About the property

Casa Rosa

CASA ROSA is a traditional stone farmhouse set high in the green hills of Umbria, central Italy, some 10 km (6 miles) north-east of Assisi. The house is divided into holiday apartments - one large apartment occupying the whole of the first floor, and two smaller apartments sharing the ground floor and a fourth apartment in a separate cottage. Casa Rosa is surrounded by woods and farmland, all apartments have beautiful views over the National Park of Mount Subasio.

The accommodation is completely self-contained, with its own kitchen and bathroom and balcony or terrace. All is simply but comfortably furnished, beautifully decorated, and have full central heating. Casa Rosa can accommodate from 2 to 5 people. Casa Rosa's position, over 450 m. (1500 ft) in the hills, means that in summer it is generally cooler than most of the rest of Italy.*

The Farm: THE FARM stands in a regional park, on a spur above a small river, with breathtaking views over the Tescio valley and across the hills to Mount Subasio. The owner, an English painter, lives on the premises. The immediate area is one of great natural beauty. The hills are covered by forest, mostly oak, and by small farms with their olive groves, pastures and fields of wheat, barley and oats. Far from any main road, it is a very quiet and peaceful place. For most of the day the only sound is the singing of birds and crickets and the river in the valley below.

The hills and forest hide martens, porcupine and wild boar, all of which have been seen on the farm. The wealth of bird life includes buzzards, goldfinches and hoopoes.

In spring the the meadows, fields and verges abound in wild flowers, among them poppies, cyclamen, wild gladioli, and many types of orchid. From May to July fireflies dance in the night, and through the summer the Farm is home to thirty varieties of butterflies.

Hiking in Umbria: A Casket of Nature, Traditions, and Legends.

From Casa Rosa it is possible to hike a numerous amount of trails in the Umbrian region, a mountain chain rising in the heart of Italy and reaching Mt. Vettore (2,476m). A territory where the magic of local nature, history, and culture have contributed in defining a unique and unrepeatable reality. Here, in the kingdom of the mythic Sibilla, the Parco Nazionale Monti Sibillini was established in 1993 (with over 70,000 ha), with the aim to safeguard the environment, promote a social and economic sustainable development, and favour the creation of a 'Park suitable to everyone'. The wolf, the golden eagle, the peregrine, and a number of endemic species are the most evident elements of a biological richness which, along with the charm of the abbeys and of the Medieval historical centers lying in a crown at the foot of the mountains, have shaped an old and suggestive world where time has stopped to honour a reality of extraordinary beauty

Reaching Casa Rosa: FLYING -

Perugia ( half hour by car) is served by Ryanair (ryanair.com). Depending on season and day of the week, flights can cost as little as £20 return. The airport is small, bustle-free and well connected to the motorway towards Assisi. Ryanair also flies to Pescara, Ancona and Pisa which is not much further away, and sometimes flight times are more convenient than those to Perugia. Flight/car hire packages can be arranged through the airline.

Easyjet (easyjet.com) offers affordable flights to Bologna (north of Florence, 2 - 2.5 hrs drive from Assisi) and Rome (also 2 - 2.5 hrs drive from Assisi).

It has been great to be here in autumn instead of summer, especially as the trees have turned this very week from green to yellow and brown. Casa Rosa

Casa Rosa is sitting high up in the hills in the Umbrian country side. It is a very private, quiet and amazingly beautiful place. The house is taken care of with great love by its owner Jennifer a English painter who made us feel very much at home.

Out of the three apartments in the old farmhouse we choose the one on the ground floor with a private terrace. And it was absolutely perfect because we where traveling with our girls 6 years and 17 months old and didn't want to deal with stairs. Our girls loved being able to go in and out to research the premises, chase the cats, and visit the hens. The apartment was beautiful and like a real home, it had everything we needed and was sparkling clean.

