Modern 4 bedroom luxury house only a 10 minute walk from Croyde beach

Only a 10 minute walk from Croyde beach sits Sunset Beach, a wonderful contemporary four bedroom house accommodating up to eight. The modern house has been beautifully decorated throughout with all the rooms adopting a light and airy feel.

To take advantage of the sea views the large open plan sitting room is situated on the first floor of the house and is home to the well-equipped kitchen, the dining area and the lounge. There is also a balcony, which overlooks the front communal garden and has far reaching sea views.

The lounge at Sunset Beach is wonderfully spacious with large windows allowing in plenty of light. There are also comfy leather armchairs and sofas perfect for relaxing and a wide screen TV with Freeview and a DVD player. Overlooking the rear garden is the dinning area where a large elegant wood table seats up to eight and is suitable for all occasions. Finally, neatly located around a corner is the well-equipped kitchen, which is fitted with all the necessary appliances. The kitchen, which has dark work surfaces and duck egg blue units features an electric cooker, a dishwasher, a microwave, a fridge and a freezer. Picnic ware and children's cutlery and crockery are also provided. Also, located on the first floor is a handy cloakroom.

The four bedrooms at Sunset Beach are situated on the ground floor of the cottage and are all a very good size. The first bedroom is a lovely double aspect double with sea views and plenty of storage. Along the corridor is a pretty twin, which again enjoys far reaching sea views. The final two bedrooms are positioned at the rear of the house and include a lovely twin and the Master, which has a double bed and an en-suite bathroom. Both the bedrooms at the rear of the house enjoy direct access onto the terrace and garden beyond.

There are two bathrooms at Sunset Beach, the first is the family bathroom, which is fitted with a jacuzzi bath and a separate shower cubicle. The second bathroom is the Master Bedroom's en-suite, which has a bath with overhead shower.

To the rear of the house is a lovely suntrap garden, which is mainly laid to lawn and is fully enclosed making it safe for children to play. The garden also features a summer house, a BBQ and a large terrace where a table and chairs is located for alfresco dinners and two sun loungers. An outside tap and lockable shed are also available to guests staying at Sunset Beach.

To the front of the house is a second garden, which is available to any guest staying at Leadengate House, which Sunset Beach is a part of.

Please note Sunset Beach is one of three properties that make up Leadengate House.

  • There are four good sized bedrooms at Sunset Beach, all of which are located on the ground floor of the cottage. Bedroom 1: The double aspect front bedroom is a large double with plenty of storage space. The room benefits from far reaching sea views and is tastefully decorated in shades of cerise pink. Bedroom 2: The first twin bedroom has two full size single beds and glimpses of the sea from its large window. Bedroom 3: The Master Bedroom has a double bed and a large built-in wardrobe. The bedroom also has its own en-suite bathroom and direct access to the rear terrace and garden beyond. Bedroom 4: The second bedroom at the rear of the house is a nice twin with direct access to the terrace and garden.

The modern house has a contemporary feel and is tastefully decorated throughout. A wonderful holiday

This is a very child friendly, well equipped house. We were two families with young children and we lived with plenty of space. The garden was very secure so the children could play safely. The position is great, with the beach only a five minute walk and the village too. The village is so quaint with everything you need. A fantastic find for us.

Water sports such as surfing, kayaking and paddle boarding are widely available at all the popular North Devon beaches, including Croyde, Woolacombe and Saunton, many of which also offer lessons to suit all abilities.

For land based activities, golf can be enjoyed at the nearby Saunton Sands, a championship standard 18-hole course with fantastic sea views. Horse riding is also on offer at many nearby stable yards, with some offering beach rides to experienced riders.

Walking is a highlight for many that visit North Devon with an abundance of beautiful walks available throughout the area, including those along the South West Coast Path, which is easily accessed in the village. Alternatively, cyclists and walkers can take advantage of the Tarka Trail, which can be picked up in Braunton - this largely traffic free, tarmac pathway follows the estuary all the way to Barnstaple before continuing on to Instow and beyond.

Sunset Beach is perfect for families or friends looking for a holiday at one of the most popular beaches in the UK. The wonderful golden sands of Croyde is only a quick 10 minute walk from the cottage and is renowned as one of the best for surfing in the country.

The village of Croyde with its pretty thatched cottages is home to a selection of very good pubs, including The Thatch, Billy Buds and The Manor House. There are also colourful shops selling day to day essentials and gifts to take home as souvenirs.

Just a short drive from the cottage is Braunton where you will find a larger range of shops, including Tesco, and plenty of restaurants, including Squires, which is one of the best fish and chip shops in the local area. Alternatively, in the other direction, Ilfracombe is less than a 15-minute drive, and it is here you can see contemporary artist Damien Hirst's statue, 'Verity', as well as set sail on a sea safari or head off to Lundy Island, a Site of Special Scientific Interest.

If you are thinking about heading in land for the day, Exmoor Nation Park is only a short drive away and is well worth a visit. This rugged landscape is home to stunning views and wonderful wildlife. Combine your visit with a traditional cream tea in one of the many cosy tea rooms or classic rural pubs. Places of note within the park include Lynton and Lynmouth where Exmoor meets the sea, and Heddon's Mouth a gorgeous cove with old lime kiln.

There are several attractions nearby that are guaranteed to be a hit with the children on days when the beach isn't an option - head off to Watermouth Castle and enjoy the vintage rides, or discover the dinosaurs at Combe Martin Wildlife and Dinosaur Park. Other attractions include Exmoor Zoo, Arlington Court and The Milky Way. Many attractions offer discounts if tickets are booked in advance, so it is well worth planning ahead.
