About the property

57 Spring Lake - the perfect place to enjoy the Cotswolds Water Park

*Special deal: book 3 nights or more in July or September and stay as late as you like on the last day!*

*We offer 3 night minimum stays throughout the summer plus up to 30% off longer stays of 7 nights or more*

A warm and welcoming lodge, 57 Spring Lake has been refurbished in a contemporary style and equipped to a very high standard throughout. The lodge can comfortably accommodate 6 adults plus a young child in a cot. Whether you are looking for a romantic getaway or a break away with family or friends; a peaceful escape or a chance to try out a new activity; a relaxing lakeside retreat or a base to explore all that the Cotswolds has to offer, this is the place to be!

The Cotswolds and Waterpark offer a very dog friendly environment and we welcome well behaved pets. Please enquire prior to booking if you will be bringing pets as these attract additional fees and minimum stays. Further details of these can be found below.

57 Spring Lake:

The lodge has a modern kitchen off the lounge/dining area fully fitted with good quality appliances including a dishwasher, double oven, induction hob, microwave, fridge and freezer and washing machine. The kitchen is very well equipped with everything you need for a comfortable self-catering holiday.

The large open plan lounge/diner has two sets of double doors leading onto a lovely gated private deck with steps leading down to the water’s edge. Both inside and outside living areas comfortably accommodate six adults including a charcoal BBQ and plenty of outdoor furniture for alfresco eating. There is a flat screen 39" TV with FreeSat and a DVD player plus a selection of books, games and recent DVDs.

The under-stairs cupboard is useful for stowing travel bags and suitcases out of your way during your stay.

The lodge has a lovely downstairs shower room with wc and hand basin as well as a refurbished upstairs bathroom with electric shower over, wc and hand basin.

The large master bedroom has a superbly comfortable Hypnos kingsize bed and full length windows make the most of the stunning views over Spring Lake. There is a fitted wardrobe, plenty of storage drawers, a large airing cupboard and ample space for a travel cot if needed.

Please let us know when booking if you would like the travel cot to be set up in the master bedroom.

The double bedroom, with some views over one of the many sailing lakes, has a comfortable 4’6” double bed. There is limited walking space around the bed but plenty of storage drawer space plus a hanging rail.

The twin bedroom, also with some views over the sailing lake has a comfortable full size single bed with another 3’ single stored underneath which pulls out to the same height. The room is versatile and can be set up as a large single or cosy twin or double bedroom (walking space is limited when both beds are set up). A bedside drawer unit, a unique corner cupboard and hanging rail make good use of the storage space available.

Children are warmly welcomed to our lodge with stair gates at the top and bottom of the stairs. There is a high chair with protective floor mat, travel cot with an optional additional mattress and a changing mat all available free of charge. The lake side deck is securely gated and you will find some extra child friendly touches such as children’s cutlery, dishes, books and games.

The lodge is set in well-tended communal gardens and has its own grassed area around the house and down to the waters’ edge.

57 Spring Lake has one parking space (unallocated) opposite and additional parking is available on a first come basis.

The lodge has free wireless internet.

Bed linen, tea towels and towels for indoor use are provided and an end of stay clean is included in the price you pay.

Pets:

We understand how hard it is to leave those canine friends behind when grabbing short

breaks away in the country and so we are pleased to welcome you with your pet. The lodge is perfectly located for dog owners with plenty of pathways and open countryside right on the doorstep. The Cotswolds and Waterpark offer a very dog friendly environment. It is the ideal place for enjoying quality time with all the family without having to leave your pet at home.

Please note, however, that the lodge is semi-detached and, therefore, would not be suitable if it is likely that your dog’s barking may disturb the neighbours. Should this become a problem during your stay we do have to reserve the right to ask you to remove your dog for the remainder of your stay. Please also be aware that pets are strictly not permitted upstairs. If your pet needs to be with you at night I am afraid our lodge will not be suitable for you to book.

Please let us know when booking if you will be bringing a pet and its size and breed and we will confirm the amount of the separate and additional refundable pet security deposit to be paid (see the indicative price range below) The pet security deposit will be used to make good any damage caused specifically by your pet. An additional £25 cleaning fee will also be charged to cover pet specific laundry and the deep clean we carry out after every stay including a pet. We prefer to limit bookings to one pet only but please talk to us if you would like to bring more than one.

Our lodge provides a secure deck area to keep your pet safe; a stair gate which must be kept

closed at all times; dedicated dog towels and an outside tap/hose to clean off after those great walks.

Our lodge is furnished to a high standard and our primary aim is to provide good quality, comfortable accommodation for all of our guests. In order to achieve this we ask any guests bringing pets to use the throws provided to protect the furnishings in the lounge area.

