Stunning views, 6 large bedrooms, chic interiors, huge family kitchen, games room.

High Grange is a stunning, newly renovated period home that has remained in the same family since 1950.

Situated in East Devon, overlooking the Blackdown Hills & with views down to the sea beyond, it is a place of tranquility, peace and love, with four generations of happy memories and moments to share with visitors. Whether it's the photos on the walls, the antiques in every room, the decor, or the gardens it is not so much a holiday house, but a very happy family home and it's waiting for new families to come and add to those memories.

Upstairs is beautiful and has the unique factor of having two master bedrooms. There are a total of 6 large bedrooms and 5 bathrooms.

The bedrooms comprise of:

'The Kings Bedroom' (Master bedroom 1) has an Emperor sized bed which was actually made for the King of Saudi Arabia!. It boasts a stunning gold leather embossed headboard and the bed covers are made from handmade silks - sheer luxury and opulence. The King's en-suite bathroom is fully tiled in bronze and has an original cast iron bath with shower attachment, towel rail, chic sink unit and loo, and it enjoys pretty views over the woodland garden at the rear;

'The Barn Bedroom' (Master bedroom 2) has a Super-king bed, amazing skylights throwing beautiful light into the room, and a stunning en-suite bathroom with waterfall style tiling, a roll top bath, separate walk in shower, loo, as well as the original family antique porcelain sink. It overlooks the woodland gardens to the rear;

'The Chinese Room' has a gorgeous French Antique walnut carved double bed, elegantly chosen antiques, as well as contemporary furniture designed by Laurence Llewelyn-Bowen and an en-suite porcelain tiled wet-room with powerful cascade shower, antique sink and loo;

'The Butterfly Room' has a gorgeous double bed, the most amazing views in the house overlooking the Blackdown Hills and through to the sea beyond. Again it enjoys an en-suite bathroom with the large original cast iron bath with shower attachment; chic vanity unit and loo.

The (incredibly cosy and very pretty) 'Rose Room' has all the trappings of a country house bedroom, a comfortable double bed, and lovely antiques. The view is outstanding over the Devon hills to the sea beyond.

It shares the uniquely bird of paradise decorated shower bathroom with the 'Owl Room' which, as the bunk bedroom, would make it perfect for a family to use;

'The Owl Room' which is normally the children's room has fabulous bunk beds. It should be noted that the lower bunk is 4ft, the top bunk is a full single, so it could be used by two adults if necessary, and the lower bunk is big enough to 'top and tail' two children if needs be. 'The Owl Room' is incredibly special as it not only overlooks the woodland gardens (hence it's name and decor), but the ceiling has been given a truly unique paint effect as well.. Turn out the lights and stare at the mesmerizing 'galaxy' effect above, with comets, planets and shooting stars. Fabulous for the little ones to stare at as they fall asleep, especially if they are a little nervous about being away from their familiar bedrooms. A cot is also available for the teenies.

Every bedroom (they all have Freeview televisions as well as iPod docks) and bathroom is stunningly pretty with carefully selected, unique wallpapers, fabrics and colours from Lewis & Wood, Farrow & Ball, and Edward Bulmer - no two are the same and they are thoughtfully decorated to assume their individual names.

Original art and tapestries, antique mirrors and furniture, as well as sumptuous carpets, help complete the look of chic interiors, and guarantee peaceful sleeps for all.

Downstairs has everything needed to make the perfect family home.

There are two halls, the first being the 'Red Hall' and is used as the traditional entrance hall for visitors with plenty of coat racks and places to store wellies.

To the left of the Red Hall lies a super cosy 'TV snug' with a log burning stove and a Smart TV with access to Netflix. A sofa, two armchairs and a beanbag offer ultimate comfort and there are extra blankets provided under which to snuggle to watch a favourite movie.

From the other side of the Red Hall, you will enter the fabulous family ktichen. The huge 60 square metre space is handmade especially for High Grange by Jacob Chalon and is decorated in Farrow & Ball colours (as are all the reception rooms). It has a 5 ring induction hob/four oven Rangemaster, as well as a brand new Aga, and every appliance needed is available, including a Nespresso coffee machine, food processors, microwave, and even a Nutribullet. The large two door, two drawer American fridge freezer has ample room to store food and products.

The adorable breakfast room is just off the kitchen with it's feature Devon flint wall, refectory table (made from my Grandfather's original farm workshop top) and the two French antique benches, seating up to 12. The perfect place to have informal meals, or simply sit and read the paper!

