The north Helford River is designated an Area of Outstanding Natural Beauty renowned for its sub-tropical microclimate and one of the most desirable residential areas of Cornwall. This 4 double bedroom, 3 bathroom house is located in a very special, secluded lane just minutes from the sub-tropical gardens of Trebah and Glendurgan, where the climate creates a unique environment for unusual plant species.

Perfectly located for beach and nature lovers, walkers, foodies, families and friends - minutes from the coast and from the sleepy villages of Mawnan Smith and Port Navas and just 5 miles from the bustling and unique Falmouth with its independent stores and superb restaurants.

The Budock Vean Hotel adjoins the lane and can offer pool and spa facilities, bar & restaurant and a 9 hole golf course. The renowned 16th century Ferry Boat Inn, which lies on the shore of the Helford, is within easy walking distance (the hill on the return is a great reason for that extra pint!) and the acclaimed Cove Bar & Restaurant just along the coast at Maenporth Beach is a personal favourite.

Externally:

Plentiful driveway space for parking and a luscious wraparound garden provides plenty of choice spots for playing and lounging in sun or shade. An outside table with parasol seats eight alongside an enormous 1m diameter firepit with cooking accessories - perfect for alfresco dining and marshmallow toasting. There are even have outdoor blankets for cosying up after the sun has gone down.

Breakfast Room: Bright room with a large table and a mixture of chairs and bench seating (which double up as toy/shoe storage). Onwards through into the

Kitchen with a massive oak top island and 4 bar stools for less formal grazing, Rangemaster stove with 5 gas burners, 2 electric fan ovens, grill, griddle plate and ceramic hob. Very well equipped with dishwasher, KitchenAid and baking tins, more than enough cooking equipment, cutlery, crockery and glasses (see the pictures of the dining room) and well stocked spice rack for those inclined towards culinary exploits. Off the kitchen is the

Utility room with large American style fridge freezer which dispenses chilled filtered water and ice on demand, a microwave, washing machine and tumble dryer.

The hallway with WC cloakroom and double sided woodburner leads into the

Sitting room. Cool and restful or cosy and comforting depending on the weather, this room is perfect for lounging after a delicious meal and putting the world to rights with something convivial in hand! Please feel free to make use of the CD and vinyl collection as well as the board games and DVDs tucked away under the chaise. TV with NOW box and BT TV giving access to various online streaming services. One of the sofas converts to a king size bed if necessary.

The Dining Room provides a more elegant space for eating and leads out to the garden and features a wall of glasses.

Upstairs:

All bedrooms enjoy the morning sun and have blackout blinds/curtains to ensure your sleep remains undisturbed until you’re ready for the day. Bedding in all rooms is crisp white cotton linen. (non-allergy bedding can be made available if needed). Plumbing is aided by a pump to improve water pressure and ensure no lacklustre showers.

Master Bedroom with en suite shower room. Triple aspect with super king size ViSpring bed, large chest of drawers, chaise longue and built in wardrobe with hanging rails. Steps lead down into the en suite which has a heated towel rail, toilet, double vanity sinks facing out over the garden and a 1.2sqm shower cubicle with dual rain shower and directional head.

Bedroom 2 is at the other end of the house and also en suite with a king size divan bed, dual aspect with an armchair, wardrobe and chest of drawers. The bathroom has a toilet, heated towel rail, floating vanity unit and large walk in shower.

Family Bathroom with a toilet, heated towel rail, floating vanity unit, decent sized bath and good shower over.

Bedroom 3 has a sumptuous ‘Princess and the Pea’ zip link super-king sized bed that can convert to twins as needed, built in wardrobe and chest of drawers.

Bedroom 4 has single bunk beds, painted wood floors, chest of drawers and a breezy coastal feel.

Why Mark & Nikki Darby chose Mawnan

Driving down the pretty, quiet private lane, the lane widens, the trees grow taller and all of a sudden you feel transported to a sanctuary of calm. A world away from everyday concerns.

Mark and I have lived here for the past 7 years. We’ve put our heart and soul into renovating it from a dated chintzy house in need of much updating to the stylish and comfortable home it is today. It’s an incredibly happy house - named after a stunning town in New Zealand where we swam with wild Hector dolphins on our very first trip away together.

We held our wedding breakfast on the lawn under the blossoming cherry tree and love to entertain our friends and family at every opportunity (hence the plentiful crockery and glassware!)

What makes this house unique

We feel so lucky to live here. The house is located in a very special area just north of the Helford River - home to several sub-tropical gardens including Trebah and Glendurgan, where our microclimate creates a unique environment for unusual plants to thrive. Ferns bigger than a house and rhubarb you could camp under. It’s positively prehistoric. There’s so much to see and explore a week may not be enough!

Easter holiday

Our young family stayed here for 5 days during the Easter holidays because we wanted a 'home from home' that would be somewhere to relax as well as a great base for this part of Cornwall. This house met every criteria we had - super comfy beds, luxurious bathrooms, great living areas and a modern kitchen plus fantastic outside space to run around in or enjoy the view. The weather was mixed while we were here and it was a pleasure to be indoors as well as getting out and exploring local walks, attractions and hospitality. We will definitely be going back!
