About the property

Rabbit Hill sleeps 11. Situated above the renowned Polzeath beach.

Rabbit Hill has a very large, open-plan living area. There are three wings leading off this central space. Each wing has its own bathroom and bedrooms. There are five bedrooms sleeping a total of 11 (+child’s bed and cot)

The ocean side of the house has a glass-fronted terrace, so you can check the surf in your pyjamas or enjoy an evening drink whilst watching the sun go down over the sea. The back part of the living area is wood panelled with cosy furniture set around a woodburning stove.

There are two dining tables. The larger of the two seats 12 and is on the terrace with views to the sea and surrounding coast.

The garden is very private with terraced lawns overlooking the sea. The top terrace, by the house, is good for outdoor games, sunbathing and eating alfresco.

For those who enjoy surfing, there is a walled garden behind the house with a hot, outdoor shower for when you come up from the beach.

Rabbit Hill is surrounded by National Trust land with many farm and coastal paths.

Walk left up the Camel Estuary to Rock and the ferry to Padstow or walk right to Pentire Point, the Rumps and enjoy the panoramic views of the Atlantic Ocean.

For supplies the shops are a 10-minute walk away over the beach.

There is parking for 3 cars on the driveway and a secure garage for a further 2 cars.

Rabbit Hill sleeps 11 people. There are 5 bedrooms with bed sizes as follows:
2 bedrooms with 6’ doubles or 2 x 3’ singles. 1 bedroom with a 6’ double or 2 x 3’ singles and 1 x 3’ single. 2 bedrooms with 5’ doubles. Bed linen can be supplied and beds made in preparation for your arrival for the following additional cost:
Once you’ve chosen what you may require please let us know at the latest 6 weeks prior to your arrival so that we might book it in.
The prices below must be added to a standing charge of £20.

Single beds £10.00 per bed
5’ double beds £12.00 per bed
6’ double bed £15.00 per bed
Towels per set are £5 each (x1 Bath Towel & x1 Hand Towel)

(Rabbit Hill provides bath mats, 2 x tea towels and oven gloves as standard).

Other Booking Notes:
We ask for a booking deposit of 50% to secure the booking, with the remainder (including a refundable security deposit of £250) payable 6 weeks before arrival.

Changeover Day:
Thursday changeover in High Season - otherwise flexible

Pet fee: £15

We offer late availability and low occupancy discounts outside of the high season periods.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
