6-Bedroom Exmoor farmhouse sleeping up to 15 with swim spa and tennis court

Emmett's Grange is a stunning dog-friendly country house, which sleeps up to 15, but can also be booked with the adjoining Linhay, a nice sized annex that comfortably sleeps 2. Both can be booked either separately or together and sit at the centre of an exquisite 900 acre private moorland estate, which guests are free to explore. Guests staying at the Grange can also take advantage of the onsite, private swim spa overlooking Exmoor, an all-weather tennis court and a games room, which is located within one of the outbuildings.

The estate provides a wonderfully secluded location for those wishing to get away from it all and explore the beauty of Exmoor National Park. However, it is also only a short drive to explore the many delights that North Devon and West Somerset has to offer.

The Grange boasts luxury indoor facilities including a music room, a Victorian conservatory, a library, a nursery and a drawing room. With a further games barn, a croquet lawn, a tennis court and a walled garden outside. The house provides the ultimate property for large families and groups of friends looking to enjoy a relaxing break or celebrate a special occasion in a memorable and magical setting. On site stabling is also available on request for those wishing to explore the national park with their own horse and dogs are welcome in both properties.

Downstairs at the Grange you will find a well-equipped kitchen, complete with a double fridge/freezer, a dishwasher, a gas oven with hob and for a small additional cost a working AGA. The kitchen also has its own table for quiet breakfasts and a separate pantry. Next door to the kitchen is the Victorian style conservatory, which has comfy sofas, a TV with games console and a table for either dining or arts and crafts. The formal dining room has an open fire, as well as large table to seat all the family. Other rooms downstairs include the Morning Room with plenty of seating, a decorative fireplace with wood-burning stove, and a range of musical instruments, such as a piano and trumpet; the library with traditional board games and a range of books, and an office and utility room. The final room is the elegant Drawing Room, which has a wonderful mix period features, as well as comfy sofas and chairs, a TV with DVD player and a wood-burning stove.

Upstairs there are six good sized bedrooms, they include the en-suite Knight Room with king size bed and additional single bed, the en-suite Fortescue Room with four-poster double bed, the en-suite Derby Haddon Room with two full size single bed, the Josh Brown Room with zip and link beds, which allow it to be set up as either a double or a twin, the bunk/twin room, which has full size bunk beds, which on request can be split into two singles and finally the en-suite nursery, which has two full size single beds and a set of full size bunk beds, it also has a large flat screen TV with games console and comfy sofas. The final room upstairs is the family bathroom.

Outside, guests have private access to the full-sized tennis court, walled garden, croquet lawn (with garden furniture) and a games barn with table tennis, skittles and a 1/4 sized snooker table, as well as to explore the beauty of the 900 acre estate. The Grange also has a deluxe swim spa.

Lovely country family home in amazing rural settin

The house has a lovely family feel to it and isn't too flash so you feel at home and comfortable. The house is in a very rural location so you need to plan ahead in terms of shopping - 20 minutes to shops. Minor grip that basics such as salt and pepper were missing, as well as extra loo paper and bin bags. The house is owned by a 'hunter' so there are quite a few local hunting trophies e.g foxes.

made very welcome. amazing place to be away from everything. great walks, lovely grounds. all you need in accomodation, clean, tidy, cosy etc. lucy the owner is very accomodating. cant wait to come back soon

Many outdoor activities can be enjoyed when staying at Emmett's Grange, these include several water-based activities at Wimbleball Lake, including sailing and fishing, walking, cycling and horse riding over Exmoor and surfing on the North Devon coast beaches. Within the house you will find lots of information on local events and activities, which are sure to keep everyone entertained no matter what the weather or season.

Emmett's Grange is located down its own private driveway and is set two miles outside of the Exmoor village of Simonsbath, which has a very good pub called The Exmoor Forest and a tea rooms, which are open seasonally. The Poltimore Arms and The Black Venus pubs are also nearby and serve good locally sourced food and ales.

Whilst staying at Emmett's Grange guests have access to the majority of the 600 acre estate, which has some excellent walks available. Maps are available within the house. Alternatively, with the house located in the heart of the Exmoor National Park there are various other trails to discover, including those near the beautiful Landacre Bridge and Dulverton.

Despite its countryside setting, Emmett's Grange is only a short drive from the North Devon coastline with the twin villages of Lynton and Lynmouth the nearest. Guests can also venture towards the coastal resort of Minehead where they will find a good beach for the children, a pretty promenade and a wonderful garden with original bank stand. This is also where you will find the major supermarkets, although smaller shops can be found in Exford and other nearby villages. The market town of South Molton in Devon is also close at hand with its array of independent stores and restaurants, the town is also home to the Quince Honey Farm, which is a great place for families, as well as picking up some local honey.
