About the property

River & mountain view, pub and play area 1 min walk, Conwy 10 mins, beach 5 mins

The cottage is located on a quiet unadopted lane, overlooking the River Gyrach, just off the Sychnant Pass. It is less than 3 miles from the picturesque Conwy, making it perfectly situated, benefitting from the proximity to Conwy, but enjoying the tranquillity of the hamlet of Capelulo located in the Snowdonia National Park.

Despite the quiet, rural location, within a couple of minutes walking distance of the cottage is the Fairy Glen pub, a traditional pub serving good 'pub grub', and also the Austrian Restaurant serving authentic and tasty Austrian food in rustic surrounds. In addition a newly refurbished (2016) children's play area is also only a couple of minutes walk away (depending on the length of little legs!)

The location is perfect for exploring much of North Wales with places such as Anglesey, Betws y Coed and Llandudno all being within easy reach.

North Wales offers something for everyone including wide sandy beaches, medieval castles and the peaks of Snowdonia. The beach at Penmaenmawr can be reached from the cottage itself within about a 20 minute walk, and the bridge over the river which is found directly outside River View provides direct access onto the open mountainside and beautiful local walks onto the mountain.

Access & Parking

The property has private parking directly outside.

Ground Floor-

Entrance Hall

A spacious entrance hall provides a useful space to unpack and leave dirty boots after a busy day exploring the local area.

Living Room

The living room provides two 2 seater sofa's and an armchair with additional floor cushions available for occasional guests. A log burner and double glazed windows make the property a cosy getaway all year round.

A digital television, DVD player, books and board games are all available should you wish to spend a quiet night in.

Kitchen

The kitchen benefits from a fantastic range cooker and is well equipped for eating in. The kitchen is connected to both the dining room and entrance hall and has a rear door to access the patio area and outbuilding.

Dining Room

The spacious dining room provides a large country cottage style table with seating for six. The dining room also benefits from double patio doors which lead out onto the patio area, lovely in the Summer.

Outbuilding

The outbuilding contains a washing machine and toilet as well as providing a useful secure space for storing equipment such as bikes etc. There is also a utility sink - useful for cleaning sports equipment etc.

Outside Space

River View has the use of two outside spaces: to the front of the property guests can make the most of a bench in a small garden area next to the river as well as a small bistro set to enjoy the morning sun with a coffee. To the rear of the property an outdoor dining table is provided on the patio, and is a lovely private spot to enjoy the afternoon sun.

A barbecue is also available for making the most of summer evenings.

First Floor-

Bedroom 1

Located on the front of the property this double bedroom has a stunning view of both the Gyrach river and mountain. The bedroom has a full size wardrobe and a large set of drawers for storage.

Bedroom 2

A second double bedroom of equal size to bedroom 1 means that the property has two spacious double bedrooms. This bedroom again provides for a wardrobe and chest of drawers. This bedroom is located at the rear of the property, overlooking the patio area.

Bedroom 3

A single bedroom located on the front of the property overlooking the river. The bedroom has shelves for storage and a small rail for hanging clothes.

Bathroom

The bright and spacious bathroom benefits from a bath and a separate shower cubicle. The bathroom also has a heated towel rail and wall mounted fan heater to ensure you remain cosy even in the winter months.

All bedding and towels are provided.

Families

We provide a travel cot (no cot bedding is provided), high chair and stair gate for those travelling with small children, all available on request.

The price includes all facilities, linen etc and cleaning.

About Natalia

Coming from South Manchester I spent most summers in North Wales when growing up as a number of family members lived in the area. Over the years I grew to love the area as there is so much to do and see and always hoped to one day own a property in the area myself.

After looking for many years to find a property in North Wales that met all of our criteria we found River View in 2015 and instantly fell in love with the property and its location.

Still living in the South Manchester area with my husband, daughter and cat - River View is where we go to have a quiet break at weekends.

Natalia purchased this cottage in 2015

Quite simply the property and its location met all of our criteria:

Lovely cottage in a beautiful place

This cottage has it all - comfort, mod cons, places to sit outdoors and cosy bedrooms to sleep in after a day's sightseeing . Across the small access road in front of your door is a stream to sit by. Two minutes down the road you have sea views. In the Snowdonia National Park but about 8 minutes drive to central Conwy. Fantastic base for a holiday.(One small tip - if you plan any buffet type lunches/dinners, take extra plates as there are only 5 of everything). The owner texted me to check everything was ok, which I appreciated. Its absolutely perfect. I hope to go again, soon.

Location

Situated within the Snowdonia National Park, less that 3 miles from the historic town of Conwy and close to some fantastic coastlines, the property is ideal for walking, cycling and exploring.
