About the property

This beautiful architectural villa surrounded by pine trees sits on a slightly elevated stand of approximately 1 acre, which offers a perfect holiday setting to relax in peace and quiet. It is located in a sought after and green residential area of Saint-Clément de Rivière, north of Montpellier (around 20 mins. to the city centre) and just over half-an-hour from the Carnon and Palavas beaches. It provides the right balance between cosy interiors and a pleasant garden with pool area where to enjoy total privacy and unblocked views - except from trees and garrigue.

The villa is built on one single level and benefits from large bay windows directly opening onto a traditional Mediterranean garden, a decked terrace and a pleasant swimming pool. It features ample living space of about 190m2 and has been tastefully decorated with a combination of contemporary furniture and decorative objects. Walking past the entrance hall, we immediately reach a large open space area comprising of the living room with fireplace, the dining area and contemporary kitchen and directly overlooking the garden through bay windows. The kitchen

offers direct access to the terrace furnished with a wooden table and chairs and also equipped with a Webber barbecue.

The bedrooms are accessed through a corridor leading first to a double bedroom with en-suite bathroom and then to two more bedrooms, one double and one with 2 single beds, and sharing a large independent bathroom. At the end, we reach the master bedroom and its en-suite bathroom. Interestingly for hot summer days, the villa enjoys full air-conditioning in all rooms, including living room and kitchen area.

The garden provides a relaxing environment for the summer season. The rectangular shaped swimming pool is surrounded by a teck terrace equipped with cosy lounge chairs and substantial sofa area.

This villa is ideal for families or parties willing to enjoy a relaxing setting and the slow Mediterranean way of life: sun, fine food with local wines and why not go for a petanque game afterwards...