We also ask that you avoid leaving your dog in the lodge alone unless using a dog cage and you are confident the dog will remain quiet and settled.

A reminder that pets are strictly not allowed upstairs and the bottom stair gate must be kept closed at all times. Please be aware that failure to comply with this particular house rule will result in your pet security deposit not being returned to you.

Changeovers:

Changeover days are flexible and the minimum booking is normally 2 nights ( Sorry but we can only offer 3 night minimum stays to guests bringing pets)

Arrival time is after 4.00pm and departure time by 11.00am (unless agreed otherwise with the owner). We are happy to arrange an earlier check in or later check out, usually, at no extra charge, dependent on other guest bookings. We try to avoid, wherever possible, accepting same day bookings to enable our cleaning team plenty of time to prepare the lodge to our high standards.

Access is via a key safe, therefore it does not matter if you are arriving late at night.

A £200 refundable security deposit is required with each booking. A separate and additional £90 - £120 pet security deposit is required depending on size/number of pets

Sorry, no stag or hen groups are permitted on Spring Lake.

Electric heating is included in the rental price.

A small quantity of initial consumables is provided (eg. coffee, tea, milk, sugar, soap, toilet rolls, cleaning products) for when you arrive. However please note these are not intended to last the length of your stay.

No smoking is permitted in the lodge or on the decks.

Accessibility:

Please note there are 4 steps up to the lodge entrance at the front and likewise to the deck at the back plus stairs inside to the first floor. These may present difficulties for guests with limited mobility.

The smoke detectors operate on sound only and those guests with serious impairment of hearing may not be able to hear the alarm and could be at risk.

Please also note the lake’s edge is unfenced and is very close to the lodge. Whilst the deck is securely gated, young children and vulnerable pets must be supervised at all times beyond the deck to ensure they remain safe.

How to get there:

By car (recommended):

From M4 or the South - Leave the M4 at Junction 15 (Swindon) and head North on the A419 for about 14 miles. Take the B4696 signposted Ashton Keynes / South Cerney / Cerney wick. Take the first left at the roundabout onto the Spine Road East. Follow this for just over half a mile, passing Isis / Windrush Lakes on your right and the De Vere Hotel on your left. After passing Summer Lake on your left, take the next right (Station Road), signposted for South Cerney and the Lakeside Brasserie. Take the first left into Spring Lake turning right when through the gates. Follow the road around and 57 Spring Lake is shortly after you pass the slipway.

From the M5 or North – Leave the M5 southbound at junction 11A onto the A417. Take the third exit at the roundabout after a few miles continuing on the A417. Stay on the A417 / A419 for 15 miles passing Cirencester. Leave the A419 following signs for South Cerney and the Cotswold Water Park. Head right over the flyover and straight on at the second roundabout following signs for the Watermark and Cotswold Water Park. Follow the road (Spine Road East) as above.

Getting around:

A car or bicycles and walking are recommended to explore this beautiful area but there are also plenty of public transport links:

Airports: Bristol is closest at 45 miles but Birmingham at 78 miles has good train services to Kemble. Alternatively all the London airports are approximately 90-100 miles away with good rail links to Kemble or Swindon.

Railway: Kemble: 4 miles (approximately £12 one-way taxi fare), Swindon: 11 miles (with good value station based taxis available for around £18 one-way)

Bus: The number 51 stage coach bus usually operates hourly between Swindon and Cheltenham, stopping at Cricklade and Cirencester as well as South Cerney village and many other villages enroute. Fares are very inexpensive and bus stops are convenient for the lodge

About Wendy

Our family has spent many years travelling the world visiting friends and family and enjoying new destinations. In 2003 we unexpectedly fell in love with Ronda in Spain and bought a house in the countryside outside this wonderful town. Since then Mike and I have divided our time between Ronda and the UK, exploring many other lovely parts of Europe but never finding anywhere which matched how we feel about Ronda until we found Spring Lake.

I spent a few years living in the Cotswolds as a young child and so when a national newspaper ran an article on the development of the Cotswold lakes near Cirencester in the '90s it caught my eye. I remember thinking then how lovely it would be to live in a lodge house overlooking a lake in the beautiful Cotswolds countryside, never once dreaming that one day we would!

Changing family and work circumstances gave us the opportunity to relocate our UK base to the Cotswolds this year and we feel incredibly lucky to now be the proud owners of 57 Spring Lake lodge. We can honestly say that we have enjoyed every minute of our time at Spring Lake and cannot wait to return soon.

Wendy purchased this house in 2016

Why Wendy chose Ashton Keynes

57 Spring Lake is a beautifully refurbished New England style lodge in the Cotswold Water Park near Cirencester.

We have drawn on our many experiences of staying in self catering homes in the UK and abroad to create a welcoming, stylish lodge, fully equipped for a self catering stay whether just for a few days or for a week or more.