Nearby Amenities

There were two restaurants and a grocery store down the hill, only a short drive. And in Assisi which is 10k away we could go to a supermarket. There we also found a great restaurant outside the walls, La Stalla. An old stable converted into a very rustic restaurant, where the food is cooked over a fire and potatoes and onions where dug out of the ashes when ordered.

The hills and mountains around the farm changed with the different light and kept taking our breath away. The garden around the farmhouse is very inviting and we hardly wanted to leave to go sightseeing. So for a couple of days we just moved around in the garden from a sunny spot to the shade. There where comfortable lounge chairs for us to use. Our 6 year old spent a good part of the day in the swing and the little one in the little plastic pool we brought. It was still to cool for the big pool to be used but it looked great.

We where so happy at Casa Rosa that we did not want to leave. We feel like we have a home in Italy now and are looking forward to return and stay longer.

Things to do in this area

There are endless things to see and do - but we liked our lazy days around the house best. We went into Assisi to go on the trail of Holy Franz and we visited several of the hill towns. Perugia was very lively, MonteFalco had a great restaurant called Coccorone, and Cortona was full of atmosphere and also there we found an amazing restaurant called Osteria del Teatro.

Perfect place for a honeymoon

My wife and I travelled around Italy for over two weeks, and the highlight of the trip was without a doubt the five days we spent at Casa Rosa. Ella and Alessandro are warm and friendly and the perfect hosts (I guess I might be a better person too if I got to live at Casa Rosa). When Ella learned that we had not picked up groceries before arriving, she delivered a red wicker basket filled with bread, jam, vegetables from their garden, and eggs from their hens so that we would not go hungry in the morning.

Ella and Alessandro also have great recommendations for day trips to nearby towns and vineyards. And the property is beautiful - spending your days hiking around the Umbrian hills or just floating in the pool is not to be discouraged. Merely thinking about Casa Rosa immediately relaxes me and puts a giant smile on my face.

Oh, and make sure to buy a meal prepared by Alessandro in your kitchen. It was our favorite meal in Italy.

So, just book this place already, you will be very happy.

Ein wunderschöner Ort!

Wir sind per Zufall auf Casa Rosa gestoßen und waren nach dem Besuch sicher, dass wir noch mal kommen werden. Obwohl wir im April da waren, war das Wetter gut. Das Haus ist super gemütlich, die Landschaft wunderschön und die Gastgeberin sehr freundlich! Es gibt hier viele tolle Ausflugsziele. Ein Auto wäre empfehlenswert.

ASSISI, the nearest town, is the home of St. Francis and his female counterpart, St. Clare. For seven centuries Assisi has been a focus for pilgrimage, and the area is rich in traditions associated with the saints. Within a 60 km (40 mile) radius of Casa Rosa are the ancient hill towns of Gubbio, Spello, Cortona, Spoleto, Orvieto and Todi, each with its medieval centre. Perugia, the region's capital, is 25 km. (15 miles) away, a stylish university city with striking medieval architecture, important Etruscan remains and major works of art.

To the West, Lake Trasimeno offers swimming and water sports for most of the year. To the South and East lies Umbria's wildest scenery - the forests and gorges of the Valnerina, the mountain peaks and remote alpine pastures of the Monti Sibillini.

  • Swimming pool (12m x 6m) A spectacular lap pool, shared by the apartments, is located a little way above the house in a marvellously tranquil position with panoramic views over the national park. The pool is bordered along one side by lavender, local herbs and a large cherry tree; on the other side is a wide terrace paved in local stone with sun-beds and deck chairs for lounging and sunbathing, here there is also a barbecue and gazebo. A shower is built in to the stone wall at one end of the terrace. The formal gardens have terraces, patios and outdoor furniture. There is a barbecue and a traditional bread/pizza oven. This is an ideal place for relaxaton, peace and to get a way from it all. From Casa Rosa it is possible to take walks within the national park of Mount Subasio. Jennifer Holmes will provide you with many itineries and maps.
