Villa Rosaspina is a traditional old oak-beamed Umbrian stone villa dating from the early 1700s. Standing on the Hills of Todi, in the Tiber valley natural park, it lies at the centre of one of Italy’s areas of greatest historical, artistic and cultural interest, and outstanding natural beauty. Surrounded by olive groves, vineyards and its own woodland with centuries-old oak trees is a perfect place for those who love privacy. From the windows you can admire the view of the stream flowing through the valley below. This villa comes with its own private 12x6m pool, set in magnificent rural surroundings for your exclusive use. You can sit under the gazebo by the pool and share the day’s discoveries with your friends via the villa’s DSL/Wi-Fi. The air conditioning in the bedrooms and the anatomical latex mattresses will keep you cool. The warm-welcoming atmosphere created by traditional materials and furnishings, beautiful antiques and paintings, will make this a truly relaxing holiday.
INTERIORS & GROUNDS: A spacious air-conditioned sitting room with fireplace has large glass door leading to the lawn. A glass door also leads from the kitchen out to a shady dining veranda with a stone BBQ, which lends itself to long al fresco meals with unforgettable views over the Umbrian hills. A terraced garden with lawns, fruit trees and rockeries surrounds the house and leads up to the pool area, set 25m/80 feet from the house. The broad lawn with oleanders leads down towards a paved terracotta terrace with a private large swimming pool, 6x12m/20x40 feet, loungers for sunbathing and a gazebo for reading or siestas in the shade.
GROUND FLOOR: Fully equipped kitchen with dining table, sitting room with fireplace, both of which air-conditioned & with mosquito nets. One double air-conditioned bedroom (which can be converted into a twin-bedded room) & ensuite bathroom with shower suitable for disabled guests. FIRST FLOOR: 3 double air-con bedrooms with ensuite bathroom (1 has a Jacuzzi bath + shower).
TODI : 5 miles away from the villa, is the old town of Todi, founded by the Umbrians (some cite the date 2700 BC). Situated in ancient times on the border between the Etruscan and Umbrian territories, not far from Rome and Florence, Todi has been defined as the most livable town on earth, the 'ideal town' by research of the University of Kentucky for its size, its climate, its hilltop location and for its harmonious relationship to its surroundings. A striking artistic centre in a magnificent position dominating the Tiber valley, celebrated for its Roman and Etruscan remains, for its palaces, its churches and its atmospheric medieval environment. Picturesque winding streets, stone buildings, medieval wells, arches, sudden ascents and descents that create various perspectives and dramatic views of faraway valleys, hills and mountains all contribute to Todi's unique appeal.
TODI ATTRACTIONS: In the centre of town is the long rectangular Piazza del Popolo, one of the most beautiful squares in Italy, onto which face the Palazzo dei Priori, Palazzo del Popolo and Palazzo del Capitano all originally 13th cent. civic buildings and the 11th-12th cent. Duomo. The Temple of S.M. della Consolazione (16th-17th cent), built to a plan by Bramante is one of Italy's finest Renaissance Churches. The newly restored Museo Civico e Pinacoteca houses important pieces ranging from rare Etruscan coins to 16th c. Italian paintings. In Todi one can find many cultural events and exhibitions. The annual Todi Festival hosts avant-garde music, dance and film productions. An antiques fair takes place every spring. Many celebrated artists and artisans live and have their studios in Todi. The town is rich in art galleries, craft-shops (ceramic, carving), antiques dealers and restorers. You can enjoy the world-renowned Umbrian cuisine in traditional restaurants & food shops: truffles, wines, olive oils.

Well what a marvellous place, the villa and pool were fantastic. The local towns were very pretty, each in such different ways. The scenery was truly breathtaking, there is just so much to see and do. An absolutely perfect base for our travels, thanks for your advice. Although at the end of our touring we could never wait to return to the villa and its cosy atmosphere. That was only when we could drag ourselves away in first place. WE have had a wonderful 2 weeks in Rosaspina, the pool was wonderful, peaceful and never have we heard crickets like these! We've had wonderful meals in the restaurants in Todi and here at the house: Monina's cooking for Sarah's birthday made it perfect. Truly a place to recharge the batteries. We loved our week at Villa Rosaspina. The photos do not quite do it justice. The setting is private, pristine and totally beautiful. The bedrooms are all excellent, just as shown. And the pool is crystal clear and refreshing. And, then, too, there is Rosa Bucci, the host. She is so lovely, gracious and helpful. We enjoyed two of her home-cooked meals, which we all agreed were a highlight of our week. Rosa's pasta and cakes, in particular, are truly memorable. This is not a complaint, but an observation: If they took credit cards it would be a lot easier than wiring the money. But don't delay: make your reservation as soon as you read this review.
We stayed at Villa Rosaspina in July 2017 with a group of 7 adults and 4 small children. The villa was perfect for our needs. The rooms and kitchen were well equipped and nicely decorated. There was a good outside dining table and a grill. We loved the pool and the view from there. The hosts were very helpful and responded quickly to our requests.
We were sorry to leave this Umbrian oasis. Perched in the hills, graced with beautiful views, the house was a great spot for our family. 6 adults and 2 kids - the boys even saw 3 wild boar just past the pool.
The pool was a godsend to our tired tourist feet come end of day. Big pool, big views.
House was great - 4 equally sized bedrooms, so everyone had a good quiet place of their own.

One of the nicest villas we have used in Italy. Rosa was great host, she was attentive but not intrusive. We especially loved the cakes. Great pool for lazy days at the villa. Great location for travelling around Umbria.
Villa Rosapina is absolutely delightful place. It is as clean as a first-rate hospital ought to be. I will avoid the thousand words and say simply that the photos are accurate, not photoshopped, descriptions of Rosapina. You get what you see. It is charming. The outside is an example of a 300 year old building. The inside has been completely renovated and is not distinguishable from brand new. I like to be away from crowds and traffic, until I want to be among the bustle of a busy town. Villa Rosapina was perfect for me. Far enough away from it all yet near enough to Todi, a fairly large medieval village. The villa is owned and operated by a father and daughter who live very close to Rosapina. The daughter, Rosa, attended to anything we might have needed. Right away. With an infectious smile and laugh. Although there are an abundance of fabulous places to eat nearby, we stayed at home often and Rosa cooked for us. Those experiences equalled any meal at a 5 star restaurant. Rosa grew up on the farm and, naturally, knows all about things to see and do. I love to drive in an open car on lightly traveled, scenic country roads. Rosa directed me such routes. We wanted to visit a nearby town, Deruda, which has a well deserved reputation as the best place to go for hand painted ceramics. Of course, Rosa knew exactly where to go in town and where we could find parking and where to have lunch after a visit to the ceramics shop. I would recommend Villa Rosapina to anyone without reservation. You will have a memorable, lovely vacation.
One of my most memorable experiences in Italy. Not only is Rosa a wonderful cook but also a marvelous person. Her villa is beautiful and well kept. It's a rare find and an experience you will never forget. It's proximity to Todi and to Orvieto are just perfect. Travel to see the sights or just stay home by the pool, either way you will thank yourself for being smart enough to have found this great place.
Villa Rosaspina is situated 5 miles from Todi and stands on the hills around the river Tiber, surrounded by olive-groves, vineyards and its own woodland with centuries old oak trees. In addition, thanks to the central position in Umbria,close to TUSCANY,you need only get onto the main road, which is just 2 miles away and the finest towns of artistic interest in Italy are within easy reach: it takes only 40min by car to get to Assisi, Spoleto, Orvieto and Perugia.
