Cottage - 1 bedrooms, 1 bathroom, sleeps 2

Set in a peaceful, rural location on the edge of a tiny village, this well-equipped one-bedroom cottage is set in half an acre (2000m2) of landscaped gardens. Designed specifically as a rustic get-away for couples, it has its own secluded, private garden and terrace complete with BBQ and teak/cane garden furniture. The large (12x5) swimming pool is shared with the owners (an English couple) who live on-site. There is covered parking in a secure, walled courtyard at the front of the owner's house.

Supplies: General supplies like washing-up liquid, clingfilm & kitchen towel are provided, along with a few essentials to get you started - wine, tea, coffee, milk, bread, biscuits etc.

There is a hairdryer (so you don't need to take up luggage space with one!)

The garden: One of the big attractions of this property is its garden which is full of plants and colour. Vines, wisteria, roses, kiwis and campsis trail over shade-providing pergolas and the flower beds are full of interest. Apart from its large swimming pool, the highlight of the garden is its rockery, where a stream runs through a series of waterfalls. The stone-walled, front courtyard is secured by attractive metal gates. Here there is covered parking for 3 cars with plenty of room for other cars elsewhere.

House hunting: The cottage is ideally situated for house hunting across the whole of Istria. The owners, who live on site most of the year, have recently moved to Croatia and are happy to share their house-hunting expertise and put you in touch with reputable local agents, if you should require.

About Nicky Anson and Elbina Sarač

Phil and I are two Brits who settled in Istria in early 2005. Having left the UK in the early 80s to take up jobs in The Netherlands and then Belgium, we ended up running our own small marketing communications agency in Antwerp. After many years beavering frenetically in the corporate jungle, we came to Istria for a more relaxed, outdoor lifestyle: to live somewhere we could have outdoor sofas, lunch on the terrace and an afternoon swim.

We live in the main house at the other end of the garden with our 2 cats (Baggy & Tally). As well as running my small rental business, I also write/run Live Istria - the website for everyone interested in Istria or living in the sun - and when I have time, I love to garden.

We built the Little House for visiting family and friends, but when it is empty we are delighted to welcome other guests.

What makes this cottage unique

Over the years we’ve stayed in a lot of self-catering places and we wanted to make the Little House somewhere we would want to stay. Somewhere cosy and comfortable, where everything has been thought of. The sort of place we’d want to come back to time and again.

Probably the Little House's biggest selling point is the pool - it is huge and I think unique for a one bedroom cottage. While you share it with us, you usually have it all to yourselves (we unfortunately are usually too busy to lie by the pool:)).

Many people also say the garden's very special (you'll often find me beavering away somewhere in it), as is the peace and quiet.

Having us on site might, or might not be, seen as a 'unique benefit'. However you view it, our aim is to give you the amount of privacy you require. We're on-hand if you have questions or advice, if not we'll leave you in peace to enjoy your holiday.

Lying on the edge of Matulini, a tiny village of 20 houses, the cottage is surrounded by woodland and old vineyards. It is reached down a rural lane which circles the village and goes out the way it came. Quiet and rural, this peaceful location is only 10 minutes drive from Porec with its numerous restaurants and beaches. Located close to the new north-south main road and the east-west, Porec-Pazin road it is also ideally situated for sightseeing and house hunting across the whole of Istria. Basic shops are only a few minutes drive away (3-5 km) and there is a large supermarket in Porec. There are many good restaurants in the area. Nearest is a rural, rustic affair at junction with main road.

Please note the Google map is not completely accurate. The road to the village is a no-through road which simply loops round the village.

A hidden gem of tranquility

Set in the countryside - a haven of rest after enjoying A busy day site seeing.

The villa is well equipped, has a good kitchen - essential for us! , comfortable bed & sitting area.

Access to a washing machine was excellent - a must for us as we had been travelling for some weeks.

Nicky even volunteered to hang our washing out for us - allowing us to go out exploring .

2 personal garden siting areas outside the villa allow for sun or shade - whatever suits.

To enjoy an evening swim in the lovely pool was an added bonus after a day of sightseeing.

Our hosts Nicky & Phil did everything to make us feel welcome & relaxed. The whole garden has been well planned to allow both owners & guests to enjoy their own privacy & spaces.

A car is essential in this location to allow access to Porec & local areas.

Lots of maps & information provided to allow you to explore the areas.

