A restored 15th century farmhouse sleeping 8 with 12m. pool and stunning views.

Casa Bacciana is a classic Umbrian farmhouse, located in the beautiful Upper Tiber valley minutes from the lovely village of Montone, officially designated “ one of the most beautiful small towns in Italy” by the Italian Touring Club, and only half an hour from Perugia airport. Umbria - “the green heart of Italy”- is an unspoilt region of central Italy where wheat, sunflowers, olives and vines are cultivated, and where wild boar and truffle hunting remain strong traditions. The region is characterised by walled towns little changed since medieval and Renaissance times, perched on verdant hilltops.

Casa Bacciana is a centuries-old stone building with high beamed ceilings, terracotta tiled floors, white and yellow washed interiors, lovingly restored by its English owners, and furnished throughout in an eclectic style, and offering all modern amenities. Standing alone in its gated and secluded two acre plot, Casa Bacciana has stunning panoramic views of the surrounding countryside.

The 12 x 6 metre pool with Roman steps offers swimmers and sunbathers day-long sunshine and a breathtaking view of Montone on its hilltop.

There are four double bedrooms on ground and first floors (one double, two kingsize, and one twin-bedded ); three have modern ensuite bathrooms with showers and a fourth is adjacent to a guest bathroom with full-size bath. Travel cot and camp bed are provided.

A very large well-equipped kitchen with wood-burning stove, antique pine table seating 10, and modern cooking facilities, leads into an informal living room with two sofas, and opens onto the terraces bordered with flower beds. A further living room on the first floor has comfortable sofas, fireplace with woodburning stove, television and DVD library. Casa Bacciana is the perfect spot from which to explore the many interesting places in Umbria: Assisi, Lake Trasimeno, Perugia, Gubbio, Montefalco, Todi, and Orvieto. Local traditions and festivals of food, arts, crafts, and music make the Umbrian calendar a busy one, and Umbria is a rich treasure trove for lovers of art and architecture. We are also within striking distance of many lovely Tuscan towns: Cortona, Arezzo, Montepulciano, Sienna and Florence. For those simply wanting an escape, Casa Bacciana is an idyllic place where you can enjoy the seclusion and tranquillity of the house, garden and pool, in close proximity to the characterful village of Montone with its vibrant communal life, small shops, cafes and restaurants.

After many years of holidaying in Tuscany, we decided to try neighbouring Umbria we were totally smitten by the idyllic village of Montone; our first evening there was enough to seal our fate.

Casa Bacciana is a much loved second home and not a sanitised rental property. In restoring it we have taken care to preserve its original features; white and yellow washed walls, high chestnut-beamed ceilings, original terracotta floors, stone fireplace and stone staircase. This is a picturesque, rustic and traditional country home, tastefully and unusually furnished with antique and hand-painted furniture, pictures and ceramics collected in local markets and antique fairs, yet also provides all the modern comforts that make for an idyllic holiday.

Beautiful house and pool, lovely location, but the hottest weather in over 130 years was a problem.

Casa Bacciana is beautiful, set in a wonderful location. Sadly the lack of air conditioned rooms made our stay less than perfect. We were a family of 6 (grandparents, parents and 2 small children of 4 and 2). The weather was so hot, in fact the locals told us that they had not had temperatures so high in 137 years!!. As the house has only one air conditioned room we (the grandparents) had to have the children in with us as the rooms upstairs were unbearable which meant having to move mattresses around. Their parents had no choice but to put up with the heat. Fans were provided but two of them had to be replaced, which was done very quickly but they were still not enough in the intense heat. My review would have been 5 star if the house had been fully air conditioned.

Owner's Response: Thank you for your review and four star rating. We would just like to respond to your comments about the uncomfortable heat at night. You refer to the “lack of air conditioned rooms” but it is made clear in the details of the house that one bedroom has air conditioning; this is because that particular bedroom is in the old tobacco tower, which has been completely rebuilt and the unit has been installed chiefly as a heater for the winter months. Casa Bacciana is an ancient farmhouse and full, modern hotel-style air conditioning throughout would be very unusual in such a property. The house has flag stone or terracotta-tiled floors and high ceilings, bedroom windows can be left open at night because of the mosquito screens, and electric fans are provided. This has always been sufficient in the summer months. Over many years of staying in our home at Bacciana, our family and friends have always found that the house remains beautifully cool even when it is hot outside, and our guests this year have not found the heat a problem. However, as you so rightly point out, this year’s heatwave in Italy is extreme and unprecedented and it seems your stay coincided with probably the hottest spell of all. We are sorry that the heatwave affected your enjoyment but, of course, the extreme weather is not something we can legislate for. We do hope that the swimming pool helped you to keep cool during the day and well into the evening

Exceeded our expectations!

We had a lovely week with our grown up children and partners. The accommodation was spacious and generously proportioned, with 2 lounges and several terrace areas which allowed us all to relax without being on top of each other. The good sized, usable pool was much enjoyed and the views are fabulous! Very quiet, rural location - a car is essential. Between us we saw a toad, frogs, lizards a plenty, butterflies, birds .... the list goes on. We had mixed weather but the temperature remained warm enough throughout.

Wonderful house, fabulous location, beautiful views.

We spent a blissful two weeks enjoying the huge pool and breathtaking views. We felt like we were living in a painting. The house is beautiful, very comfortable and well equipped with plently of room to relax. Outside the pool sits on a hill looking towards the pretty village of Montone which changes colour through out the day, but is at its best at sunset. An absolute gem of a find, we will be back.

Urlaub vom Feinsten.

Neu adaptiertes komplett eingerichtetes Ferienhaus mit großzügigem Pool, liebevoller Einrichtung, ausgezeichneter Infrastruktur und toller Lage mit Ausblick auf das mittelalterliche Montone. Die britischen Besitzer stellen ihr Haus, das mühevoll aus einer Tabakfarm assaniert wurde, in reichlicher Ausstattung dem Mieter zur Verfügung. Die Küche läßt keine Wünsche offen, zudem stehen im Freien auf mehreren Ebenen Ess- und Sitzgelegenheiten zur Verfügung. In knappen 10 Minuten erreicht man die E45 und somit den Zugang zu den umbrischen Sehrnswürdigkeiten.
