Pretty rustic french style 2 storey house set in private residential closed residence built in the grounds of an old chateau ,approx 1.5km from the bustling town centre and the beaches of Ste Maxime. Set around a courtyard in acres of wooded grounds it has views over the town and the bay of St Tropez. The house has 1 large terrace and 2 smaller balconies and is private and quiet. With its shared Swimming pool, tennis court ,table tennis and boules, is an ideal holiday retreat in beautiful surroundings.It is approx 1 mile to beautiful beaches and the town centre.

Living room: The living room is light and airy and is equipped with TV, DVD and cd player. It has a dining area with table and chairs and a dresser with storage. There are sofas and coffee table. The room is dual aspect, windows and door to the East with shutters and French doors to the South leading to small balcony with small table and chairs....for your morning coffee!!.

The rear door leads to another small balcony and on to the open staircase down to the larger terrace ,equipped with table & chairs, there are views over the bay of St Tropez. The kitchen is separate and equipped with ceramic hob, mini oven, microwave,full size fridge /freezer and dishwasher. There is a full compliment of crockery, cutlery together with cooking utensils etc.

There are 2 double bedrooms and a bathroom with separate wc.

Outside area: The front of the property is set within a courtyard and to the rear of the property the garden is unfenced and open to the grounds with parasol pine and cork trees and a 2 minute walk down some steps takes you to the swimming pool and beyond to the tennis court. There is also a table tennis table, and a small boules court. There are plenty of seating areas within the grounds where you can sit and take in the views! . The swimming pool has a grassy area to sit (Unfortunately there is no space for loungers) a small childrens pool and an outside shower. The property is reached through electric gates and up a private road (newly tarmaced!) where there is a marked private car parking space, then down the steps to the property. The whole domain is set within wooded grounds with views over the bay of St Tropez!

We are a small family and had a home in this area now for 25years, we first had a little apartment in La Nartelle, then, through a french friend we came to see this one and just fell in love with it! We adore the quiet area, the wildlife and the view across the bay, yet 5 minutes away we are in the bustling town centre! We never tire of the place and we hope that you will spend time in our home and end up feeling that you love the place and the area as much as we do!

We hope that you find it's mix of light and airy, mixed with cosy character as inviting and relaxing as we do....We find it just a nice place to spend time...it's not a total holiday home. it is our home for some of the year,and as such we have tried to make it as comfortable as we can.

What makes this house unique

We fell in love with this house the first time we saw it! We had had an apartment in La Nartelle and didn't want another souless property.We loved the fact that people live and work from here and it is not another 'tourist residence', .we love that our neighbours are here all year, and we have been welcomed into the community, helped and accepted and especially we love the fact that we can wake up each morning and have our coffee overlooking St Tropez, watch l'esquirou (squirels) up and down the trees from the lounge window, or listen to the scops owl at night! We do not offer a 'package' style holiday, but if you want a little taste of french life...Bienvenue!!

Notes:
SPECIAL NOTES.. Please note there are quite a lot of steps to the property....We do not find them a problem and we are not that young! but if you feel that they would be a problem to you it may not be the house for you. Extra care must also be taken with smaller children,as the external staircase is open treads and the internal staircase is spiral and stone, tiled and fairly tight. There is lots of open spaces for children to play without the worry of traffic, the pool and the tennis and table tennis are all within 2 mins walk...there is also a petanque court next to swimming pool. There are fans but no air conditioning at the property.

Great!

We had a great holiday here in July 2017.

I will mention the potential drawbacks first as, if you are ok with them, then everything else is excellent!

As mentioned, there are a lot of steps. This is due to thr collection of apartments being on top of a hill (which also makes it picturesque). Most of the steps are made with old house timbers so are a bit uneven (though with plenty of rustic charm). There are also stairs within and without the apartment and more to get to the pool. These are all fine for an able-bodied person but the very old may struggle.

The house is also quite a walk from the town. To get from the house down to the entrance to the estate takes about 15 minutes and is on a steep hill. This is fine going down but going back up in 30 degree heat gets the heart going. From the bottom there is another 15-20 minute walk to the sea front. However, we got around this by driving down and abandoning the car just off the main road at the entrance to the estate; walking to town and back; then taking the car back up the hill through the estate later on.....

Happy with that? Then the rest is all gravy.

The setting is beautiful and I would suggest that Christine puts more pictures on. The house is amongst quite a few others, all varying shades of teracota and joined at different levels in a really picturesque way. There is a beautiful terecota coloured terrace area between the pool area and the houses and everything is surrounded by majestic, lone-standing pine trees. These really make the scene complete and at night all you hear are the crickets up in the trees.

The house is more traditional than modern (which is nice) but it has enough mod cons for all your needs such as washing machine, dishwasher etc. There is no air con but the two bedrooms are downstairs and are far cooler. With the fans they were fine and it was peaking at 34 when we were there.

There is a small terrace upstairs with a bit of a view of the bay. However, down the external stairs is a bigger terrace with a better view through the trees to the bay and the lights of Saint Tropez at night. We ate down there most nights and it was quiet as it is around the back from the other properties. Really nice. We have suggested to Christine that it would be good to get some electric lighting out there but we just lit lots of mosquito candles instead which served a dual purpose. The pool is quite big and was spotlessly clean every day. It also has a high side - great for diving in!

