PRIVATE STRUCTURE. The rebirth of this 19th century residence, originally a farm, is the result of careful renovation work; it stands in a discreet panoramic position in the splendid natural setting of the green hills of Carmignano, studded with woods, olive trees and vineyards. The long restoration project, in which the original plan was kept, together with the large fireplaces, the sandstone staircase and the beautiful marble sink in the kitchen, has conferred upon the property an aura of particular charm and elegance, which can be seen in the rooms which are clad in refined upholstery and precious carpets and furnished with prestigious pieces of furniture, most of which are antique. The house is surrounded by a rich garden spread out along many levels and so allowing the villa to enjoy a very secluded and tranquil position, ideal for those looking for a classy residence where they can relax in the silence of nature or go for walks through the surrounding woods. Set in a central position, Villa Ronzanello Artimino is a strategic departure point for some of the most important tourist destinations in central Tuscany: Florence and its historical city centre is about 30 km away, and can be reached by either bus or train, but just a short distance away are Lucca, Siena, San Gimignano, Montecatini, Pistoia, Pisa and the beaches of Versilia. Montelupo Fiorentino, about six kilometres from the property, is the largest town, with shopping area, railway station and highway exit (the Firenze-Pisa-Livorno highway). NB: The villa borders on one side with the house of the owners (from which it is separated by a fence and hedge screen) who are very pleasant and discreet and available for any needs and requirements of the guests, while fully respecting their privacy and exclusive areas.

Interior

The villa has two floors connected by an internal staircase. In front of the villa is a large parking area that brings you to the main entrance which leads into a hallway and, from here, to both the beautiful living room with sofas and ornamental fireplace and to the large kitchen with stone barbecue. Continuing to the left and through a small passage room we come to the dining room with fireplace, which is in turn connected to the kitchen and, through a small corridor, to a brightly-lit study. The ground floor is completed by a guest bathroom. There are many French windows that allow continuous communication between inside and outside: from the living room, kitchen and study, in fact, you can go directly out to the furnished portico at the back. The original sandstone staircase, decorated by two wrought-iron banisters, leads up to the first floor with the laundry room, a large living room with both reading and TV areas and the sleeping area which consists of a double bedroom with adjoining dressing room and ensuite bathroom with tub and shower, two double bedrooms and a twin bedroom (with joinable beds), served by a bathroom with shower and a bathroom with tub and shower.

Park

The villa is set inside a property that extends for about five hectares among woodland and olive groves that stretch out along the gentle hill slopes; in the immediate vicinity of the villa two dirt roads allow you to go for pleasant walks through the unspoilt natural surroundings. A vegetation of holm oaks, mulberry trees, cypresses and pines frames the garden which grows mainly at the back, with the quiet set-up areas surrounded by greenery and adorned with rose bushes. Under the portico facing a large lawn area, onto which open the kitchen, living room and study, a seating area and an outdoor dining area have been set up. From here, a flight of steps leads a little lower down to a pergola set up for outdoor meals and equipped with a stone barbecue, next to the pool area and the orchard. An entrance gate (shared with the owners) leads directly to the covered parking space set in a large area in front of the main entrance.

Swimming Pool

The swimming pool (under construction), open from the last Saturday in April until the first Saturday in October, is located in the garden at the back of the villa, about 25 m away, and set on terracing at a lower level and accessible down two short flights of steps. Bordered by a row of apple and cherry trees, it faces south and is surrounded by a scenic hilly landscape. The pool has one infinity side and measures 4 x 8 m with a constant depth of 1.20 m. It is lined in PVC with a wooden border and has a ladder for access to the water. The purification plant is chlorine. On the grass surrounding it are sunbeds and umbrellas.

Famous throughout the world for the ancient Etruscans and the noble Medici family who had chosen these places for their summer residences, this part of Tuscany has many fortresses and borghi of great historical interest and nearby the most famous art cities of the world: Florence (30 km), Lucca (65 km), Pisa (67 km), Siena (80 km) and San Gimignano (50 km). This area is the ideal destination for tourism; it is a very variable territory able to offer high levels of historical and cultural attractions starting from the Etruscan period passing through the Middle Ages until present day. Visitors to Carmignano cannot give the Rocca a miss. From up there, when the weather is nice and free from haze, you can see, in all its beauty, the entire plain between Florence, Prato and Pistoia. Climbing up the slopes that lead to the fortress, modified various times in the course of its nearly thousand year-old history, you cannot help but notice in the distance the Duomo of Florence or, on the opposite hill, the beautiful Medici villa of the “One Hundred Chimneys” at Artimino. The medieval Rocca, also known locally as the Castle, occupied in the past, and in part still today, a substantial portion of the hill that overlooks the village of Carmignano. Thanks to its fortunate position this fortress has been for centuries an outpost for controlling the passage of armies to and from northern Italy. It is hardly surprising that Florence and Pistoia contested it for two centuries with prolonged sieges and successive destructions. In spite of its recessed position the villa enjoys excellent connections to the airports of Florence (30 km away) and Pisa (62 km away), as well as the A1 motorway and the Fi- Pi –Li free highway (S.G.C. Firenze – Pisa – Livorno) exit of Montelupo Fiorentino (7 km away). The nearest train stations are in Montelupo Fiorentino and Lastra a Signa, with direct connection to Florence. The city is also reacheable by bus (the nearest bus stop is about 2 km away from the villa). In the towns of Carmignano and Montelupo Fiorentino there are the larger shopping centers where to find supermarkets and services, whereas in the two small towns of Artimino and Camaioni (about 3 km away) you can find a coffee bar and some restaurants.
