, kettle and a toaster. Adequate crockery, cooking utensils, glasses etc. are provided to suit all of your needs and are of a high quality standard and design.

Bedroom 2 - Extra large bedroom with King Size Bed. Built in Wardrobes, a dressing and seating area. This bedroom also benefits from having direct access through large floor to ceiling sliding patio windows onto a spacious furnished rear balcony (overlooking the pool, sun terraces and garden areas).

Bedroom 3: A large spacious Twin Bedroom complete with two Single Size Beds, built in wardrobes and bedside cabinets. The Twin room also benefits from having direct access through large floor to ceiling sliding patio windows onto a spacious furnished balcony, that looks outwards over the front of the property and the tree lined street beyond

There is also a large fully tiled full house bathroom, complete with full sized bath, WC, bidet, sink , vanity unit a power point and shower, located off the gallaried landing and adjacent to bedrooms 2 and 3

All bedrooms are very large and comfortable and are fitted with high quality bed, (King Size Beds to 2 rooms). All have built in wardrobes, quality furniture, hairdryers and ample storage for clothes and personal items. All bedrooms benefit from full cooling and heating air-conditioning. Quality Egyptian Cotton Bed linen and towels are provided. All bedrooms benefit from full length Patio Windows, which give access onto large furnished balconies. Perfect for watching the sun going down with a glass of wine!


To the rear of the property is a large full width sun terrace, with dining area and a seating area and pool, which is accessible directly from the lounge, via double patio doors onto a large, sun drenched, tiled sun terrace and Swimming Pool area and access into the covered, built in BBQ, outside kitchen and sink area with hot and cold running water and granite worktops ensure that BBQ cooking and al-fresco dining is a real pleasure to experience.

The 6.5mtr x 4mtr Swimming Pool was specially designed and located to provide maximum viewing pleasure when both entering the property, using the lounge or outside space and to cater for the needs of all of our guests. The pool has a traditional Shallow End and Deep end desinn. Gentle steps lead down into the water in the corner of the " shallow end "(just 0.9mtrs deep), adjacent to the outdoor shower area. The shallow end being 0.9mtrs with a gentle slope down to the deep end at 1.75 mtrs deep). The Pool and surrounding sun terrace also benefits from being in full sun all day long. There is also an assortment of lilos, inflatables and pool toys for your use and amusement during your stay.

There is ample, high quality outside furniture and sun loungers to ensure guests can fully relax, wind down & really enjoy their stay. The property has been designed with excellent mix of both full sun and cooler shaded areas.

The property also benefits from a Music Centre (CD and Radio) There is a good assortment CD’s to suit all age groups, a selection of Board Games, as well as a small library of popular best seller books and a DVD library to suit all age groups are available for your additional pleasure and entertainment. Both English, Portuguese and international TV stations are available, 50 inch HD TV and DVD players are in place in the lounge complete with NETFLIX. Free WIFI is available in and around the property.

First Aid Kits, basic medicines and Safety Equipment is on site and available for your added safety. The Villa is fully equipped with everything to make your holiday very comfortable and as enjoyable and stress free as possible. In order to get your holiday experience off to a good start, a supply of fresh tea, coffee, and the basic condiments are provided, as is washing up liqiud, hand wash, dish washer tablets, washing powder and loo rolls etc. Likewise BBQ fuel and lighters, All we would ask is that you replenish accordingly as is necessary.

Cleaning / Towels / Linen / Maid service: The property will be cleaned and prepared for your arrival. Freshly laundered Egyptian cotton bed linen and towels are provided and changed weekly. Beach towels, initial food and drink shopping & additional services can be arranged upon request at a very reasonable local rate.

Assistance and advice can be provided, regarding hire cars and airport transfers. Likewise in terms of local area information, events, recommended restaurants, Cafes and bars. We provide a comprehensive information pack prior to guest arrival.

Why Paul & Julie Dove chose Tavira

We purchased this property after a long time searching. We were specifically looking in Tavira Town for a spacious 4 bedroom property with a private Swimming Pool, close enough to walk, on flat level ground, to the historic centre, the Roman Bridge, cafes , bars and restaurants, when ever we wanted to. Likewise to be close enough to walk to the supermarket, shops and a nearby beach. When we eventually found this property we just fell in love with it. The pool and outside space are perfect for relaxing and enjoying the outdoor life to the full - all year round. The extremely good and convenient location and likewise the fact that it was so close to the Ria Formosa Nature Reserve and the "local" beach, made it a perfect choice. The property is absolutely ideal for spending holidays and is just perfect for spending winter in the sun, in the warm, healthy Algarvian climate and away from the cold harsh winters that are experienced back home.

