A very nicely presented house in Bowness-on-Windermere, Cumbria. This lovely house is ideal for families and friends wishing to explore this stunning area within the Lake District National Park. It is has been designed as an upside down house to make the most of the beautiful lake and mountain views, which can be seen from the lounge. The location is superb, being just five minutes walk from the village of Bowness-on- Windermere, with its excellent shops and eateries, whilst also having the lake shore on your door step.

The house offers 3 ground floor bedrooms all with en-suite facilities. The master king size has a huge bathroom with corner bath & double shower, the other king size has a shower room as does the double. Upstairs there is a spacious and stylish living space where you can look out over a Juliet balcony from the sitting room to enjoy the Lake view with a morning coffee or relax on the large corner sofa and armchair at the end of the day. The superbly-presented generous living space also has a well-equipped kitchen and through an arch way there is a dining room with sitting area and a beautiful wooden floor.

Despite our central location we have plenty of guest parking within our grounds. Please note the house can only accommodate 6 people plus baby maximum. We have 1 travel cot and high chair available. We are dog friendly allowing one well behaved dog. We have free WI-FI, bed linen and 1 bath & hand towel pp, and bath mats. We also provide dishwasher tablets, washing up liquid, tea towels and starter toilet rolls.

After a full day exploring the area, you can return to enjoy an alfresco meal or glass of wine in the delightful patio garden, or stroll to one of the restaurants by the lakeside, all on your doorstep. Outside this Bowness-on-Windermere cottage is a large enclosed patio where guests can enjoy a BBQ or a few evening drinks, plus it has the added benefit of on-site parking for 3 cars.

The superb location of this charming Windermere cottage makes it perfect as a convenient base with easy access to the amenities in both Bowness-on-Windermere or Windermere village itself, including excellent restaurants available in both.

Our changeover day is a Friday. Please note that the rates quoted are for a full 7 night week; the way the calendar is set up we are not able to overlap dates so the rates look like they are Fri to Thurs, which is 7 inclusive nights, so you would check in on a Friday at 3.30pm and check out a week later on the Friday at 10am.

Bowness-on-Windermere has a beautiful lakeside front where you can enjoy a cruise up the lake to ever-popular Ambleside, or down to Lakeside to explore the Aquarium of the Lake or embark on the Haverthwaite & Lakeside Steam railway. With so much to do in the area and such welcoming accommodation to return to, this perfect Windermere cottage is superb at any time of the year.

Georgeene & Mark both live in Bowness-on-Windermere so we have an abundant amount of local knowledge for days out, walking and other outdoor activities as well as all the best places to eat and drink and we are happy to share all this with you.

The Lake District is a must stay for anyone visiting the UK or looking for a beautiful part of the UK to holiday in as there is so much to see and do as well as appreciating our stunning scenery.

Why Georgie chose Bowness-on-Windermere

Windermere is the ideal base for The Lake District as it has excellent restaurants, specialist & boutique shops, tea shops, wine bars & old traditional English pubs. From The Pier you can enjoy a trip around Lake Windermere hopping on and off at the traditional villages or ride the Lakeside steam train. There are lots for the kids to do like fun farms, Go Ape, a zoo, the aquarium etc. Alternatively from our front door you are already only minutes away from breath-taking views and many beautiful scenic walks, hikes and bike rides. But if you fancy a change from all that you can go climbing, sailing, golfing, fishing, horse riding, off roading, clay pigeon shooting, quad biking or visit the many historic houses, safari parks, award winning gardens, the list goes on with something for all.

What makes this house unique

The house is in the perfect location in a quiet yet central position within the Windermere area only a 5 minute gentle stroll to Lake Windermere and a few minutes’ walk down to the village of Bowness (on the Lake) or 20 minutes walk up the hill to Windermere village.

All our guests rooms are located on the ground floor so no struggling with any luggage! Unlike many cottages with a central location we have private and secure parking for approx. 3 cars within our grounds.

And all our bedrooms have their own en suites (2 with shower rooms and 1 with a huge bathroom) so no queuing for the bathroom or the loo at any time! The master has its own TV.

We have free Wi-Fi, are dog friendly and we have a large enclosed patio outside area to enjoy if you want to have a BBQ etc.

Lovely property, well situated, large living room, very warm and comfortable.

Enjoyed staying here very much.

Key safe outside meant no worry about losing key.

House well equipped and warm and cosy as it was a bit cold when we were there.

Could do with some kind of boot room as nowhere to put dirty wet boots and coats or clean them but overall excellent house.

Bliss

The overall ambience and comfort of "Kempton" negated the generally poor weather. It has an excellent location within walking distance of the top end of the Bowness shopping/eating areas, while a bus stop [for Windermere] at the entrance and another [for Bowness] across the road render a car unnecessary for local touring/shopping.

The facilities are more than adequate for a modicum of cooking to maintain body and soul if that is your wont.

All in all a pleasant place to stay.

Great Location

Had a very pleasant stay in this home during the school holidays in May. Great location, all the facilities/attractions of Bowness just a few minutes walk away and not much further to Windermere. Ideal if like me you just want to park the car up for the week and not worry about the lakes traffic! Owner was very responsive and a pleasure to deal with.

Perfect cottage

The cottage was ideal for 3 couples as all bedrooms en suite.

Nice location with patio area and table and chairs an even a barbecue.

Everything you could need was inside the cottage even games to play.

Lovely house, great location!

We had a great time here. The house was perfect, it had everything we needed and more. Very comfortable and a great location at the heart of Bowness. To top it off we had 4 days of stellar weather!

BOOKING & CANCELLATION POLICY WHEN BOOKED THROUGH OWNERS DIRECT WEBSITE

Deposits & Balances:
• 50% of the full rental (including the £300 security quoted) is taken on booking through Owners Direct Website, this is a non-refundable deposit.
• The remaining 50% balance is payable 8 weeks prior to the stay date.
• The £300 damage/breakages deposit will be returned no later than 10 days after the end of the stay. Should any damage, breakages or breaking of pet house rules apply at the end of your stay, this will be noted, photographed and discussed with you within 2 days of the end of your stay via email.

Cancellations:
• Cancellation outside of 8 weeks prior to arrival date the 50% deposit will be retained.
• Cancellation outside of 5 weeks 80% of total rental paid will be retained. The remaining 20% rental amount, plus damage deposit will be returned to you via BACS, please supply your bank details on cancellation. We will make every effort to re-let the house and if we are successful we will also refund the relevant remaining balance as please be aware that we may, due to the short notice, have to reduce the rate. We strongly recommend that you take out travel insurance just in case of this eventuality. If we are able to re-let & we will advise.
• Cancellation less than 5 weeks prior to arrival date, the full balance will be retained for loss of business and incurred costs, excluding the £300 damage deposit which will be returned to you via BACS, please supply your bank details on cancellation.