Sun and Sea Views in Ste Maxime

We had a wonderful week at the villa in Ste Maxime. Tucked away among pine trees just above the town in a landscaped gated private estate, we had the best of both worlds with peace and tranquillity as well as access to the restaurants and bars of Ste Maxime.

The villa was home from home, with three outdoor balconies with distant views of the sea and St Tropez. It is typically French with shuttered windows letting in the air but not the sun, and the bedrooms are downstairs and so thankfully stay cooler at night. It was clean and well equipped. We also used the communal pool, a few steps down from the villa, which was quite large and again, had views of the sea.

Ste Maxime is full of restaurants and bars and is busy at night - but not rowdy. The beach is clean and accessible (parking nearby) and good for swimming. There are also lots of shops and a big supermarket down on the main road from the villa.

A highlight of staying in St Maxime is taking the boat across to St Tropez - these run frequently. You arrive in the centre on the quay in the midst of it all, the characterful fishing village and the celebrity yachts. We also visited Grimaud and Port Grimaud, both really scenic in different ways and worth a visit. We also took a boat trip to Les 3 Caps Sauvages, along the coast from St Tropez, lovely scenery.

I would recommend the property to friends and relatives and we hope to go back again ourselves.

Fringing Rosé with a view of the bay

We are just home from a week stay in this bright, beautiful and restful house with our two children aged 3 and 5.

From the moment we arrived I could feel myself relaxing. It is set amongst tall pine trees which was great for exploring with the kids.

The house had everything we needed and more. It was clean and well maintained and the owners couldn't have been more helpful.

There is loads to do both around the grounds and in Saint Maxime.

I have already and would continue to recommend this accommodation to anyone who can manage steps. There are beautiful views from the balcony and waking in the morning and opening the shutters to see blue skies will be a lasting memory for me.

A lovely property in a beautiful location

We had a wonderful time in Sainte-Maxime, the property, it's location, the facilities, the town and locality were all superb. The situation of the property s fantastic, with lovely views all around and a balcony and terrace to sit back, admire and generally relax. The property is very well equipped with everything you could need. The boys loved the pools, the tennis courts and table tennis, and felt secure enough to explore the woods and have great fun. The whole ambience and atmosphere is truly great, and we can't wait to go back again!

Almost Perfect

Sainte Maxime, a new destination for our summer holiday. Family of four were not disappointed, such a variety, lots to do.The accommodation was charming, quaint little bijou french house in a private gated pine wood park, delightful balconies with a chance to catch the sun or be seduced by the view.

We all enjoyed the grounds and made good use of the swimming pool, table tennis table and tennis court (although court surface not even rather frustrating for tennis junior!).

Plumbing fantastic.

It would have been perfect if there had been twin beds in the second bedroom, and just a little frustrating to have so few plug sockets for mosquito machines!!!!!!

All agreed we would like to return next time for a longer stay, 7 days is not enough.

The amount of sockets in the house is how it was built, we did think there were enough for most eventualites, as there are at least 3 in each room, but will look into it further and perhaps provide more if we can do so, so thank you for bringing it to our attention! The beds are both doubles, as stated in the advertising, have no plans to change them at present, as it is our home too! The tennis court is used as a day to day court for the residents,but there are 2 tennis clubs in Sainte Maxime should anyone want to play seriously...and a lovely one, right on the coast overlooking the sea, just outside Les Issambres!

Space and Quiet

As soon as you open the door you will see that this is not the usual holiday let. Clean, spacious and a surprise as every door and window is opened to reveal another delightful view over the Bay of St Tropez, or the spacious grounds with no intrusive neighbours, or the larger than expected beds and bedrooms. Plenty of space for three adults and a teenage daughter. We only used washing machine, coffee machine and basics for a peach, melon, baguette, charcuterie and salad existence but everything you need is there. (You can get a good coffee/pastry breakfast at the boulangerie at the turn in.)

Remarkably cool property for a mid August (very hot) week and a quiet Domain despite being the French August Bank Holiday week. Good Pool, rarely busy.

Ok, so once inside the security gates you need to drive over a tired (but beautiful) road and negotiate 30 steps (or explore to find a route with only 10!) and be careful on the uneven courtyards. But this is a small price to pay for this gem in the ever increasing pack-them-in developments that the charm of Ste Maxime has spawned over the past twelve years that we have been visiting.

If you love the French Med, love Var, or love Ste Maxime, you will be hard pressed to find a better home for your stay.

Ste Maxime is a bustling, charming coastal town set midway between St Tropez and Frejus. There are 6kms of safe, sandy beaches and many more rocky coves ideal for snorkelling! There are several golf courses within reach, the nearest at Ste Maxime itself. The town centre itself has lots to offer, there are plenty of restaurants and shops, 2 large supermarkets and of course an abundance of bakeries! There are several markets, the largest on a Friday morning...selling everything you can think of...but you have to be up early and also during the evenings in the summer a local crafts market in the backstreets of the old town. Monaco, Nice and Italy are within driving distance and if you get fed up of driving take the' bateau vert' (ferry service) to St Tropez famed for....well need we say more!
