3 bedroom, 2 bathroom stable conversion in Pinford End, Hawstead

Swallows Roost was renovated to a high standard earlier this year. There are 2 generous double bedrooms, one with en-suite bathroom, and a family bathroom. The third bedroom has two single beds, with room for a further single bed or cot if required. A spacious living area includes a television with a sound bar, which enables you to connect your own music via Bluetooth. The large open plan kitchen allows many hands to share the cooking while taking a full part in the conversation in the living area. Full height windows give wonderful views across two acres of grassland and farmland beyond. You can also savour the views from the large yet secluded area in front of the property, where you can sit peacefully, enjoy a barbecue or watch your children playing. If you would like a night out, babysitting can be arranged.

About Henry and Hayley Brewis

We are Henry and Hayley Brewis and we have lived at Pinford End Farmhouse, which is just across the lane from Swallows Roost, for 23 years. We have two daughters and cannot imagine living anywhere else. We are both airline pilots and although we have travelled the world, home is best!

Henry and Hayley Brewis purchased this barn in 1993

What makes this barn unique

The stables have been converted in the most sympathetic and eco-friendly way possible, retaining full height ceilings and the original stable doors. Energy needs are met by an air source heat pump which supplies underfloor heating throughout and solar panels which are tucked away in the meadow. Outside there is a large area for enjoying views over the countryside around a barbecue, with two acres of meadow at your disposal, leading down to the tiny River Lark.

purely and simply lovely

From the moment we arrived, with the welcome to our home gifts for both adults and the children, we felt at home. We had had a long journey but the 'Roost' was so comfortable, cosy and warm, we relaxed and were at ease. The children loved the expanse to the stream with plenty to entertain them there. We all loved the quite and the visits during the day of pigeons, pheasants, ducks and even a partridge appeared! We were there for a wedding but we all wished we could have stayed longer. The Swallows Roost is a place where once you have stayed you want to return - like its namesake every year. Thank you Henry and Hayley just perfect and might I add the perfect hosts.

Swallows Roost, Pinford End, Bury St Edmunds, Suffolk

The property was ideal for our purposes. It was located in a quiet rural area with lots of open area for the children to play. All of the accommodation was on the ground floor which was great as we had one disabled person with us. When we arrived the house was ready & there was a very useful welcome pack of food. It was very clean & extremely well furnished. We went to visit some national Trust properties in the area which made for a superb holiday. The owners who live nearby were very helpful when necessary but otherwise left us to enjoy our stay.

We had a superb stay in Swallows Roost. It is a beautifully equipped and planned building. Perfectly converted and just everything was so well thought out and wonderful quality. We loved it. Quiet - good parking and lovely area.

Nearest Train : Bury St Edmunds at 4 Miles Nearest Motorway : A14 at 4 Miles Nearest Restaurant : Bury St Edmunds at 3.5 Miles Car: necessary

Swallows Roost has all the benefits of a peaceful, rural location, but is only 10 minutes from the historic market town of Bury St Edmunds. The National Trust Ickworth Estate is also only 10 minutes away and the scenic towns of Lavenham and Long Melford are also within easy reach. Swallows Roost makes an ideal base for walking, cycling and exploring Suffolk. Bicycles can be hired from the cycle cafe in the village and Clarice House spa is close by for some pampering. Horse riding is yet another of the many possibilities on offer.