What makes this villa unique

The properties excellent and convenient location in Tavira Town, is a real plus point and benefit to guests. Being just a leisurely and pleasant 10 minute stroll on flat, level ground to the very heart of Tavira, the historic Roman Bridge and Tavira's many cafes, bars, restaurants and attractions.

The property is well laid out on a flat, level plot with a minimum of steps and the short walk into the heart of Tavira is also on the flat, a real benefit and somewhat unusual and hard to find for villas, with pools in Tavira. The vast majority of which are a fair distance from Town and or on hilly terrain or indeed located remotely up in the hills. So in terms of a high quality environment, excellent fascilities and its extremely good and convenient location this property is a real find and an excellent choice.

The Pool and Large Sun Terrace areas benefit from full direct sun all day long.

Being so close to the Ria Formosa Nature reserve the gardens and surrounding areas to the property allow guests to enjoy sightings of a wide array of beautiful birds, including Storks, Goldfinch, Hoopoo, Doves etc.

Whilst a car is always a benefit and allow guests a high degree of convenience and flexibility a Car is certainly not required if staying at this property due to its excellent and convenient location, with it being very close to everything you may need or wish to see.

Large Spacious Modern Villa in Tavira Town with Private Pool & WIFI

Perfect in every way!

This was our second stay in Tavira but our first in this villa. We were there for our son’s wedding and so needed somewhere not only central, but also big enough to accommodate our family and to allow us to entertain various visiting guests. This villa was just perfect in every way!

It is situated in a residential area just a 20 minute walk to the Roman Bridge and a mere 5 minute walk to the Gran Plaza and the Continente supermarket. It is also a 5 minute drive to the beautiful beach.

The villa is immaculately clean and furnished to a very high standard, with a plentiful supply of high quality cutlery, crockery, glassware and anything else that could possibly be needed. (There is even the obligatory “kitchen drawer” with all sorts of things you might have forgotten!) Speaking of kitchens, there was already a supply of “stuff” like cling film, washing powder, dishwasher tablets etc and dry store goods (coffee, teas, sugar, oils & vinegars) that they just ask you to replenish as used - it was amazing! I have stayed in many villas over the last 30 years but never in one so well equipped.

Pictures of the outside pool area do not do it justice, it was much more spacious and had more than enough room for our 7 residing family members plus a regular stream of visitors! It too, is very well equipped with a BBQ, outside kitchen area with sink, sun beds, side tables, large dining table, comfortable sofas, smaller bistro table & chairs and the prettiest poolside “glassware” I have ever seen! Paul & Julie had even, very thoughtfully, provided (& inflated) a lovely Unicorn floaty for our granddaughter!! Speaking of Paul and Julie, they are a pleasure to deal with! The whole process was simple, straight forward and while relaxed, was still efficient and professional. They are also thoughtful and generous, as we arrived to a fridge stocked with bread, biscuits, crisps, pâtés, juice, water, sangria and of course, the all important beers! There was probably more but I can’t remember.

I would thoroughly recommend this property, it is everything it says and more and I can’t wait to go back!

The villa with the WOW Factor

Paul and Julie's villa is one of the best we have ever stayed at.The location was absolutely perfect with a nice 20 minute stroll into the town which was full of a variety of bars cafes and restaurants.There was obviously a great deal of thought gone into the villa to make sure guests enjoyed their stay.It is fully equipped and everything that you need is there.The beds are very comfortable and all four of us had a good nights sleep all week.The weather was hot during our week's stay and the air con was a godsend.Outside the pool was a good size.The garden furniture was unbelievable and even had a shaded spot if you wanted to get out of the sun.Paul and Julie were'nt there to greet us as they were away on a family matter,but Paul phoned us to make sure that we settled in o.k and told us more useful information about the villa.This was our first time in Tavira and will definitely be back again in the future and will be looking no further than Paul and Julie's villa to stay at.

A great time was had by all!

