Three bedrooms all with TV's and ensuites, two with king size beds and one with two singles.

Open plan design, well equipped kitchen, including microwave, dishwasher and washing machine. The dining area has a table to seat six, this can be extended to seat twelve.

Comfortable, relaxing seating area with TV, Wi-Fi, Bluray DVD and Bose Soundlink.

South facing balcony with BBQ overlooking the gardens, with table and chairs for outside dining.

Located in superb 4.5 acres of grounds offering the use of a private shared tennis court. Rackets and balls available.

Full gas powered central heating.

Ample parking for cars in gated driveway.

This is one of a pair of very similar cottages. Both are available for rent.

Access to four and a half acres of grounds including an area of woodland to explore, pretty flower beds, fields and a tennis court.

Tony and Caroline live on the same plot and will generally be available to provide any help or advice.

The adjacent cottage, Lavender also sleep six.

Variety of walks from the cottage incorporating amazing views, woodland and beautiful river side settings. The famous Greensand Way runs adjacent to the garden with immediate access.

Three rivers meet in Yalding enabling ample opportunities for boating, canoeing, fishing. Permits available locally.

Access to London by road or rail.

Situated in the heart of the Garden of England with many places to explore including stunning National Trust properties within easy driving distance.

Car recommended to gain the most from your visit.

Bus stop at end of lane, approximately 400 metres away.

Small railway station near Yalding with direct line from here to stations which offer a fast service to London.

About Tony and Caroline

After purchasing the property at the end of 2014 we enjoyed starting our new venture in holiday rentals and have just become members of Owners Direct in March 2016.

We believe every one taking a break away from their busy life styles deserves only the best.

We love to travel here in the UK, Europe and even further afield and part of the fun is staying in different and varied accommodation all over the world.

We know what we expect when visiting various areas and aim to exceed our expectations here at Woodlands.

Our families are growing bigger and bigger. We have five lovely grown up children and their spouses and five gorgeous grandchildren and love spending time with them all.

I am a qualified nurse and work with children with neuro-developmental disabilities and their families in the community. Tony runs an IT company.

Our life motto is: If a job is worth doing it's worth doing properly.

We like to offer a warm welcome and present the cottages and gardens in such a way you can relax immediately, enjoying the home comforts we all love, with a little sense of adventure as you explore the gardens, play a little tennis, possibly sit on the south facing balcony and enjoy a glass of wine and a BBQ overlooking the gardens. It's easy to discover the abundant delights of Kent, better known locally as The Garden of England.

What makes this bungalow unique

Although the cottage is in a rural location it is only a short walk to the beautiful village of Yalding with all it's attractions.

As well as beautiful countryside on your doorstep there is also easy access to London, the coast, Royal Tunbridge Wells and Canterbury with it's amazing cathedral.

Home from home

We stayed in this beautiful cottage with my very elderly mum and were able comfortably and happily to host many relatives who came down to Yalding to see her with a minimum of disruption for her. This worked brilliantly because the cottage itself, our host Tony, the garden, the local town and nearby sites of interest were beautiful and welcoming. The cottage's 3 bedrooms and en suite arrangements were comfortable and private and all necessary amenities including a well equipped kitchen made a long stay very enjoyable. Highly recommended especially for family gatherings.

Best cottage in Kent

We had a lovely stay in the Lavender cottage. It is very clean and well furnished. The garden is beautiful. We enjoyed playing tennis on their tennis court. Book early to reserve your dates.

Being in the heart of Kent provides most beautiful countryside with a variety of footpaths in abundance.

We are fortunate to be located only short drives from many outstanding National Trust properties.

Royal Tunbridge Wells and Canterbury are beautiful places to explore and maybe indulge in a little retail therapy.

The children love to explore and play in the acres of garden accessed immediately from the cottage.

Beltring Hop Farm where you can enjoy lots of family fun is only 2 miles away.

Yalding boasts a beautiful medieval bridge and is the point where three rivers meet. Hours of fun and relaxing can be had on the river banks.

Hot air balloon rides can be booked in advance, flying from the nearby village of Laddingford.

In Yalding village you have the choice of visiting 3 pubs, Indian restaurant which does takeaways, lovely tearooms, hair and beauty salon, library, iron forge, library, beautiful 13th century church, a village shop and 'Teapot Island'.

Once a month Yalding holds a farmers market when local produce is sold. It is attended by locals and visitors from further afield.
