2 Bedroom luxury cottage in delightful Totnes with extensive views to Dartmoor

This new reverse level cottage has been designed to maximise space, peace and light. Enjoy the 12 mile views across fields, river and valleys to Dartmoor. Yet you are only a 15-20 minute walk from the castle, river, cafes and pubs of vibrant Totnes.

The Space

There is a fabulous living area on the first floor which at one end has a comfortable sitting and relaxing area with panoramic views through the end glass windows which also have a Juliet balcony. The fully equipped kitchen area is at the other end - with dishwasher, microwave, washing machine, tumble dryer, fridge, freezer and cooker. cooker - all for your sole use. There is a new Smart TV, wi-fi, and a modern lighting system with chandeliers and wall lighting. The sofa converts to a sofa bed should there be a need to accommodate more than 3 in a party. the house is well insulated and both floors have underfloor heating which maintains an ambient temperature - warmer during the day and cooler at night. In cold months or if you just fancy something different, there is a wood burning stove.

On the ground floor are the 2 bedrooms, the large main bedroom with large bed from 2 single beds with mattress topper which can be converted to twin beds on request. This bedroom has superb views across the garden, valley and to Dartmoor beyond. The smaller bedroom with a single bed is light and airy and and faces the courtyard. There is a modern shower/bathroom on the ground floor.

Guest Access

The Garden House is completely your own. There is a garden and a courtyard, table and chairs for al fresco eating. There is a gas BBQ available if you want to use it but its worth saying Totnes is a foodie heaven eg the Curator, Riverford Farm Kitchen (booking ahead advised). If you want to have an outside fire in the evening using the log burner on the lower lawn you are welcome to do so. There are free logs available for reasonable use.

'House Rules'

Sorry we are unable to accommodate pets. There are wonderful plants in the garden so it is not suitable for ball games. The Garden House is no smoking but if you want to smoke you are welcome to use the lower lawn. We do not allow parties or large gatherings.To protect the oak flooring please leave outdoor shoes inside the front door You might want to bring some house shoes/slippers.

Interaction with Guests

The owners, John and Suzanne, and sometimes their daughters Danielle and Naomi, live in the main house in the grounds and are available to give advice. We hope our guests have an interesting and pleasurable stay and we can give ideas about good places to visit, local beaches, wild swimming, fantastic walks to suit all abilities, and we also leave this information in an information folder. We give our guests maps of Totnes so you can explore this historic 15th Century Elizabethan town. On the other hand if you are coming for peace and quiet we will respect your privacy. We like to be here when you arrive to show you the Garden House and give you keys. If you are coming by train its usually best to get a taxi from the station but if you need to be met let us know arrival time and we'll do what we can to meet you.

We always provide the ingredients for a continental breakfast for the first morning, milk, tea, coffee and fruit.

The Neighbourhood

This is a very quiet neighbourhood in a road with large turn of the century houses and gardens. There is easy parking for vehicles in Jubilee Road below the house and room for one medium sized car to park up in front of the Garden Cottage. We are situated on the edge of town up a farily long hill next to unspoilt countryside, but within a 10/15 minute walking distance of Totnes. Its a 5 minute drive to town car parks, if you either can't manage or don't fancy the hill on the way back.

I am a 'young' 65 years old, just retired last year from a career in social work, I was born in Cheshire and lived and worked in diverse commumities in London for 40 years.. I married Suzanne in 1992 and we have 2 daughters Naomi and Danielle who are now in their 20's. Suzanne and I have travelled extensively most recently in Thailand, Sri Lanka, and Italy. Totnes has been great for me and I love many of the activities and resources the town has to offer as well as walking on Dartmoor and the coast paths, finding remote beaches, playing tennis, growing squash on my allotment (and eating them!), dancing, yoga, Qi Gong and meditation.

Suzanne still works professionally and enjoys the Devon countryside whenever she gets an opportunity. She loves animals, especially horses and creative arts. She is always willing to tell you about the most beatiful spots locally. If you are interested in the TotnesTransition Town movement she can direct you to the right places.

  • The bathroom is on the ground floor, the same floor as the bedrooms. It is modern, with shower, sink and lavatory and underfloor heating. There is an electric towel radiator if needed

  • This is a reverse level cottage to maximise views from the first floor but the ground floor master bedroom also has spectular views across the valley below and on to Dartmoor. This bedroom has as a large double bed which can be separated into twin beds if required. There is a wardobe, chest of drawers and bedside cabinet. There are French Windows onto a patio and the garden which is also an afternoon sun trap. The second bedroom has a single bed. bedside cabinet, chest of drawers, desk and wardrobe, with French window that look out over the courtyard. All bedrooms have underfloor heating.

Lovely modern cottage, with stunning views

The cottage is fantastically located, within walking distance of Totnes. The modern design of the cottage, with the large open plan living room/kitchen and large front and rear windows, allowed full enjoyment of the stunning


The cottage is really well equipped and very clean. I couldn't fault it.

John, the owner, was warm and friendly and gave us some fab ideas to help us make the most of our brief visit. Although they live next door, it felt very private.

I would definitely recommend this property and hope to visit again myself.

Excellent weekend house is stunning. Beautiful setting and stunning views.

Clean and tidy John and his wife the owners seem to have thought of everything you need.

Totnes is not a too bad walk away and recommend the waterfront bistro for meals out.

Will definitely be staying again in this beautiful house.

Totnes is a unique town with a fascinating history and stunning location on one of Britain's most beautiful rivers - the River Dart.

Totnes has a reputation for its lively and diverse and cosmopolitan community. It is a intriguing mix of historic market town and bohemian culture.

Totnes is also an architectural gem with the main street having many listed Elizabethan buildings, . A range of traditional attractions, including the Elizabeth Market, held every Tuesday from May to September, as well as the lively local Friday and Saturday Markets which you will want to visit. The many heritage attractions of the town include the Town Mill (where the Information centre is based), The Guildhall, Totnes Image Bank and Photographic Archive, Totnes Elizabethan Museum and Study Centre and The Museum of Costume, Fashion and Textiles. There are many other notable buildings and monuments. They are all guarded by Totnes Castle, a classic Norman motte and bailey with commanding views of the Dart Valley. th

In its recent past, Totnes became well known for its connection with therapists of all kinds and alternative lifestyles. Many well known writers, poets and musicians also live in the area.

Totnes, is one of the founder towns of the Transition Town movement and attracts interest and visitors from all over the world who are interested in environmental matters and sustainability. Thanks to Transition Town Totnes, and their aim to increase the town's economic resilience, the town even has its own currency - the Totnes Pound.

Just outiside Totnes is the Dartington Estate with its Jacobean Hall, fabulous gardens, White Hart restaruant and bar and the Barn Cinema.. the River Dart flows alongside the meadoiws here - a great place for beautiful and peaceful walks and picnics.

A little further afield is the stunning South Hams coastline with many miles of the South-West Coastal path to explore. There are a range of more popular beaches eg Blackpool Sands and Bampton) which still retain a wildness and beauty. Tthere are also quieter and more remote coves to be discovered.

Just 10 miles to the west of Totnes is Dartmoor with its famous tors, walks and ponies - a must to visit
