About the property

Huge garden flat just for your use, with all the comforts of home

Relax in this delightfully spacious 1070 square feet central apartment on the ground floor of the owner's 100 year old house. The apartment, just in front of the town's ancient 15th century walls, features a large private secluded garden ideal for al fresco dining (for your use only). All previous guests have enjoyed the homely and welcoming atmosphere. The ancient walls make it VERY cool in the summer. Guests have never complained about the heat! The neighbourhood and town is very safe and there is safe parking outside. WIFI internet works very well. There is also a computer if you can't bring your own.

A car is not necessary you can use public transport to most places. Handy bus from Rome. Perugia airport is just a 50 mins drive. We can arrange pick up for a small fee if you do not want to drive.

Cooking course provided on request.

We can arrange for wine tasting in a local agriturismo that makes wine in Arezzo. 15 euros per head with snacks.

The large open plan sitting room has high ceilings and four very comfortable sofas, stereo, tv (english news channels only) and a very wide selection of English DVDs and books. It leads into to the dining room with its seating for six people and a cosy fireplace, where you can roast meat or chestnuts. An extra double sofabed is nearby for more guests/children. We have just added another single sofa bed. An extensive selection of books, guides and maps is on hand.

A solid oak custom-made staircase leads to the mezzanine (gallery) bedroom with built-in wardrobes and plenty of cupboard space, queen size bed (160 x2metres or 63 inches wide by 79 inches long) and a computer with 24 hr internet access/wifi. Please note there are stairs to the bedrooms so if you need the bathroom during night and have mobility problems this could be an issue. The kitchen is fully equipped with a 4 ring electric stove, new oven and large fridge-freezer, microwave. As well as a kettle, toaster, American coffee maker you’ll find everything you need for your first night (milk, coffee, cereals, pasta, wine etc). There is a shower room and small bathroom (with toliet and sink) on the ground floor. The bedroom is a galleried bedroom reached by a few stairs (10 steps or so). We are happy to do any required shopping for you before your arrival. Can also take guests without a car to nearby supermarket. Utility room nearby where you can use the washing machine, ironing board etc.

The apartment is in the heart of Sansepolcro, literally two minutes ON FOOT from the historic centre and all its many excellent and affordable restaurants, shops and bars. The town is famous for the Renaissance artist Piero della Francesca. The apartment is within a few minutes of the museum, supermarkets, pool. The second Sunday of September sees a wonderful crossbow competition which has taken place since 1585 and is preceeded by a week of festivities, flag-waving and medieval pagaentry. The town is surrounded by rolling countryside and gentle hills great for walking and trekking. The riber Tiber is 2 kilometres away and walking or cycling along the banks is delight. Trout fishing possible in the nearby lake. MOUNTAIN BIKE HIRE WITH GUIDES AND DAY TRIPS ARRANGED. We can also provide you with a mobile phone with Italian number on request at no extra charge (we need to know a few weeks beforehand).

Revisiting the magic of Sansepolcro

Though this was our first stay at Louise and Franco's wonderful house, it was our third visit to Sansepolcro. The garden apartment was spacious,comfortable and quintessentially Italian and though the March weather didn't lend itself to our using the garden, it was easy to imagine what a blissful spring and summer setting it might be. The location was a perfect springboard into the delights of the Tuscan countryside: the legions of small idiosyncratic villages and the majesty of Assisi, Cortona, Siena and so much more.

As much as any of these places though it was the generosity and hospitality of Louise and Franco that made our holiday. Nothing was too much trouble and their local knowledge and advice was invaluable.

Sansepolcro manages to retain its magic and we can never discount a fourth visit perhaps to renew the aquaintance with Louise and Franco.

Beautiful garden apartment with wonderful hosts

“Your Hosts, Louise and Franco are wonderful — caring, helpful, supportive, and who provide attention to detail in hosting guests in their vacation apartment. A detailed travel folder is available to plan your stay and for exploring the city and region. The apartment is spacious, with lovely decorating, a well-stocked kitchen, separate bedroom and lots of living space to enjoy. The garden is a specific treat, private yet offering a view of the original city wall, with lots of flowers and other landscape features. The location is fabulous — within walking distance of a bakery offering delicious treats; the city gates are an entry to a nice selection of shops, cafes, restaurants and boutique shopping. Enjoy the weekend market or the quiet of evenings strolling the very lovely city. If you are looking for clean, quiet, spacious, relaxing, enjoyable, and convenient accommodation with hosts who are a joy to meet and spend time with, this is your top choice! Highly recommended."

This spacious, well appointed and extremely comfortable garden apartment is ideal for a couple seeking a base for an extended, relaxing stay in a genuine Tuscan community. Louise and Franco will welcome you into their impressive home but you will enjoy privacy and exclusive use of the garden and outside dining furniture. The full-sized kitchen was thoughtfully stocked with the basics to get us started. The beautiful pastries and wine were greatly appreciated. The apartment's proximity to the historic centre renders a car unnecessary but, with safe and convenient parking, a car permits you to explore the surrounding towns and countryside at your leisure. Our week flew by, but with more to explore and experience, I'm sure that we will return.
