This luxurious fully air conditioned 2 bedroom family friendly penthouse apartment, with rural and pool-view balcony is furnished to the highest standard with all mod cons, wi-fi and offers a real home from home within a beautiful, tranquil setting. The gated complex occupies a peaceful location overlooking the countryside. Only five minute drive from the sandy CTO beach with its crystal clear sea and 15 minutes drive to the cosmopolitan town of Larnaca with many beaches, restaurants and shops. Just a short walk away is the traditional village of Pyla where you will find a local bar, small supermarket and a few shops, one of the few places where Turkish and Greek cultures mix. Suitable for couples, families, diving enthusiasts and triathlon/cycling training teams who want outstanding accommodation away from the hustle and bustle of the main resorts. This is an excellent location for exploring the rest of the island - within half an hour you can be soaking up the sun on stunning Makronissos or Nissi Beach, discovering one of the many sites of cultural interest or having fun at the nearby water park.


2nd floor fully air-conditioned throughout, accessible by lift and stairs. 2 bedroom apartment directly overlooking the pool (ideal for families with young children with pool furniture - sun loungers and umbrellas), Pyla village and olive groves, and a distant sea view. Master bedroom overlooking the patio and rural views with double bed with side tables, dresser, dressing area with 2 double wardrobes and ensuite bathroom with toilet, basin and shower. Twin bedroom with 2 single beds both with fitted wardrobes, side table and dresser. Double sofa bed in living room. Fully equipped kitchen with breakfast bar and 2 stools with washing machine,dishwasher, fridge freezer, hob, fan oven, kettle, cafetiere, toaster, microwave, cutlery, crockery, pots, pans, etc. A cool box with ice blocks are also provided. Built-in filtered water tap provides delicious fresh drinking water. Separate washroom with toilet. Main bathroom with WC, bath/shower over, large cupboard for towels, toiletries, etc. Living room has large satellite TV, DVD/CD player, double sofa bed, dining table and 6 chairs, sliding doors to private furnished patio directly overlooking the pool and tennis court. 4 tennis rackets and balls are provided. The patio has large rattan furniture with dining table and chairs, a separate coffee table with sofas both with matching seat cushions. There are 5 sun loungers on the balcony so you have the choice of sunbathing on the patio or by the pool if you want a quick cool down. The patio provides both ample sun and shade. There is a traditional Cypriot charcoal barbeque on the patio for al fresco cooking and dining. There are 4 small sun chairs with parasol available for use on the beach. We use them to watch the sunset on the local CTO beach along with our own sundowners bought in the cool box. Beach toys and balls also provided. There is a 2nd small patio ('Breakfast Balcony') with small table and 2 chairs overlooking the pool area, with a distant view to the sea. There is also a high chair, travel cot and changing mat all available for no extra charge. Reading books and DVDs are available for guest use. 3 clothes drying airers with pegs. There is an ironing board and iron plus 2 hairdryers for guests' use.

About Kathryn West

Ian and I live in Burnham, Buckinghamshire (near Windsor). We have 3 grown up children. We fell in love with this area of Cyprus when the children were very small, and so we decided to buy a property here and we travel over here regularly. We love the apartment as it is so large and roomy. Even when we are all there, there is plenty of space. We love Pyla Gardens with its lovely pool, and splash pool for little ones. It is tranquil with both a rural village feel, and yet minutes by car to the sea and short drive to the busier towns of Larnaca and Ayia Napa.

Why Kathryn West chose Pyla

The apartment is ideally located to explore the island, and amazingly close to the airport for speedy transfers. The huge patio gets the sun all through the day, but there is also shade whenever you need it under the awning with the rattan dining table and chairs, where you can breakfast, lunch and dine al fresco.

What makes this apartment unique

We love coming here to relax and enjoy the heat of the sun, and we hope you will feel the same too. We love the fact that the season is so much longer here. We recently enjoyed 30 degree heat in mid-April and we have equally enjoyed sunny hot temperatures in November.

Lovely property couldn't fault it!! Really modern and spacious.

The property boasted all the house hold products you would ever need. Washer, clothes maid and pegs, iron and iron board, hairdryers etc. There was even inflatables for the pool and bats and balls to keep the kids entertained. The complex was lovely, my favourite thing about he property was the lovely spacious terrace couldn't have wished for better accommodation. The only negative was there were no bars or restaurants within walking distance, although they were only a short car ride away sometimes it's nice to just have a stroll and a couple of drinks with your evening meal.

