Situated on one of the most desirable streets on the Newport Peninsula, and just steps from the Pacific Ocean, our 4 bedroom/2 bath upstairs vacation home is the perfect accommodation for families and friends to enjoy any time of the year. And because of its prominent corner location (just one house back from the boardwalk!), the white water views are plentiful without having to pay beachfront prices. Thoughtfully arranged to provide a stress-free, clean and comfortable environment, our guests can relax immediately upon arrival. All rooms are light and bright with lots of natural sunlight and with easy access to outdoor living. Here's what you'll find in this upper unit:

LIVING/DINING AREA:
- Leather sofa/loveseat set
- TV (Streaming w/ some live TV channels)
- Sliding glass door opens to front ocean view balcony
- Dining table w/ seating for 8

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: Queen bed

BONUS 3RD LEVEL ROOM:

- PLEASE NOTE: Because this room is not internally connected to the second story living areas (except for the rear interior stairway), and because there is full access to the rooftop deck, careful parental discretion is required as to the appropriateness of children or teens occupying this room overnight. (There are no bathroom facilities on the third story.)
- These additional third-story amenities can be accessed by an outside stairway from the main level's front balcony, as well as by an interior stairway near the rear master bedroom. Both access doors and stairways can be locked.

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

LAUNDRY:
Shared coin-operated laundry facilities located in laundry room along side walkway. Bring your own laundry supplies and quarters.

PARKING:
2 single carport spaces: 1 for compact to midsize vehicle only; 1 for most sized vehicles. Carport dimensions, 78" H x 95.5" W. Neighborhood street parking (metered and non-metered) can also be utilized.

LOCATION:
Best of all is the close proximity to the popular 34th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! This property is very rundown and not accurately represented in the listing photos. The kitchen floor was filthy. We wiped something up and the entire rag was black with old grime. There is no way it was mopped before we got there. The hand mixer was covered in food from prior guests. The doors around the door handles were black with grime. Both showers clogged and filled up with several inches of water. The couch pillows were dirty and old. The rugs were dirty, Many of the lamps were crooked and near breaking. Many of the blinds were broken. The coffee table is on the verge of breaking. Some of the ceiling lights didn't work. ceiling fans were covered in a strange yellow gooey dust. I have photos of everything. We asked that your company consider not charging us the cleaning fee as the unit was not clean however, the representative stated that they offered to come mop but we declined their offer so no discount or refund will be given. I told her the reason we declined their offer was because we were in the middle of making dinner for 13 people and it was not a good time to come and mop the kitchen. She never told us that it was a requirement for us to accept that offer or any other negotiations regarding the cleaning fee would be off the table. Had we known that we would have had you come and inconvenience us and interrupt our dinner to do the job your company didn't do in the first place. The unit is extremely rundown and neglected. It is misrepresented in the photos.

Great house and location! Had a great time at the house! Wonderful rooftop patio with a beautiful view of the ocean! Lots of space for everyone to spread out. The house management company was really responsive and great! My only comment would be that more pillows would be appreciated!

Great location. Top room, patio area was a huge bonus. Big enough for our family of 8. There was a lot of fruit flies in the kitchen when we got there. They never left. Would still stay there again.

Location location location!!!
House was exactly as pictured, one street in from ocean. Walk or bike anywhere, even to the grocery store. Check in process was simple and communication with Beachview Realty was easy and timely. Bikes were delivered and picked up, didn’t have to do anything once they were ordered. Highly recommend, the whole week was flawless!!!