The lodge can comfortably accommodate 6 adults plus a young child in a cot and includes child friendly touches to help the parents relax and enjoy their stay too.

Whether you are looking for a romantic getaway or a break away with family or friends; a peaceful escape or a chance to try out a new activity; a relaxing lakeside retreat or a base to explore all that the Cotswolds has to offer, this lodge is the place to be!

What makes this house unique

The lake views are stunning throughout the lodge allowing you to soak up the tranquility and wildlife in the chillier months or enjoy the buzz and excitement of watching or taking part in the water sports in the spring and summer.

In our opinion 57 Spring Lake offers the best of all worlds: a warm and cosy place to stay in or come back to when the weather is chilly and a fabulous private south facing deck to enjoy when the weather is warmer. Set back a little from the lodges either side of it, 57 Spring Lake, benefits from a sheltered deck which is a real sun trap even on cooler days.

The Cotswolds Water Park:

Spring Lake is a truly idyllic setting in the heart of the Cotswold Water Park with picturesque villages plus the added benefits from a huge range of local amenities. These include water sports, fishing, sailing, swimming, cycling, walking, quad-biking, kayaking, tennis, clay pigeon shooting, paintballing and lots more. A quick look at the Watermark website (www.waterpark.org) will give you some idea of the amazing range of activities available in the immediate area. Please ask us if you are looking for specific details of activities and we will do our best to help.

For golfers there is the 18 hole, par 70, pay and play, South Cerney golf course and driving range less than 5 minutes’ drive away. There really is something for everyone regardless of what the weather throws at us!

If this all sounds too energetic Spring Lake makes a perfect base to explore the quintessentially English cotswold stone villages throughout the area including Bibury, Broadway, Stow-on-the-Wold and Bourton-on-the-Water to name but a few. Browse the lovely picturesque streets lined with quaint shops selling local produce, antiques and gifts as well as traditional pubs, olde-worlde tea shops and fine dining restaurants.

You can enjoy Cirencester, the ‘capital of the Cotswolds’, only 6 miles away or Cheltenham, a half hour drive away. Both are beautiful towns with fabulous architecture, history and museums as well as offering local farmers markets, shopping, cinema, restaurants, theatre and horse racing. Cirencester has a wealth of roman history to explore including Chedworth villa on the outskirts.

Spring Lake:

Spring Lake is one of over 150 lakes set in an area of outstanding natural beauty larger than the Norfolk Broads. Many are nature reserves whilst others provide fishing or are designated water sport lakes. Spring Lake is the only lake offering waterskiing, wakeboarding and ringo rides. These are seasonal activities (March to October) and out of season the lake can be enjoyed for its wildlife and tranquillity. The lake side lodges are uniquely set along one bank of Spring Lake, affording each with lovely lake views and wonderful south facing private decks. Spring Lake also has its own children's adventure play area. The Lakeside Brasserie and water sports centre (www.lakeside-bar.co.uk) including a gym with great views over the lake (pay as used) are just a few minutes’ walk from the lodge. The Brasserie overlooking Spring Lake is a great venue for all the family, providing good informal dining and a bar as well as water sports and a gym. During the summer there are often BBQs and live entertainment and throughout the year there is regular coverage of your favourite sports events. It is the ideal place to enjoy a drink on the deck and watch the action unfold in front of you or take the plunge and have a go at skiing, wake boarding or take a ringo ride yourself. Spring Lake is ideal for learners of all ages as well as the more experienced with trial sessions at £40 per person.

Around Spring Lake:

Within a 20 minute walking distance of Spring Lake is South Cerney, a traditional Cotswold village proud of its Saxon heritage. In addition to its attractive stone cottages it has a newsagents, general convenience store, Indian restaurant/takeaway, fish and chip shop, a selection of pubs, hair dressers, pharmacy, post office and a church. Large late opening supermarkets are a 10 minute drive away.

Alternatively a short 15 minute walk in the other direction will take you towards Isis and Windrush Lakes opposite which is the old Boathouse Pub restaurant and Relish, a cafe/bistro which does wonderful all day breakfasts. If you are looking for the ultimate relaxation there is a luxury spa at The Four Pillars Hotel which offers a wide range of treatments as well as a gym, pool and sauna.

There are plenty of local child friendly activities including secure play areas and bike riding and walks on very safe dedicated network of paths. In the warmer months there is a life guard patrolled swimming beach nearby children will love the indoor leisure pool at Cotswold Hoburne, a 3 minute drive away. The Cotswold Wild Life Park is also a great day out for all the family.
