About the property

3 Bedroom (6-8) cottage, with full leisure centre amenities, peaceful location

Our lovely Nutkin cottage is a very special place for families and friends to enjoy their holidays or long weekends. Enjoying the comforts of a modern house and within the comprehensive quiet family holiday village of Whitbarrow, it nestles into the fells, valleys and landscape of the majestic Eden Valley of the Lake District, one of the most beautiful areas of Europe.

The cottage itself comprises 3 bedrooms: 1 double with en suite bathroom; one twin; and one children's bedroom with two single bunk beds. There is a luxury family bathroom upstairs as well.

Downstairs there is a large open plan kitchen, dining area and lounge, with cosy, comfortable furniture to relax in after your hard day of enjoying yourself. The lounge also offers a double sofa bed, TV and DVD player. The kitchen is well equipped with a large fridge/freezer, dishwasher, microwave, hob and electric oven, and simple little touches such as a slow cooker to allow you to more time to enjoy yourself outside. There is a downstairs toilet as well.

The cottage is centrally heated throughout and carpeted upstairs, with attractive laminate edownstairs.

Outside, you can enjoy both a small balcony and the patio, both with quality garden furniture.

As our guest, you have access to the wonderful facilities at Whitbarrow. The heart of the village offers a modern heated indoor swimming pool, with sauna, spa and childrens splash pool, well equipped gym and indoor tennis table, open from 7 am to p pm every day. You can also enjoy the restaurant, with formal dining or more casual suppers; and the bar with local beers. In the lounge area, there is often evening family entertainment to enjoy. Reception hires DVDs, provides tourist information and has internet wifi hotspots. Whitbarrow itself was converted from an 18th century Cumberland farm, and retains much of its charm with a cobbled street, clock tower, flower filled courtyards and lawned areas.

The village also offers outdoor activities for the whole family, from 18 hole crazy golf and a 9 hole putting green course; a childrens adventure play area; a giant outdoor chess game, and lovely landscaped gardens. There is also a laundry room with two washing machines and two tumble driers.

Whitbarrow is very easily accessible from the M6 (junction 40), only 15 minutes away, but is right by the mountains and fells of the Lakes. Beautiful Ullswater is about 10 minutes drive away, Keswick 15 minutes, and then beyond Keswick, past Helvelyn, lies the honeypot village of Grasmere (20 minutes from Keswick), Bassenthwaite, Buttermere and Derwent. The Lake District is a very compact area, so nothing is really far away!

We own three properties at Whitbarrow, as they offer such outstanding value for families that appreciate the beauty of the Lakes and also want to have a great family holiday which parents and the kids can enjoy. There really isn't anywhere in the area that offers as much as at Whitbarrow in terms of places to visit and things to do for all ages.

What makes this cottage unique

Whitbarrow offers pretty much everything for those looking for a wonderful family holiday away from it all. It doesn't pretend to offer anything but quiet family enjoyment away from the madding crowds. The cottages are quiet and well spaced, the children's play area away from them so the adults can enjoy a quiet moment; the pool has adult only time as well as family time; the restaurant offers a la carte dining as well as informal dishes and takeaways.

Added to that you have the special leisure centre, with heated indoor pool, spa and sauna, as well as fitness room and indoor table tennis.

But what makes it special is its accessibility, only 10 minutes from J40 of the M6, but also so close to Ullswater, Keswick, Grasmere and the south Lakes, Buttermere and Cockermouth, as well as Hadrian's Wall and Carlisle to the north. There is so much to do from sailing and hiking, to birdwatching and kayaking.

  • There are three bedrooms at Nutkin Cottage. The master bedroom is a large comfortable room with ensuite bathroom and door leading to the balcony with furniture. The bed is 4'6" with deep comfortable mattress and luxurious linen. The walk in wardrobe has plenty of space for all your clothes. The bedroom looks over woodland and a quiet area of the village. the large en suite offers a shower, toilet and hand basin. The 2nd bedroom offers two 3' singles and a large wardrobe and a dressing table. The third bedroom is a children's bedroom, with two single bunk beds, each 3' and a chest of drawers.

Great cottage and facilities

The property was a good size for our party, four adults, two teenagers and a four year old. The equipment in the cottage was also great. The use of the hotel facilities: swimming pool complex, bar and restaurant made the holiday as after a great walk we could enjoy a swim etc.

This was our second year in the village, which offers us a great base for various activities around the Lakes. Nice, spacious, quiet houses while having valuable access to hotel facilities. We again enjoyed archery. We do find it difficult drying clothes and equipment following outdoor activities and washing facilities are extremely limited (also one machine out of order). The house itself is in need of maintenance, particularly the flooring, so a bit unsure why we paid £250 more than last year for similar accommodation?

Wonderful

Nutkins Cottage was comfortable for our party of 3 adults and 3 children. It was warm and hot water was always available. The site at Whitbarrow was beautiful and we all enjoyed the warm swimming pool and hot jacuzzi. We ate in the onsite restaurant and everyone's meals were lovely. Nothing I could fault - hoping to return...

Superb location and excellent facilities

Part of the SEASONS Whitbarrow Village set-up, the whole site was in immaculate condition. The 3 bed room villa was exactly what we needed with everything provided. We made good use of the swimming pool and leisure facilities with our little grandaughter and the restaurant provided excellent meals which were both very tasty but also in good portions !

Very handily located for trips to Ulswater and further afield with Penrith only 15 minute trip away by car to stock up on food & essentials. Having said that, the villa came complete with everything from washing up liquid to dishwasher tablets to paper towels. Very thoughtful. The owner was even able to access a travel cot and stair gate at short notice and for no extra charge. Although there is no washing machine in the villa, there is an onsite laundry & drier facility ( £ 1.50 foe reach so not extortionate ) and washing tablets can be bought from reception for 50p.

Berrier lies between Keswick (15 minutes) and Penrith (10 minutes) at the edge of the Lake District, one of the most beautiful areas of Europe. To the east, the River Eden flows through the heart of the region and shapes the countryside to form the Eden valley, with three market towns of Penrith, Kirkby Steven and Appleby; and to the south west, the Ullswater area, with its Lakeland villages, loft peaks and inspiring scenery. To the west lies Keswick and Derwent Water, with Grasmere shortly to the south.