We stayed at the villa for one week in August and had a super time. We would usually hire a car but didn't need to this time due to the proximity of the Villa to Tavira centre itself. The main shopping centre with the large Continente is just over the road so this was a bonus too. The villa is very spacious and extremely well equipped, Paul & Julie have thought of everything-it is truly a 'home from home'. The outside areas are extensive so if you need some shade or indeed a quiet moment, there was always somewhere to go. We found the air conditioning really useful during our stay. All interior areas are spacious and well equipped, you really can travel light should you require. The surrounding area is very quiet, no problems sleeping at night but maybe this was down to the beds being so comfy. It had been a pleasure to deal with Paul and Julie from start to finish, nothing seems to have been too much even when bombarding them with numerous questions at the start. They were on hand during our stay and popped round during the week to check all was ok...with Paul even throwing in an impromptu 'history of Tavira' for which we were really thankfull and found very interesting! The pool was a blessing and is plenty big enough for a swim and cool down, local beaches, especially Cabanas were lovely and it's easy enough to make your way round in a taxi should you need to at a reasonable cost. We love Tavira and the villa and would hope to return again one day.

High quality villa, spacious, well located and good value

Our best villa to date in terms of layout, quality and location. Just 30 mins walk from Tavira (€4 in a taxi) and 3 mins walk from the Gran Plaza with the Continente supermarket. The owners, Paul and Julie, are a lovely couple, very personable, professional and easy to deal with. Their villa is a lovely place to stay everything is quality - the furniture, security, wifi, TV set-up with good U.K. content, the pool and the outside space. We used all four good sized bedrooms with 6 people and never felt in each other's space.

Our third visit to the lovely town of Tavira and this villa is the best location by far.

The whole transaction around the holiday and during the holiday has been faultless and we hope that we will return to both Tavira and this villa in the future.

Immaculate, beautiful villla. Just as described. A real home from home.

I went with family of all ages and we all just loved the villa. It's excellent - lovely decor, spacious, clean and well equipped. It's in a superb location near all amenities. Paul and Julie were an absolute pleasure to deal with from the outset - so kind and helpful and they went out of their way to ensure our stay was as comfortable as possible. They were always available as well if we had any queries. I cannot recommend Paul, Julie and the villa highly enough. Fantastic holiday and we were all very sad to leave. We hope to go back next year.

Spotlessly clean, wonderful location,everything you needed for a great holiday.

We came for six weeks and stayed five months. Paul & Julie the owners of the property are wonderful people,can't do enough to help you and make your stay special. They are the perfect hosts.The fact sheet for Tavira that they have compiled tells you everything you need to know, directions to local restaurants , places to visit and how to get to them. The Villa is on the edge of Town so everything is within a short walk ,Train Station, buses, water taxi, shopping centre , historic sites . Benamor Golf course only ten minutes drive and lots more courses to choose from in the area. The local Portuguese people are so friendly and very helpful and Spain only 20 minutes drive away for a different culture and Tapas. We have loved it out here can't think of any bad points.

To pay online by Credit Card through Owners Direct: Click “ Request to Book” which includes their " Booking Insurance Scheme " which adds just 5-8% to the cost of the booking. This fee is automatically added to the quoted price and is shown as " Service Fee. " Owners Direct process the Credit Card Payment, retain the Insurance Service Fee element and transfer the balance into our account. This provides a seamless totally secure payment process and provides total peace of mind to guests booking their holiday.

Deposit & Balance System (2 stage Payment):

A 25% Non Refundable Deposit secures your booking. The Balance is due for payment a minimum of 8 weeks prior to your arrival. Where the booking is made less than 8 weeks prior to your arrival date, full payment is required at the time of making the booking. We also require a refundable £200 Security/Damage Deposit.

Changeover Day:

We are flexible with changeover days and times in order to accommodate our guests travel needs as best we can. Arrival is after 4 pm and the property is to be vacated by 10.00am. Our flexibility is dependant upon occupancy and we will do our very best to assist in accomodating early flight arrivals and late departure flights.

Cancellation Policy:

Deposit is Non Refundable. Where cancellation is prior to 65 days before arrival date 100% refund of the Balance element (if already paid). If cancelled less than 65 days prior to arrival date we will be unable to refund the balance. If we can re-let the property at short notice, we will refund 50% of Balance element
