Huge views, deep silence. The barn has 3 dble, 1 twin or dble, 3 bathrooms.

Gins Barn – a very glorious slice of up-river, down-town chic, opens its doors to 8 people (+ kids) who want to stop the world and get off.Gins is tucked in tight where the Beaulieu River joins the Solent. Its an elite address. The Beaulieu River is one of the few privately owned rivers in the world and has been in the ownership of the Montagu family for over 400 years.

The farm is so close to the sea, it’s a sailing landmark. To the south is a private conservation wetland reserve, deep in clouds of chattering migratory birdlife and fields of wild ponies – all silhouetted at champagne-o’clock under big-sky sunsets and towering storms from the English Channel.

Family. Gins is suited to mixed generational groups. Babies and children are welcome here. There is a big sitting room and generous kitchen for family meals.

There is a massive Tithe Barn sitting/dining room to rent if required, this is extra to the main rental cost.

Most popular bookings… are family celebrations – 70th and 80th birthdays with the whole family in tow. Plus with The Tithe Barn adjoining to seat 30, you can invite more for lunch/supper for your VIP’s big day. We're also doing weddings at Gins now.

Special stuff - For celebrations, we recommend catching a boat taxi from the jetty to the Bucklers Hard pub and museum and either walking or boating back again. OUr guests get 10% off food at the pub too.

The pub is well regarded and the view from there boaty, calm and idyllic. Or we can arrange catering, story-tellers for you ‘at home’.

Facilities - Deep water mooring, BBQ, good outdoor seating.

Pets - Two medium-sized dogs are welcome. A male labrador already lives here. There is a cleaning charge of £20 for each dog.

Arrivals & Departures - Arrival day is from 3.30pm on Friday, Saturday, Monday, Tuesday or Wednesday. Departure is at 10am

About Rachel Parsons New Forest Escapes

We run Gins Barn on behalf of the owners. We are New Forest Escapes (dot com) and owners Holly and Julian live nearby. They have a dog, Percy and chickens who live there too. They are keen birdwatchers, gardeners and generally enjoying escaping the world at weekends.

New Forest Escapes are a tight team of working mums who multi-task like hell and get a lot done when our kids (some big and some small) don’t need us.

Between us we’ve travelled much of the world, feeding our addiction for adventure and our itch for interesting experiences. Rachel, who steers the helm of the good ship NFE, used to be a travel writer and has spent most of her life working in hospitality of some kind or another.

Rachel started to rent our Ploughmans Cottage in the New Forest in 2012. Twenty months later it was noted in an article in the Travel Section of The Times as number 2 in ‘Best castles, cottages and cabins’ in England. Despite the disruption in the current travel market the hospitality business continues to grow and consolidate and we have several new and lovely properties to rent through New Forest Escapes.

Our house owners are a well-travelled cosmopolitan bunch. We’re very lucky to have them and be able to invite guests, the world over, to visit and stay at their places.

Our team include Jan Caldwell – our lady-on-the-ground in the New Forest and she juggles many balls in the air keeping everything hunky-dory. Abi Marcwick, who is working with us to bring her excellent skills of local knowledge, detail and observation to book people in. And also, super-savvy local Gabriel Clarke, who once ran Annabel’s and a private yacht crew-finding business, has come aboard to help grow the broader business to unique new places and move and shake to get our other batty projects off the ground.

During the last 18 years Rachel has worked in and on tourism businesses internationally.

For those with teenagers and older children the private pontoon gives you the opportunity to use the river and sea to its greatest benefit; crabbing, wild-swimming, secret picnics, kayaking and sunbathing. Gins is within the National Park. It’s foresty interior is a short drive away. Walking in the forest is superb, especially the old forest – you can track the most ancient trees via GPS on your phone. For children, we have blog posts about Catching Unicorns – great for little girls birthday parties. Or beach treasure hunts. Or my favourite, Swallows and Amazons days out on nearby beaches (with important preparation including watching Ray Mears series on TV for lots of Sunday evenings before your stay). Local beaches are very lovely, very quiet and very British (some mud, some sand) and very much home to cows, donkeys and ponies who love to roll in the sandy bits. Its great for kids to track them….Gruffalo-style! Tanners Lane beach is a great access point for beachy walks.
