About the property

3/4 Double beds,3 bath,huge terrace+barbeque,Sea views,stunning lounge-dining.

The most spacious, best positioned apartment in the area. Palladio is on a hill between Antibes and Juan-Les-Pins. On the third (top) floor, in the sun all day, with stunning sea views over the Mediterranean to the Cannes Islands and Esterel mountains, the Alpes above Grasse, and over the Med. towards Nice. We are close enough to glorious sandy swimming beaches, marinas and numerous restaurants to walk or cycle, and just far enough away to be peaceful. Our penthouse has proved to be the perfect luxury holiday heaven for our guests from honeymoon couples to parties of up to 8, and we're toddler friendly too. Cannes, Nice, Monte Carlo, Grasse , the Southern Alps, are all at your doorstep, with bikes in the garage for you to take a spin around beautiful Cap d'Antibes. The temptations are endless, but you may just find yourself staying on the huge sun-drenched terrace, around the barbecue, watching the sunset.

A lovely apartment, and very well equipped making our stay very comfortable.

We particularly appreciated the thoughtful touches; the white folder with all the local information, maps and so on. It meant we very quickly got to use the convenient bus service, never had a poor meal out, and weren't short of things to do.

I don't need to tell you that the location is splendid - with the lovely views, and being so convenient for JuanlesPins and Antibes.

Thank you so much and also for the Champagne and provisions when we arrived.

A very pleasant experience!

This place is wonderful! Six of us (my wife and I, my parents and grandparents) experienced a very comfortable stay at the Palladio. Sue and Paul's friend Kim welcomed us and gave us a very thorough tour of the apartment. She made it clear that she was there for us and that she was only a phone call away if we needed anything. We all very much enjoyed the apartment and felt at home immediately. The many windows offer ample natural light and the large patio opens to spectacular 270-degrees view of the area (including the sea!). Sunsets are very nice from the apartment. The beach is nearby, as well as a supermarket and many restaurants. Everything we needed during our stay (towels, umbrellas, bikes, kitchen supplies, etc.) was available! We had a very positive experience and would absolutely stay at the Palladio again. Thanks Kim, Sue and Paul!

Exceptional! Exceeded our Expectations by Far!

Sue and Paul are fantastic host. We didn't feel like we were renting a place from one of those home rental sites, they made us feel like part of their family and that they were loaning us their home. When they are not available to deal directly, their friend Kim is the liaison to get you checked-in and out of the unit. Kim is so warm and friendly, we felt like we were old friends, you want to have her stay over for a cocktail and visit, as she, like Paul and Sue, provides so many facts about the area, what to see and where to go.

My wife, our three adult children and myself stayed at here as we were visiting France to see our son who is studying abroad. I live in hotels for work and I didn't want to stay in a hotel, as it would seem like just another business trip. When we had champagne and wine on the patio overlooking the same view as in the picture, I felt like we were home on our patio, except we had the bonus of the spectacular view.

This was the first time we have rented a home, we were hesitant to rent a home from a website, as pictures are often are deceiving. With this home this is not the case, in fact, the pictures don't do this home justice. I call it a home as that is what it is, this is not a bare house. You feel the warmth and comfort of your home here. The wifi connection was great for working, the kitchen and living area accommodated 7 of us very comfortably as my son and his roommate would come by for a glass of wine before or after dinner. The fixtures and furnishings are warm and inviting, is just amazing!

The location is close to walk to a major grocery store, local niche markets & bakery's as well as the beach. The train station is close and we used it to travel to Nice, Monaco and Cannes. Great public transportation and Uber. They have bikes for your use although we did not use them.

Sue, Paul and Kim spoiled us. When we left France our trio took us next to Barcelona Spain. We only wished the listing and pictures represented the house we rented there. If it had we would have chosen another property or stayed in a hotel. That owner was trying to up-sell his rental. With this one it is the real deal. We look forward to returning to our new home in the South of France.

Great apartment in Antibes, excellent location.

I had a wonderful holiday in Antibes with my wife living in this splendid apartment with such a great location. Huge, lovely terrace with nice view of Antibes and a perfect base to explore the Cote D'Azur. We can hardly wait to come back. Coming to Antibes from Finland where the weather can be a bit trying this time of year is just great. We can truly recommend this apartment.

Luxurious modern penthouse in Juan les Pins

This is a gorgeous penthouse with spacious living accommodation, beautifully furnished and well appointed with a large balcony on two sides, affording spectacular views to the sea at Juan les Pins and of the mountains, while the sea at Antibes in visible from the other side. The penthouse is sunny, being south facing, and the two balconies enable visitors to enjoy the sunshine throughout the day. There is plenty of room to sunbathe and to dine outdoors. The sunsets were also spectacular.

We were amazed to find that the sea in October was warm enough to swim in and the sandy beaches and beachside restaurants in Juan les Pins, with showers and changing facilities, were very convenient and served delightful lunchtime food.

I would definitely recommend this penthouse to others, being clean, well maintained and ideally situated, being accessible on foot to both the centre of Juan les Pins and to Antibes. The fruit and vegetable market in the latter town was a wonderful place to buy fresh provisions.

well-appointed and lovely apartment

Fantastic apartment with large roof terrace, which overlooks the sea and mountains.

