3 bedroom, 2 bathroom stable conversion in Pinford End, Hawstead

Swallows Roost was renovated to a high standard in 2016. There are 2 generous double bedrooms, one with en-suite bathroom, and a family bathroom. The third bedroom has two single beds, with room for a further single bed or cot if required. A spacious living area includes a television with a sound bar, which enables you to connect your own music via Bluetooth. The large open plan kitchen allows many hands to share the cooking while taking a full part in the conversation in the living area. Full height windows give wonderful views across two acres of grassland and farmland beyond. You can also savour the views from the large yet secluded area in front of the property, where you can sit peacefully, enjoy a barbecue or watch your children playing. If you would like a night out, babysitting can be arranged.

About Henry and Hayley Brewis

We are Henry and Hayley Brewis and we have lived at Pinford End Farmhouse, which is just across the lane from Swallows Roost, for 23 years. We have two daughters and cannot imagine living anywhere else. We are both airline pilots and although we have travelled the world, home is best!

Henry and Hayley Brewis purchased this barn in 1993

What makes this barn unique

The stables have been converted in the most sympathetic and eco-friendly way possible, retaining full height ceilings and the original stable doors. Energy needs are met by an air source heat pump which supplies underfloor heating throughout and solar panels which are tucked away in the meadow. Outside there is a large area for enjoying views over the countryside around a barbecue, with two acres of meadow at your disposal, leading down to the tiny River Lark.

Wonderful place to stay - very comfortable and well-appointed, warm and homely. Love the cosy underfloor heating. Beds were so comfy and all the towels and bed linen were fantastic quality. Lovely friendly welcome, + great food provisions from the owners, including 2 lovely bottles of wine! Lovely big field and stream outside for the children to play in. We would definitely come again!

Both main bedrooms have televisions. A Graco Contour Electra travel cot and plug-in night light are available. All bedrooms have hair dryers, a small alarm clock and an emergency torch. All bedrooms have wall sockets with USB charging points.

Surpassed expectations. The attention to comfort and provision of equipment is outstanding.

We came to share a family Christmas and the stable exceeded our expectations. An exception conversion with top quality provided throughout. Beautiful quite location with great privacy but within a short car journey to Bury St. Edmunds. The property lacked nothing. A real gem of a find. We hope to stay again.

Absolutely beautiful place way beyond expections. Everything you need is provided and extra mile is certainly taken here with a little welcome package of basics including milk butter bread Tea coffee sugar and two bottles of wine. Very comfortable and so child friendly. We loved it and hope to return in near furture. Pictures do not do this place the justice it deserves. Beautiful beautiful beautiful

Our third visit!! Family live close by so a perfect place to stay. Lovely to find lights on, fridge stocked with essentials plus lovely treats, much appreciated. We love the rural setting and yet very close to Bury St Edmunds. Thank you so much, we look forward to many more visits.

A beautiful holiday let - decorated to a high standard. A great find!

We had a great long weekend away! Just what we needed! Every last thing had been thought of by the owners. We especially enjoyed the goodies which had been left on arrival - a really lovely touch. Would definitely recommend and hope to go back again. Thank you!

Lovely, quiet, contemporary barn with country feel and attention to detail

This is a modern barn conversion yet maintains a charming country feel. It's is in a peaceful remote location next to the owner's property. The owners had provided all the home comforts you would expect. The property was clean, spacious and comfortable and decorated to a high standard. The town centre of Bury St. Edmonds is only a short drive away. The owners were friendly, helpful and responsive. We can't wait to return. Thank you!

Swallows Roost has all the benefits of a peaceful, rural location, but is only 10 minutes from the historic market town of Bury St Edmunds. The National Trust Ickworth Estate is also only 10 minutes away and the scenic towns of Lavenham and Long Melford are also within easy reach. Swallows Roost makes an ideal base for walking, cycling and exploring Suffolk. Bicycles can be hired from the cycle cafe in the village and a Bannatyne Spa is close by for some pampering. Horse riding is yet another of the many possibilities on offer.