The kitchen even has a snug sofa area, a large wall mounted television and a breakfast bar at one end of the enormous granite topped kitchen island.

For dog owners, there is a 5* luxurious bed incorporated into the kitchen design and a personal dog food bin!

The kitchen leads down a short corridor to the formal family dining room. This gorgeous space seats up to 14 at the huge mahogany table and it also boasts a comfortable window seat where books can be read overlooking the front gardens.

The dining room leads onto the second hall - the 'Grey Hall' is also paneled and is centrally positioned in the house and leads from the dining room, onto the Drawing Room, the library and also opens onto the South West facing colonial style veranda - the perfect place from which to watch the sun set each evening.

The wonderfully elegant drawing room has three sofas and a window table where the huge selection of board games can be played, or simply enjoy pre-dinner drinks in front of the open fire. We have purposefully designed this room to be the quieter room in the house with no TV. It is incredibly peaceful with books to choose from.

The library, again just off the paneled Grey Hall is filled with wonderful books and houses an antique desk, as well as ornaments and mementos - all family heirlooms.

There are two downstairs cloakrooms - one for the ladies in elegant florals and gentle greens next door to the library, and there is another one decorated for the boys with antique print wallpaper and memorabilia from the family's history, including Grandfathers 'mention in dispatches' from WWI and Uncle's Cambridge Team Photos. This lies directly behind the TV Snug.

Outside and to the rear (within 10 yards of the kitchen french doors leading to the garden) there is a large games room, (originally the farm's pig house!) called 'The Shippen' with a pool table, a kitchen unit, plentiful seating, a log burning stove and Bluetooth music speaker system, as well as a TV.

There is excellent WiFi service throughout the house.

Finally, there is a utility room with washing machine and dryer, as well as iron and ironing board and a family shed that houses bikes, garden games and barbecue equipment.

The gardens are varied and cater for all - the graveled area directly at the entrance to the house is perfect for barbecues, as it leads straight through to the kitchen and has a table and chairs to seat up to 12,

The side gardens are great for playing games, and there is also has the 'Most Perfect Wendy House Ever', with seating areas and even a raised bed inside if someone wants to camp!

The front garden leads to a set of elegant sweeping steps onto the vast croquet lawn and this leads directly to the wooded gardens and rides, where three types of owl boxes have been places to tempt the local inhabitants - Little Owl, Tawny Owl and Barn Owl all have their separate homes.

Finally the oval drive at the rear of the property has parking for as many as six cars - all off road, all safe.

The house is dog friendly, although we do ask they please remain in the areas of the Red Hall, The TV snug and the kitchen within the house, as well as the garden and The Shippen.

The 'wow' factor of High Grange is apparent in every room, and in every corner of the garden. Even down to the beautiful bench overlooking the croquet lawn, decorated in aid of The Literary Trust with Stephen Hawkings ''Brief History of Time' as its theme.

So, whether enjoying the tranquility of the bedrooms, the stunning kitchen, the fun of The Shippen, or the elegant reception rooms, it is very clear this is a much loved family home, filled with happy and wonderful memories. About Lady Bathurst

The Chapman family have owned High Grange since 1950. Grandfather Chapman purchased it when he retired from his position as headmaster of Newton Abbott School and he moved his family to East Devon. He spent his retirement helping his youngest son with the farm, (the property was originally over 100 acres and Chris grew crops, had a very successful hen production, and also raised pigs), but as a Doctor of Science he also enjoyed tinkering with his handmade radio and barometers. There were five children and it has gradually passed through the two subsequent generations to the present owner, Lady Bathurst. Rather than sell her beloved family home, where she spent her happiest times as a child, Lady Bathurst decided to renovate it completely when she inherited it from her Aunt in 2014, and after two years and a massive modernization, she is delighted to be sharing it with other families who she hopes will fill the house with as much happiness and laughter as she enjoyed as a child. While renovating and modernising the house to make it as comfortable as possible for guests, she has also striven to keep it's original character and atmosphere, by filling it with family heirlooms, antiques, memories and photos, as well as artifacts from her fathers time (Chris) when he was running it as a family farm. From the log basket - to the renovated Shippen - to the trinkets and the books that fill the house, not to mention the albums and decorations, every corner is a memory to be treasured and enjoyed. Lady Bathurst and her family hope that guests feel that the family home is their home and that every member of your family will feel welcome.

What makes this farmhouse unique

High Grange is truly unique because of its position.

