1801 Stone House, walking to the beach area and Soca Valley

Beautiful 19th century (1801) stone built house, in situ on the outskirts of the festival town of Tolmin (2.2km to Tolmin). You can walk to the beach area, along the banks of the Soca River, in 15 minutes (1.2km). The house is ideally located for outdoor summer and water activities, as well as for the festivals, such as Reggae, heavy metal, punk rock, and also ideally located 45 minutes drive to the ski resort of Cerkno, or Bovec-Kanin.

If you enjoy walking, through beautiful walks and countrysides, you can walk to many of the attractions, WW1 German Charnel memorial, Tolmin musuem, Soca Valley along the river with many designated walking routes.

Casa di Volce is a beautiful large (300m2 of living space) Slovenian house. The house is central for the main Soca Valley town of Tolmin, which is less than 2.5 km, where you will find amenities typical of a large Slovenian town, restaurants, shops, supermarkets etc. The bus stop is almost opposite the house, and runs hourly during the day into the town. The water activities, run by the Maya Sports company - is just 1.2km - walking on a lovely country road, where you will also find a little seasonal restaurant (Labrca) as well as picnic area and park beside the river. with Rafting, Mini Rafting, Canyoning, Kayaking, Cycling, Hiking.. The house is ideal for scouts, cubs and brownies who want to enjoy the outdoor adventure, or the paragliding enthusiasts.

About the house..

A traditional 19th century stone built house, with large entrance through double doors, leading off to the kitchen (with log burner), dining area, lounge (with log burner), downstairs family bathroom/utility room, as well as chill out room with TV.

When you arrive at the house, you can almost feel the character, with its many windows (28 in total) and shutters.

Ground floor, large lobby entrance.

Lounging area with seating for upto 12 people - 3 * 4 seater large sofas.

TV and DVD player (works via the internet only, such as with an Amazon firestick).

Large kitchen with two ovens, one a wood fired stove with hob, and a further gas hob

Large fridge freezer and breakfast bar with seating for 4.

Second lounging area, with seating for 4 and another TV - works via internet

Dining room with large dining table with seating for 15 people

Utility room and bathroom

First floor..

Beautiful solid restored wooden flooring running throughout the first floor, with a lovely large landing, leading to a Juliette balcony, and access to outside seating . A south facing balcony, 6m long, with views over the roof tops and with the Julian Alps in the backdrop.


Lovely solid wooden stairs leading from the first floor, up to the attic, where again, you will find the original features such as the exposed original stone walls used to support the roof. There are 11 beautiful floor level level windows, as well as roof lights, making these three bedrooms very beautiful and full of character.

.Attic has 4 bedrooms, 2 * double bedrooms, and two twin rooms). All bedrooms have floor level windows built into the 200 year old stone walls, as well as roof lights.

The twin rooms are connecting rooms, ideal for families.

All bedrooms are good sizes.

The house is central for those outdoor activities and makes it ideal for larger groups, such as scouts, brownies and cubs.

Outside, small courtyard, where you can have a BBQ. There is also a nordic style fired wood, integral heated hot tub - 8 seater, as well as a picnic table and benches with seating for 8/10 persons. This must be booked in advance, and you will need to buy the logs from the local supermarket to heat it.

There is is public free parking opposite and behind the house also. Please note the drive is shared, so although you can park outside the house, you have to be available to move your car to let the neighbour in and out.

About the area & distances

Tolmin - less than 3km; Attractions in Tolmin centre is 5 minutes bus ride (bus stop opposite the house and runs throughout the day), or hire bikes and it will take you just a few minutes (bike hire also in Tolmin).

Italy - Fruili region - less than 25km

Soca Valley - Water Sports - 1.2 km

Large supermarkets - Merkator and ALDI (Hofer) is 2.4km (5 minutes ride on the bus, which runs frequently throughout the day, and bus stop is opposite the house).

Small supermarket - Merkator - 2/3 minutes walk from the house

Pizzeria / Grill and Pub - 100m from the house - 2 mins walk!

Labrca restaurant (next to the beautiful Soca River) - 1.4km - Seasonal usually May to October - fantastic picturesque walk through the countryside.

A couple bars and restaurants (close to the large supermarkets - 2.4km, and on the 5 minutes ride on the bus route.


Trieste Italy - 69 km (1 hour)

Klagenfurt Austria- 134 km (under 2 hours)

Venice Italy - 170km (2 hours)

Ljubljana Airport - 85km (1 1/2 hours)

We fell in love with this property, for what is was when be bought it, and still today, completely renovated. The location in Europe is a fantastic central base in which to explore Hungary, Austria, Italy and Croatia, and yet has everything you need within close proximity.. mountains, beaches, skiing, water sports. The beauty of this valley, and the friendliness of the local people, just blew us away.

What makes this house unique

We usually travelling with friends, several families together, and we wanted somewhere large enough where we could all stay together. With 6 large bedrooms, this was exactly what we needed. This makes the house ideal for groups of brownies, scouts and cubs.

I stayed in this villa with 15 others and we all fitted perfectly. The house was beautiful and the rooms where spacious and luxurious. Everyone I went with had a great time also. There is a pizza restaurant just across the road which provides delicious food and it is a very short drive to the nearest town which has watersports and supermarkets. During my stay, we went on numerous walks to the local river, the river soča. The water is so blue and the walk isn't too long. Nearby, there is also many other beautiful lakes,rivers and waterfalls which is unmissable. It is around 30 minutes drive to a ski resort which is very useful for skiers. The house's hot tub is perfect for a contrast to the cold weather and it is also amazing in the summer.

Overall the house is perfect and I would highly recommend it to everyone.

Fabulous old stone house, full of character

A beautiful old property, in a beautiful spot, close to the amenities of the soca valley river, along with many beautiful walks. We were 5 families in total, ranging from 6 years to 17 year, and with so much to do in the area, we all had fun. The hot tub really was fantastic, and really kept the heat in, and when it started to snow, that really was special. The pizzeria opposite was excellent, very good home made pizzas at reasonable prices, would fully recommend going there, as well as a very nice restaurant at Zatolmin - 4km away. The house is very cosy with it log fires, and plenty of lounging areas for us to sit in different places, so we were not on top of each other. I think going here in the summer will be even better, as more restaurants will be open, and activities along the river.

Wunderschönes Haus! Fantastische Umgebung!

Das Haus ist liebevoll und mit allem was das Herz begehrt eingerichtet! Linda kümmert sich einfach um alles und ist zu jeder Tageszeit erreichbar. Von Volce aus ist man in 10 Minuten an der Soca und kann von dort aus auch sämtliche Outdooraktivitäten planen. Die Nachbarn sind leider etwas gewöhnungsbedürftig, sie sind aber keineswegs unfreundlich.

Yes, unfortunately there is a law in the Soca Valley (that there is quiet after 10pm at night in this Tolmin area), and people have to stick to these rules rigourously. Thank you once again Dorina

The drive is shared access, so you cannot park your car here unless you are at the house and can move it when the neighbour wants to go out.

Our house is located along the road that runs through the village of Volce, right in the centre of the village. If travelling with small children you need to make sure they do not run out onto the road. There is a park for children to play at the back of the house, along with tennis courts.
