Villa Rosaspina is a traditional old oak-beamed Umbrian stone villa dating from the early 1700s. Standing on the Hills of Todi, in the Tiber valley natural park, it lies at the centre of one of Italy’s areas of greatest historical, artistic and cultural interest, and outstanding natural beauty. Surrounded by olive groves, vineyards and its own woodland with centuries-old oak trees is a perfect place for those who love privacy. From the windows you can admire the view of the stream flowing through the valley below. This villa comes with its own private 12x6m pool, set in magnificent rural surroundings for your exclusive use. You can sit under the gazebo by the pool and share the day’s discoveries with your friends via the villa’s DSL/Wi-Fi. The air conditioning in the bedrooms and the anatomical latex mattresses will keep you cool. The warm-welcoming atmosphere created by traditional materials and furnishings, beautiful antiques and paintings, will make this a truly relaxing holiday.


INTERIORS & GROUNDS: A spacious air-conditioned sitting room with fireplace has large glass door leading to the lawn. A glass door also leads from the kitchen out to a shady dining veranda with a stone BBQ, which lends itself to long al fresco meals with unforgettable views over the Umbrian hills. A terraced garden with lawns, fruit trees and rockeries surrounds the house and leads up to the pool area, set 25m/80 feet from the house. The broad lawn with oleanders leads down towards a paved terracotta terrace with a private large swimming pool, 6x12m/20x40 feet, loungers for sunbathing and a gazebo for reading or siestas in the shade.
GROUND FLOOR: Fully equipped kitchen with dining table, sitting room with fireplace, both of which air-conditioned & with mosquito nets. One double air-conditioned bedroom (which can be converted into a twin-bedded room) & ensuite bathroom with shower suitable for disabled guests. FIRST FLOOR: 3 double air-con bedrooms with ensuite bathroom (1 has a Jacuzzi bath + shower).

TODI : 5 miles away from the villa, is the old town of Todi, founded by the Umbrians (some cite the date 2700 BC). Situated in ancient times on the border between the Etruscan and Umbrian territories, not far from Rome and Florence, Todi has been defined as the most livable town on earth, the 'ideal town' by research of the University of Kentucky for its size, its climate, its hilltop location and for its harmonious relationship to its surroundings. A striking artistic centre in a magnificent position dominating the Tiber valley, celebrated for its Roman and Etruscan remains, for its palaces, its churches and its atmospheric medieval environment. Picturesque winding streets, stone buildings, medieval wells, arches, sudden ascents and descents that create various perspectives and dramatic views of faraway valleys, hills and mountains all contribute to Todi's unique appeal.

TODI ATTRACTIONS: In the centre of town is the long rectangular Piazza del Popolo, one of the most beautiful squares in Italy, onto which face the Palazzo dei Priori, Palazzo del Popolo and Palazzo del Capitano all originally 13th cent. civic buildings and the 11th-12th cent. Duomo. The Temple of S.M. della Consolazione (16th-17th cent), built to a plan by Bramante is one of Italy's finest Renaissance Churches. The newly restored Museo Civico e Pinacoteca houses important pieces ranging from rare Etruscan coins to 16th c. Italian paintings. In Todi one can find many cultural events and exhibitions. The annual Todi Festival hosts avant-garde music, dance and film productions. An antiques fair takes place every spring. Many celebrated artists and artisans live and have their studios in Todi. The town is rich in art galleries, craft-shops (ceramic, carving), antiques dealers and restorers. You can enjoy the world-renowned Umbrian cuisine in traditional restaurants & food shops: truffles, wines, olive oils.

Beautiful location and villa ideal for large families
Ideal for family and friends get together, especially having a bathroom with each bedroom, a must with two messy teenagers. Beautifully restored old villa and amazing pool although it could have done with some form of heating as quite cold even at the end of July. Beds very comfy. Rosa the villa owner was exceptional and helped us with our shopping and booked all our tests whilst in quarantine for 5 days. She even left us a few home baked treats during our stay. The only criticism I have with the property is the kitchen. Very small and in need of modernisation and not really suitable for catering for 8 people in its present condition. A real lack of preparation space. That said, if you were going out for dinner most nights there are plenty of lovely restaurants within a 15 minute drive.

The villa was very well presented, clean, elegant and very practical. Fabulous pool and a peaceful, remote location. Well looked after by Rosa, the owner, who cooked and baked for us delicious Italian specialities.

Spectacular retreat
This property is so beautiful. It’s grounds are everything you would expect from the Italian countryside and much more. It is peaceful with amazing views and an awesome pool. It is a short drive to Todi and the Orvieto train station. We were four friends traveling together and the home had all the amenities we could want. We found ourselves cooking together and enjoying the local wines in this classic, well appointed villa. Rosa and Bruno are wonderful hosts and patient with our limited Italian. Rosa is a marvelous baker who spoiled us with lucious treats. This is a magical place where, upon returning home, I realized what rich memories I brought with me. I, and my friends highly recommend Villa Rosaspina and will surely return when next in Italy.

Idyllic stay at beautiful villa near Todi, Italy
Our group of eight spent a week at Villa Rosaspina. The main house is a restored farmhouse with four bedrooms, each with an en Suite bathroom. There is a small but adequate kitchen, main room, washer, and patio with dining table, which we used for all meals. The entire property is pristine. The owner, Rosa Bucci, greeted us and made delicious dinners twice. There also is a wonderful pool patio complex a few steps away. It has splendid views of the valley beyond. Several miles away there is a super mart where you can get anything needed from groceries to outlet converters. Villa Rosaspina is centrally located and convenient to Perugia, Orvieto, Assisi, etc. Rosa is an excellent host who is a fabulous chef. I did not meet Bruno but he has put together a first class facility.