It is less than three hours from London - two hours from the Midlands and Cotswolds - and is only 25 minutes from the M5 (Junction 25 - Taunton).

It lies within easy reach of no less than 5 different beaches, all within 20 minutes drive. To the right are the beaches of Sidmouth and Branscombe - straight ahead you will find Seaton, with it's extraordinary Nature Reserve estuary, with hundreds of species of birds - and to the left are the beaches of Lyme Regis and Charmouth, just over the Dorset border.

It is a stones thrown from the Jurassic Coast, and is wonderfully near all the inland attractions of Devon too.

There is off road parking - it is perfect for family groups, and offers every convenience of a modern house with traditional period backdrops.

The bedrooms are roomy and the decor within is elegant and chic, but does not take away from the period feel of the house. The views are breathtaking, and above all it feels safe and secure. Whether it's a smaller group or a huge houseful, High Grange is a truly a HOME - cosy, intimate, friendly, easy to use, fun and welcoming - guests will find it incredibly difficult to leave!

There are too many things to do to list here, but lets give it a go! The Donkey Sanctuary at Sidmouth; Lyme Regis & all it has to offer; Sidmouth (& beach); Branscombe beach (it has a great pub too); Seaton (& beach); walking the south west coast path, plus endless other walks to enjoy - just on the doorstep (you can see them from the house) are the Blackdown Hills an AONB, where you can also go horse riding; cycling anywhere!; bird watching (Seaton estuary is famous); Cricket St Thomas for all the family; Seaton Tramway and it's heritage trams; Powderham Castle for a bit of heritage; water sports are especially good at Lyme Regis; pretty much any type of fishing; theme parks; animal parks (World of Country Life is wonderful and just over the hill in Exmouth); The Grand Western Canal Country Park is a wonderful day out in Tiverton; Pecorama Gardens, Games & Trains is very close in Beer; The Killerton Estate near Broadclyst (about 20 mins away) is another wonderful option for cyclists, walkers, great for toddlers and even has a butterfly walk!; or for the adventurous perhaps book a balloon flight with Aerosaurus Balloons! The restaurants, pubs and eateries throughout the area are exemplary - with highlights such as Hugh Fearnley-Whittingstall's River Cottage just 4 miles away in Axminster - and Hix Seafood Restaurant in Lyme Regis only 15 minutes drive - as well as The Alexandra Hotel, again in Lyme Regis, famous for its gorgeous food and views over The Cobb. There really are so many attractions for things to do, it is impossible to list them all - but there will never be a dull moment. Finally, for those who enjoy some retail therapy, the eclectic and unusual shops in Lyme Regis are a must, while Axminster offers easy access to supermarkets. For the antique hunters, Honiton is amazing for endless shops containing treasures from yesteryear. Ottery St Mary has an astonishing Garden Centre and of course Exeter is only a 30 minute drive with the Cathedral and all the attractions of a busy Devon City.

Security/damage deposit is required at time of booking, and will be due before the holiday begins. General terms for security deposits will apply and after happy inspections, will be returned within 14 days of end of holiday. It is a higher amount, but the house is large and therefore the risk greater. We do thank you for your acceptance and understanding of this policy.
Children - Are very welcome! We have a cot and high chair available if required.
Dogs - Are very welcome! However we do ask the following. We are delighted to welcome up to two dogs, and up to the size of a Labrador or German Shepherd. Any larger, please check first. We will do all we can to help. We also ask - and this is really important - that all dogs are 'clean of coat' and are kept to the following areas - red hall entrance (not grey hall); kitchen; TV snug; games room; garden (please be sure to pick up after your dog in consideration of other guests). Whilst we love dogs, and we know how important they are to our lives, and they are more than welcome - we are very strict on these guidelines and your damage deposit lives in peril if these are not adhered to. We thank you in advance and so much for your co-operation.
We are happy to provide bikes, please be advised for hygiene purposes, we do NOT provide helmets or safety pads. You need to bring these with you.
The gardens are lovely and large, but are not secured, so please be sure to keep an eye on animals and children!
High Grange is in the middle of the country and is surrounded by wild flora and fauna. Insect repellent is recommended as well as camomile in case of nettle stings!
We do recommend wellies and wet weather gear - it is Devon and can rain sometimes.
High Grange is a large house. You will be given a full welcome tour & briefing on arrival, to familiarise yourself with the surroundings, followed by an official hand over. Full phone lists etc and local information will be at your fingertips, & the closest neighbours are lovely!
