Light and spacious. Single level detached cottage, with a stylish and comfortable modern interior.
ln a great location in centre of Lincolnshire. We are close to the lovely Roman city of Lincoln, with it's fabulous Cathedral and Castle, independent shops and restaurants.
Or in the other direction, is the lovely market town of Horncastle, brilliant for antique hunting!
Just 1 mile from the A158 main Lincoln to Skegness road. ldeal for exploring the coast, lovely market towns and the countryside too!

Cleaned to a high standard and pet free. The cottage sleeps up to 6 people + baby

3 bedrooms with comfy king-size beds
One bed is zip-link - can be either 1 huge (6ft wide) super king, or 2 (3ft) twin beds
Travel cot available.

2 Bathrooms with good showers and a big bath! Heated towel rails, underfloor heating.

Separate cosy sitting room with 50" smart TV. Comfortable lounging furniture. Books, games, films, WiFi. Patio doors open to the garden

Bright, comfortable and surprisingly spacious inside! The house has many lovely features.

Lovely, large sociable, dining kitchen with all appliances. Great for home cooks! and gatherings of families and friends.
Facilities include:
Range Cooker (2 ovens, 5 ring ceramic hob ) big American style fridge freezer, full size dishwasher, large washing machine, integrated microwave. Dining table for 6 and kitchen island seating. Lots of cooking equipment, serving dishes and recipe books! TV for the chef!
Tea towels, cloths, cleaning products and dishwasher tablets etc all provided. Small larder of essential items.
Doors from the kitchen open to the pretty courtyard patio and garden.

Cosy sitting room with floor to ceiling windows to watch the ever changing, country views or the horses & pet sheep on the adjoining paddock!
Electric wood burning effect fire. Comfortable furniture. 50 inch smart TV, great for family film night or watching sporting events! Books, board games etc.
Doors open out to patio and garden

The barn is heated by 'Green' Technology (ground source heat pump). Warm and cosy in winter, with double glazing & underfloor heating. Each room has its own thermostat, programme up or down (or switch off!) to suit your preference.

Divided by the original thick barn walls. The cottage has 3 bedrooms, in the bedroom wing! All along a central corridor.
The Master bedroom has a king size bed and en suite bathroom

Bedroom 2 - has one Super king (6ft) zip & link bed
(which can be either twin beds, or joined to make 1 large Super King bed. (Please let us know your preference).

Bedroom 3 - has a king-size bed
All bedrooms have wardrobes and drawers, bedside tables and reading lamps.

The cottage has 2 bathrooms, both with power showers and heated towel rails and underfloor heating.
The En-suite bathroom has an extra large shower cubicle, basin and WC (this bathroom can be Jack and Jill opening to hall corridor)
The 2nd bathroom (access from main hall) has a large bath with Aqualisa electric shower over. Basin and WC. Large towels supplied!

Outside, there is a patio courtyard (access from kitchen or sitting room) with plants, lighting, garden furniture and Weber charcoal barbecue.
A lovely space, great for barbecues, Al fresco dining and drinks! Through the gate from the courtyard is a large enclosed lawn. Children can run about, play, let off steam and be themselves!

Please make a firm and fair arrangement with us for the electricity costs, if you want to bring an electric car.
Ample car parking for 3/4 vehicles on the private driveway behind the cottage.

Single level cottage. Quite accessable, for people with mild mobility issues.
The cottage does have two steps to front door and one step to bedroom wing. There is ramp access via the 3rd bedroom but please note the bed would have to be removed from this room, to make access possible (only 2 bed property, if using ramp)

There are lots places to walk and cycle locally, just step outside! The owners 30 acres of private wildflower meadow and woodland is nearby, you are welcome to explore! Map in cottage.
The cottage is on the Lincolnshire No1 cycle route.

Local villages have shops, garden centre, tea rooms, restaurants and pubs.
Closest pub is The George at Langworth (1 mile) which has a growing reputation as a foodie pub! Open Wednesday to Sunday, booking for dinner essential.

The nearby, lovely Roman City of Lincoln (7 mile, easy direct route) has a wonderful Cathedral, Castle with the Magna Carta and Victorian Prison. Often used for as a film set,movies such as Da Vinci code or Young Victoria.
Walk the castle walls for great views of the city and surrounding area. River Waterfront, Museums and Galleries, cobbled streets,independent shops, cinemas and restaurants, you will find lots to do!
The unique, Steep Hill was voted Britain's best Street & Lincoln was one of The Sunday Times top 10 towns! Steampunk festival in August and lots of other events, throughout the year. See visit Lincolnshire.com for details.

The Lincolnshire Wolds (hills) have pretty villages and market towns.Louth, Horncastle, Market Rasen, Tealby.
Under an hours drive to the coast and enjoy miles of deserted beaches, or the seaside resorts. Watch 100s of seals and pups in winter months, at Donna nook.

There are many Historic Houses to visit, Doddington Hall, Gunby Hall, Tattersall Castle, Belton House... Lincolnshire is great for antique hunting in Horncastle, Newark and Hemswell.
We are also close to the Lincolnshire showground. County show in June and lots of events and antique fairs, throughout thek year.

