About this property

Luxury cottage with stunning views

This new reverse level cottage has been designed to maximise space, peace and light. Enjoy the 12 mile views across fields, river and valleys to Dartmoor. Yet you are only a 15-20 minute walk from the castle, river, cafes and pubs of vibrant Totnes.

The Space
There is a fabulous living area on the first floor which at one end has a comfortable sitting and relaxing area with panoramic views through the end glass windows which also have a Juliet balcony. The fully equipped kitchen area is at the other end - with dishwasher, microwave, washing machine, tumble dryer, fridge, freezer and cooker. cooker - all for your sole use. There is a new Smart TV, wi-fi, and a modern lighting system with chandeliers and wall lighting. The sofa converts to a sofa bed should there be a need to accommodate more than 3 in a party. The house is well insulated and both floors have underfloor heating which maintains an ambient temperature - warmer during the day and cooler at night. In cold months or if you just fancy something different, there is a wood burning stove.
On the ground floor are the 2 bedrooms, the large main bedroom with large bed from 2 single beds with mattress topper which can be converted to twin beds on request. This bedroom has superb views across the garden, valley and to Dartmoor beyond. The smaller bedroom with a single bed is light and airy and and faces the courtyard. There is a modern shower/bathroom on the ground floor.

Guest Access
The Garden Cottage is completely your own. There is a garden and a courtyard, table and chairs for al fresco eating. There is a gas BBQ available if you want to use it but its worth saying Totnes is a foodie heaven eg the Curator, Riverford Farm Kitchen (booking ahead advised). We have written our own guide to good places for lunch an dinner, as well as walks, beaches and coves in the South Hams.

'House Rules'
Sorry we are unable to accommodate pets. There are wonderful plants in the garden so it is not suitable for ball games. The Garden House is no smoking but if you want to smoke you are welcome to use the lower lawn. We do not allow parties or large gatherings.To protect the oak flooring please leave outdoor shoes inside the front door You might want to bring some house shoes/slippers.

Interaction with Guests
The owners, John and Suzanne, and sometimes their daughters Danielle and Naomi, live in the main house in the grounds and are available to give advice. We hope our guests have an interesting and pleasurable stay and we can give ideas about good places to visit, local beaches, wild swimming, fantastic walks to suit all abilities, and we also leave this information in an information folder. We give our guests maps of Totnes so you can explore this historic 15th Century Elizabethan town. On the other hand if you are coming for peace and quiet we will respect your privacy. We like to be here when you arrive to show you the Garden House and give you keys. If you are coming by train its usually best to get a taxi from the station.

We always provide the ingredients for a continental breakfast for the first morning, milk, tea, coffee and fruit.

The Neighbourhood
This is a very quiet neighbourhood in a road with large turn of the century houses and gardens. There is easy parking for vehicles in Jubilee Road below the house and room for one medium sized car to park up in front of the Garden Cottage. We are situated on the edge of town up a farily long hill next to unspoilt countryside, but within a 10/15 minute walking distance of Totnes. Its a 5 minute drive to town car parks, if you either can't manage or don't fancy the hill on the way back.

Two weeks of bliss
This property is idyllic. It lives up to the promise of the photos on the website. The "up-side down " design is brilliant. Having the living area upstairs ensures that you have a light bright kitchen and living room. Even if it is raining the expanse of windows makes you feel you are outside in the sun. The kitchen is large and well equipped. Our host was friendly and helpful. This really is a superb property.

Superb!
The property exceeded our expectations. Modern, light and airy with everything you need with the bonus of splendid views out to Dartmoor. The walk into Totnes town is easy taking only about 10 minutes to reach the old bridge over the River Dart (strategically sited convenience store on route). An interesting town to explore with a definite bohemian streak, with plenty and varied shops and eating opportunities. An excellent base for day trips in the surrounding area and on the river e.g. Dartmouth, Riverford Field Kitchen, Buckfastleigh, South Devon Railway (steam trains). Good bus routes and local walking. Welcoming and friendly, our host John gave us the benefit of his local knowledge. Most definitely on our return list.

Amazing views
What an amazing few days we had. The house is gorgeous, the grounds and views are amazing and the owners are lovely. The photos do not give it justice. My husband is not a man to sit around but he spent more time sitting in front of the living room window than anything else. The rooms are clean and well resourced. The beds were comfortable. Didn't use the log burning stove as we had lovely weather but it looks very easy to use. The house is within easy reach of a local shop and a very quick drive into Totnes. This could be walked. We took our mother-in-law to see the house and she has ranted about how wonderful it is ever since. Thank you for a lovely stay. When we come to Totnes again, we will stay again.

Absolutely gorgeous property!
I have just returned from a three night stay with my friend to celebrate her 60th birthday. We had a wonderful time in and around Totnes, made even better by this lovely little cottage. When John (the owner) showed us around, we were frankly astonished at how much lovelier it is than the pictures are able to show. The cottage is equipped with everything you could ever want or need. The beds were super comfortable which is very important to us and the shower excellent. The novel design of having the living area with kitchen is genius and you can see why as soon as you go in. The outstanding thing however is the position - the views are simply stunning, the gardens which we could use at our leisure are gorgeous. I can't really find enough superlatives to describe it any more! John was very helpful and has clearly gone to great lengths to make this a beautiful holiday home. I can't wait to return with my husband if they will have us!

I was born in Cheshire and lived and worked in diverse communities in London for 40 years after studying at the London School of Economics. I married Suzanne in 1992 and we have 2 daughters Naomi and Danielle. These days I like to enjoy the rich life Totnes and the South Hams has to offer eg walking coast paths, my allotment, tennis, dancing, meditation and inquiry. Suzanne is a psychotherpist and loves to get out in the countryside whenever she gets an opportunity. She loves animals, especially horses and creative arts, and is involved with Transition Town Totnes. We have been hosting now for 5 years and we have developed a style where we are friendly but not intrusive. We are looking forward to hosting guests again this year.
