Restored recently, this farmhouse offers five bedroom accommodation, including four first floor bedrooms, three of which are ensuite. There is a ground floor bedroom with ensuite, and three barrel-vaulted chambers providing a stunning living area. Beamed ceilings and original floors retain the character and simple charm of this Tuscan farmhouse with plenty of natural light. The house sits on the edge of the "Alpe della Luna" or "mountains of the moon" of Tuscany and is accessed by a quiet tarmac road that leads to a network of tracks for walking into the national park in which the house sits. Excellent South facing views towards Sansepolcro where one can enjoy the special atmosphere of a "little Florence" with its excellent restaurants, shops, bars and of course the museum of "Piero della Francesca". There is a 5m x12m solar heated pool, olive grove, fruit trees and climbing roses. Stunning valley and hillside views all around. A first class restaurant is just a short stroll away and is open all year round.

Beautifully restored traditional Tuscan farmhouse with its own private pool, spacious grounds and olive groves. Only a short walk to one of the best restaurants in Tucany and a ten minute drive from the historic town of Sansepolcro with its shopping facilities, extensive selection of restaurants and bars. Our villa is ideally situated for touring the local area with the hilltop towns of Anghiari, Monterchi and Cortona close by. Florence, Siena and Assisi are 1.5 hours away. The area is ideal for anyone interested in art, architecture or history, and the famous Chianti Route takes you through vineyards and beautiful medieval Tuscan villages full of excellent restaurants. Or, if you prefer, you can relax by the pool or on the terrace enjoying the views of the Tiber Valley and the Alpe Della Luna. For nature lovers, in the appropriate seasons guests can also gather mushrooms, chestnuts and fruits of the forest nearby. Guests can enjoy nearby activities including horse riding, rambles on foot, horseback or on mountain bikes. For those who love skiing the slopes at Mt Nerone are not too far away!

Wonderful villa

Very good value villa ideal for our large group of friends, walking distance to excellent hotel and 10 mins drive to Sansepolcro. We really enjoyed the pool, eating out on the terrace and enjoying the views. Excellent walking and sightseeing area. The villa is well equipped with good quality parasols and sun loungers. All linen and towels provided which helps with sticking to budget airline weight restrictions! Highly recommended.

Idyllic Tuscan setting in close proximity to Umbrian historic sites

The early part of autumn was so good here with temperatures in low 20s, ideal for the incredible hikes in the Alpa delle Luna which can be taken direct from here. The villa was great with ample accommodation and open spaces. Truly an Italian experience.

Had a wonderful time in a lovely villa.

It was everything we wanted it to be. Watch out for the water pump tripping, it does throw the timer for the pool pump out and that affects the pool heating. Just a maintenance issue which didn't really cause us any problems.

Fabulous villa, gorgeous area...

The Villa was exactly as described and, if anything, better! Beautifully restored, excellent facilities including gorgeous pool and stunning views. We have rented holiday properties a lot in what I would call the main tourist areas of Tuscany and loved them all, but Villa Aboca was right up there as one of our favourites. Whilst the Villa is right on the border of Tuscany & Umbria the area has some wonderful towns to visit that may not be on the normal visit list but we found some real gems. L'osteria Villa Aboca was as good as its reviews and at only 400 metres from the villa was a real treat on our last night which we used as an excuse to celebrate 2 major birthdays and a wedding anniversary! Gorgeous food & friendly service. Villa Aboca is a truly stunning Villa, in a gorgeous area and we hope, fervently, that we can return to enjoy it again. We had a fantastic family holiday with 10 of us (6 adults and 4 children). The villa is in great condition; very comfortable and sensitively restored to have modern comforts but retaining loads of character. 4 of the bedrooms have ensuite bathrooms, which is a huge plus with a big group. The grounds are fantastic, with great views across the valley, amazing big pool, and lots of nice areas to sit and relax in the shade of trees. 2 nice areas outside to eat as well.

The location is also great, as it is near enough to Sansepolcro (and other nice towns) for shopping and sightseeing, but a rural setting, which is nice and breezy and cool in the hot summer. And to be able to wander down the hill to the local restaurant is great, as well.

The owner is very helpful and nice, and Simon (who lives nearby) also took great care of the property and us during our stay.

I would highly recommend it to anyone considering a holiday in this part of Italy.

Lovely, Roomy Private Villa in Peaceful Location

Our family of 8 (aged 11-64) had a wonderful 2 weeks at Villa Aboca in July/August when the weather was beautiful, hot and sunny with the temperature averaging 28-32 degrees each day. The Villa itself had plenty of room for us all and room for more. Outside there is a wonderful large garden with lots of shady areas and a good size pool, screened for privacy. The views across the Tuscan hills were a delight and with no light pollution the garden was an excellent spot for star gazing. The Villa has everything you need for a relaxing holiday just lounging by the pool but is within easy reach of many small towns and villages and also Sienna, St Gimignano and Florence (all definitely worth a visit) for a day trip if you wish. The nearby restaurant at the bottom of the road is a must and our family had a couple of evenings spent there eating and drinking alfresco. The food is excellent and the staff welcoming. Sansepolcro is just a 10 minute drive from the Villa with supermarkets and a good selection of restaurants where we discovered Pizzeria Da Luca on our last evening, which is definitely worth a visit. Excellent food and very good value for money. They also do takeaways. If only we had found it sooner! The neighbours, Simon and his family, who look after the Villa were delightful and very helpful and friendly and, despite us not arriving at the Villa until 11pm after a long drive from the UK, were happy still to greet us and show us around. When we had a small problem with the pool we were able to contact Simon who came the next day (before we were awake) and sorted everything out. We would certainly recommend Villa Aboca to friends and family and would definitely book this Villa again. The photographs on the HomeAway website accurately show the Villa and gardens.