Lincolnshire has a wonderful Aviation history with many airfields and museums and memorials. There are lots of things to see which you will not find anywhere else! Including the BBMF RAF Conningsby, home to Britain's only airworthy Lancaster, an interesting and inspiring museum for young and old!
RAF Waddington new home to the Red Arrows, we often see a fly past!

Nearby attractions for children include Woodside Wildlife park and Rand Farm Park (both within 2 miles of the cottage) Playgrounds and parks in local villages. Lots of activities for children in Lincoln at the castle, local museums and galleries. Fun at the seaside too! Cleethorpes, Sutton on Sea & Skegness!

Travel cot and highchair and disabled shower seat are usually available, on request.

Very sorry, due to livestock and horses on the adjoining paddock and to accommodate guests with allergies, we cannot accept pets at this property.

A neighbouring property is undergoing renovation project, it is almost finished! Looking great! and the house is nearing completion. Owners moving in soon!
There is a working farm in the village, with occasional farm machinery moving about.
A railway line runs near the village. Quiet Lincoln to Cleethorpes branch line, hourly train service and occasional goods trains.

Lovely property and super helpful owners
Valentine Cottage is great sized property to cater for up to 6 people. Kitchen/diner is particularly spacious, room enough for us to have guests over for dinner. Pam and Chris were very helpful with enquiries about booking and access to the cottage, even letting us know when it was ready so we could get in a little earlier. The underfloor heating kept us cosy in the kitchen and living room, but was a little too hot later in the evening as the beds are very warm too. It’s in a pretty little hamlet tucked away in the countryside but only a short drive to local stores and Lincoln itself is a beautiful city. Just a note: at time of visit (April 2023) there was building work going on behind the cottage and I’m assuming some farm work. This wasn’t disruptive during the day as it wasn’t very loud and couldn’t be heard from living areas, but it wasn’t possible to have a sleep-in as it did start early and came from the bedroom side of the cottage. Overall this is lovely cottage owned by a courteous couple.

Easy access to Lincoln
Perfect little cottage in a quiet little village about 5miles from Lincoln, easy to access the rest of Lincolnshire from there as major road access is only a mile away but you would never know as it is so peaceful, cottage has everything you could need for a stay even the things you forget to bring with you. Top Banana 🍌🍌. Doug.

Lovely cottage but needed a clean
Lovely cottage which needs some TLC. The hedges were overgrown, scraping our car as we entered. The bathrooms hadn't been cleaned in a long time, there was a layer of dust everywhere, cobwebs and dead spiders to be found. The trays at the bottom of the oven were covered in fluff. This makes it sound terrible and it wasn't but the overall feeling was that nobody really cared. We would all have preferred a clean house instead of the coffee maker! When we went to pick up the keys our car was stuck in a deep rut on the entrance to the owner's home, maybe it is because it is winter. To summarise we liked the cottage but would prefer to stay somewhere cleaner. The cottage is in a good position to drive into Lincoln. We all live in the country so know how difficult it is to keep cobwebs and spiders at bay.

We moved in to the area 25+ years ago for the outstanding schools, open space and clean air!
Our kids have grown up and have mostly left home now, to live their own city lives! but also love to return home to the countryside!
Friendly village, with nice people, very little traffic. 30 mph speed limit. Easy access to the lovely City of Lincoln.
We live in the village, completely separately from the cottage, at the Farmhouse down the lane.
We can usually be called on, if you need any advice, help or assistance. Our phone numbers are in the cottage information folder. Otherwise, we totally respect your privacy. We have stayed at holiday homes where the owner is always coming around, nightmare! This is not us!

Interested in wildlife and conservation. We have planted a wood and wildflower meadow, which guests are very welcome to explore! The totally organic wild flower meadow at its best, early summer.
We always try our very best for all guests. We have many guests, who are like old friends and return to the cottage, time and time again. It is a lovely place!

Great cottage in quiet country village. Central Lincolnshire, only 1 mile to the main A158 Lincoln to Skegness road. Private location, lovely dining kitchen, separate Sitting Room with large smart TV. Pretty courtyard for Al fresco meals and drinks, large enclosed lawn. I am always making improvements to the cottage, doing my best to make it comfortable and welcoming for our guests.
7 mile, easy drive, to the lovely Roman city of Lincoln, fabulous Cathedral and Castle. Easy access to the Lincolnshire Wolds with market towns and pretty villages. Lovely unspoiled Lincolnshire coast is less than an hour's drive. Busy seaside resorts of Skegness, Cleethorpes and Mablethorpe or quiet lovely beaches Mogs eye, Sandilands, Chapel St Leonard's, Sutton on Sea, Anlaby Creek.
Lots of footpaths and bridleways for exploring on foot or bicycle.
We are on the Lincolnshire No1 cycle route.

Our friendly, pet sheep are usually on the paddock (unless, they have eaten all the grass and had move elsewhere for a time!) Fun to watch their antics! Most have names! Love carrots, apples and fresh vegetable peelings! Sorry, we don't lamb anymore because l cannot bear to give any of them away!