Beach and Pool holiday from a luxurious base

The weather was incredibly hot - in high 30s most of the time. We ran air conditioning only at night though and used the draft created by shade and open windows and doors during the day time. Plenty of water sports to enjoy in the area and quality of food was very good everywhere. Our favourite beach was Konnos Beach on the far side of Agia Nappa but SO worth the drive. We found a super local restaurant Pelagos which is right on the beach. The owner is Cypriot but from Croydon. Our favourite restaurant is most definitely Sage in Agia Nappa - takes a bit of seeking out but so worth the effort.

The apartment was smashing. Very modern, clean and lots of space and a terrific terrace which gave us the feeling of massive space. The apartment is well appointed and everything that you could think of needing was there - but we never did find the iron!

I would strongly recommend the penthouse whether you're two or six people - it works. Any problems or queries were very quickly sorted by the near on site agent, Paul.

Shaded car parking was a major plus as the temperatures were very high and the swimming pool was brilliant for those lazy times.

We had a smashing break and would most definitely recommend the apartment.

Stunning modern, large open plan 2 bed penthouse (sleeps up to 6 plus baby), set in a private luxury security gated complex with pool, suitable for couples, families, visitors to the nearby Dhekelia Forces Base or for a triathlon training base. Fully air-conditioned/heated extremely spacious second floor penthouse with large sun and shade patio with al fresco dining furniture and sofas. Double sofa bed plus Travel cot, high chair and changing mat available free of charge. Lovely views over olive groves to the traditional Pyla Village and distant sea view from breakfast balcony. Wifi.


A fantastic holiday base all year round and situated in the traditional village of Pyla with a local bar and supermarket just 5 mins walk away and typifies the peaceful co-existence of Greek and Turkish Cypriots. The roads into the village and the village square have both Greek and Turkish bars, small restaurants,a barber, clothes and sports shoe shops and places of worship.

There is a border crossing just above Pyla village for those wishing to explore Northern Cyprus (Kyrenia, Famagusta etc.)

You can get fabulous fish and chips at the nearby Dhekelia Base.


There are numerous supermarkets in the area. We recommend Lidl - just a 5 minute drive away- 2 junctions away immediately off the A3. There is another Lidl towards Larnaca on the Dhekelia Road and a large Carrefour just beyond. There is a small supermarket in Pyla Village - a short walk away from the apartment.


The award winning Pyla(CTO) Beach is 3km away, with its gently sloping sandy beach and shallow water, with lifeguard in peak season with volleyball and windsurfing. There is a lovely restaurant serving food all day from breakfast to early evening.

You can walk along the beach towards Larnaca and stop for drinks/snacks at the numerous hotels, seafront bars and restaurants along the way. We love walking to Pelagos Restaurant on the seafront where you can enjoy freshly barbequed fish and Cypriot dishes.


Dhekelia Road runs parallel to the coastline and has numerous restaurants, bars, ATMs, hairdressers, pharmacy, scuba diving and quad biking companies, hotels, supermarkets. Further along you will find Larnaca with an even more extensive range of bars, restaurants, shops (inc. Zara, Top Shop & M&S) and watersports. Larnaca itself has a beautiful marina, promenade lined with palm trees and beach.

In the other direction towards AyIa Napa, there is a Water Sports Park and the beautiful Makronissos & Nissi Beaches with white sand and pale blue sea. Stop off on the way there or on the way back at Potamos and old fishing shelter and enjoy the fresh fish at one of the 2 super restaurants there.


There is plenty of nightlife in Larnaca, just 10 mins away and at Ayia Napa just 20 minutes away in the other direction.


The island has numerous archaeological sites.For guests interested in scuba diving, the ferry Zanobia sank in Larnaca harbour and is one of the world's top ten dives. The island is full of historic sites, such as the Roman city of Kourion and the apartment is perfectly situated for access to all areas of South and North Cyprus.

Cyprus has a thriving programme of cultural events all year round. Skiing available in winter months in Troodos Mountains.

The apartment is situated next to the brand new University of Central Lancashire (UCLAN). Our guests can have use of their gym for a small charge.


The modern Larnaca airport is 15 mins drive from the complex.


Pre-booked car hire is highly recommended to take full advantage of all that Cyprus has to offer. We highly recommend our friend Stelios of Helens Rent A Car, who will greet you at the airport and organise your hire car at his office just 5 minutes from our apartment,