Perfect getaway for couple

Exactly what it says on the tin! Perfect little cottage at the bottom of Nicky and Phil's garden with everything needed to make it a home from home. Welcome pack was ideal and more than expected so no need to panic about finding a supermarket before arriving - we had bread, jam, wine, beer, tea, coffee and milk and the kitchen drawers contained matches, cling film and foil etc. There was even a bag of charcoal for the BBQ. The pool was beautifully warm and big enough to feel like you were actually getting some exercise when swimming lengths. If you desire complete privacy you may feel you are too close to the owners house but Nicky and Phil were great at giving advice on where to go, even arranging tickets for us to see Status Quo at the Pula Amphitheatre, and there is a lovely private terrace at the back of the property which catches the afternoon/evening sun. Parking is in secure, gated driveway and there is more than enough to do in the area so would happily have stayed for two weeks. Great file of information on the area as well so you will never be stuck for ideas. Enjoy! We did!

As good as it looks

This property is every bit as lovely as described....it certainly surpassed our expectations.

It is very well maintained & has everything needed for a self catering holiday.....although there are restaurants within an easy 10 min.drive.

A car is essential. The area has many interesting sights & Nicky is very knowledgeable & willing to give advice.....the house has a very good folder with lots of suggestions of places to visit & things to do.She is also on hand & willing to give advice & help,if needed

Would recommend this house to anyone who wants a very relaxing ,peaceful holiday,enjoys swimming (pool really good) likes cats & appreciates a lovely garden.

Seriously thinking we'll return.....lots more to do & see in this lovely part of Croatia or maybe we will just sit in the garden & enjoy the peace!!!!

A really good find

Nicky and Phil, our genial hosts, have struck a perfect balance between being there when needed but giving us privacy at other times. The property was clean and included all the little things that many properties we have used have lacked e.g. charcoal for the bbq and the essentials in a welcome pack. The pool is the star, however, it is larger than most, has very few chemicals and was warm.

So glad that we chose "The Little House"

The Little House itself has the most complete inventory of any self-catering property we have stayed in including a safe for your valuables. It doesn't feel like a holiday-let. Instead it is a place where you could quite happily live permanently. This is not a surprise as the owners built it for visits from their own parents and it is let out when not needed for relatives or friends. The location is quiet and secluded, but only about 7-8 miles from Porec on the Adriatic coast. The garden is lovely, with springy grass and a variety of plants. There are sunny areas for those who want a tan but also plenty of shade if, like me, you suffer in a strong sun.

The owners are very friendly and quickly made us feel welcome. However, they will be discrete and leave you to enjoy the cottage unless you request help.

The property is behind electronic gates (you are given a control) so your car will be safe.

The cottage and garden are every bit as idyllic as the pictures make them appear to be.

Disadvantages? We were troubled by mosquitoes in the evenings, despite the cottage being equipped with one of those electric repellent devices. We also had a couple of days of fairly heavy rain.

Would I recommend "The Little House" ? Absolutely !

My wife is a vegetarian and we found a vegetarian restaurant (vegan actually) in Porec - the Artha. They don't take bookings as they only have 6 tables but we had no problems being accommodated. The staff were friendly and the food was good.

We visited the Baredine Cave about 12 miles away. You go quite deep and the steps are steep but they are even and there are good handrails throughout. The tour lasts about 40 minutes with a guide and you are in a group with other English speakers (and, in our case, Italian speakers).

We also had half a day with "Istriana Jones" - see the owners' cottage handbook. This was not a typical tour of a recognised tourist attraction with a scripted commentary repeated for the fifteenth time that day. It was an idiosyncratic event - a ramble through the Istrian countryside to an unexcavated archaeological site. The "wow" factor wasn't the site itself but Mladen - the guide. He is a very knowledgeable amateur archaeologist and an interesting character. He introduced us to clues regarding the history of the site and its settlement, and also an unexcavated Roman road. The more you interacted with Mladen and asked questions the more enriching was the experience. It was different!

Clean comfortable property in a lovely setting

We chose Little House as accommodation for our first trip to Croatia based on the images shown on the website. We weren't disappointed. The property is clean, well appointed, comfortable and set in a delightful garden just a few feet away from a decent sized swimming pool. Nicky and Phil the owners live on site and are keen to help and assist whilst allowing you complete privacy. The property offers rural seclusion yet is only a few minutes drive from the lovely old world charm of Porec which offers all you need in terms of restaurants, bars and shops. Would we visit this part of Croatia again? Yes. Would we stay at Little House again if we did? Yes definitely!!

CANCELLATION POLICY: If you should need to cancel the booking, we will refund monies paid as follows:
a. Deposit is always non-refundable.
b. If full payment is made on booking and cancellation is more than 40 days before arrival, we will refund all money minus the 25% deposit.
c. If cancellation is 14-40 days before arrival, we will refund 25% of the difference between the full price and deposit*.
d. If cancellation is less than 14 days before arrival, there will be no refund*
* If we are able to re-let the house at the same price, then your payment (minus the deposit) will be refunded in total, no matter the time of the cancellation.