The apartment is tastefully decorated and you feel immediately at home. The area is quiet and is within walking distance to the beach and the many restaurants. Short distance to good supermarket.

Wonderful and lovely spacious apartment

My family of 5 persons stayed at Villa Palladio for 6 Days and our stay were fantastic. You have an Amazing view from the terrace and the apartment is very luxurious. Very well equipped and Clean. We also enjoyed very much the champagne upon arrival. The location of the apartment is very Close to beaches and restaurants. Also we enjoyed the " White Book" of suggestions for trips, restaurants and local events. Kim who meet us when we arrived and was our Contactperson during our stay was very kind and helpful. We can absolutely recommend this apartment and we would love to come here again.

Sue, the owner is very helpful and the service have been very good.

At the heart of the Cote d’Azur, Antibes and Juan Les Pins merge into one, yet they each retain their own unique character and charm, both are an easy walk from our apartment which is perfectly positioned on a hill between the two.

Antibes is an old fortified town with cobbled streets, wonderful Provencal market and Port Vauban with its beautiful newly re-developed quayside, and luxury yachts. Old Antibes' charming narrow streets are crammed with an endless variety of restaurants shops and cafes.The wonderful Picasso museum dominates the historic ramparts by the sea.


Pointing south into the azur mediterranean between the twin towns, is the beautiful Cap D’Antibes, a must for a walk around the terrific coastal path. To the west side, Juan Les Pins compliments Antibes perfectly. Chic restaurants line golden south-west facing beaches with their tempting sun-loungers.

Here you can swim, water-ski, and relax before exploring a fascinating selection of boutiques ,shops, and cosy bars,

there is a Casino, and there are clubs for the younger generation !

Bustling Cannes, with its stylish film festival image and unique

up-market retail therapy, is 30 minutes away by bike, less by train. The beautiful Cannes islands that you see from our terrace

are an easy ferry ride from Cannes and make for a lovely day trip, there are ferry trips to the islands from Juan Les Pins pier at the bottom of our hill too, plus longer day trips to St Tropez.

France's sixth biggest city, Nice, with its many museums, old town, and famous Promenade des Anglais is also just 30 minutes away by train or car.

The nearby Alps beckon, as do numerous hill- towns like St Paul de Vence, Eze, and Mougins. There are spectacular mountain and coastal drives to enjoy, and vinyards too if you have a car.

Whether you stay local, using our bikes or on foot, or whether you explore a little more widely by car or by using the excellent coastal trains and buses, there are endless opportunities to explore to relax or maybe a little of both.

For bookings over two weeks in duration, the balance is due eight weeks prior to arrival. Our costs include all linen, towels, including beach towels, all cleaning and the use of bikes in the guest garage. There is always champagne on arrival. When you arrive at Palladio there will be a full meet and greet service and an introduction to the apartment.

  • The en-suite bathroom to the master bedroom is very large, with views over Golfe Juan. There is a huge open shower area with a lovely glass and teak dividing wall. A further glass and white-tiled wall divides the spacious bath from the washbasin and vanity area, whilst down-lighters, a heated towel-rail (and underfloor heating if you need it!) add to the luxurious feel. The shower/WC and washbasin for bedroom 2 also has underfloor heating, gleaming white tiles a glass doored corner-shower and downlighters. It also houses the Miele washing machine and tumble-dryer. Bathroom 3 , en-suite to the mezzanine bedroom, is a large beamed room. It has a bath with shower, WC and wash basin, and has attractive marble tiling. All bathrooms have large mirrors.

  • Like everything in Villa Palladio, our bedrooms are all beautifully furnished to very high standards, with crisp cotton sheets, big bath towels, separate beach-towels, hair dryers, clock radios, and plenty of storage. Atmospheric lighting, and interesting furnishings and paintings with a hint of colonial style provide a unique character. The master bedroom is very spacious with lovely views, with separate access to the terrace, and a large en suite bath WC and sparate shower-room. Bedroom 2, on the same level, is a bright double-aspect room with shower and WC opposite. Bedroom 3 is on the upper level with characterful beamed ceiling and its own en suite bathroom. The spacious mezzanine with its comfortable sofa and chairs, beamed ceiling, flat screen TV/DVD/is your entertainment and second living area. However it is also designed as a very comfortable visitors' bedroom for two, sharing either the mezzanine bedroom's en suite, or the shower WC opposite bedroom 2.

  • Villa Palladio is wonderfully spacious and luxuriously furnished. A marble -topped dining table with stylish wrought iron chairs seats 8 for candle-lit dining. In the large sitting room area, opening to the terrace, you can relax with drinks on big cream sofas, or just drift off in the rocking chair listening to your favourite music! The terrace is double-aspect and huge (55 sq m), it is bathed in sunshine all day long; but for shade to read eat or doze, there are large roll-out sun canopies. You may find yourselves having breakfast, lunch, and dinner around the large terrace dining table, enjoying views over the Mediterranean and the mountains behind Grasse; an unbeatable spot for sun downers! There are areas for sunbathing of course, and a separate barbecue area with large gas fired barbecue. The kitchen is fully equipped with ample quality glass chinaware and cutlery .There is also a private garage for your use if required, and the bikes and beach equipment are stored here too.
