About this property

A Comfortable House in Front of a Gorgeous River

A country house sitting at the bottom of a valley with a river flowing right outside. It's the perfect setting for relaxation or summertime fun in nature. Enjoy playing in the river which is usually shallow enough for children to splash around in. Fire up the barbeque or go for a walk on quiet country roads or hike up nearby mountains and be surrounded by lush green forests.

The house is filled with pretty much everything you need so you don't need to constantly go out for supplies. If you like cooking you'll love the kitchen. All sorts of spices and oils and cookware. At night roast marshmallows by the fire pit or watch a big screen movie with the projector. There's lots of games and puzzles and all sorts of books and old movies. There's a barbecue grill and a fire pit (with plenty of wood) and even a finicky old telescope. Just bring some food and enjoy!

The Neighborhood

Sundown village is in a quiet undiscovered part of the Catskills. Walk a few minutes to the center of the village which has just an old one room church. From there you can walk in various directions on some quiet country roads with gorgeous scenery.

The region is all forests with rivers and waterfalls and hiking trails that lead up the mountain to reveal breathtaking views. With a little bit of driving, you can find lake kayaking, farms (pick your own fruit), fly-fishing rivers, antique shops, yoga ashrams and wellness spas . Mongaup Pond and Minnewaska Park are within reach and so is Frost Valley YMCA which has activities for both kids and adults. Peekamoose Blue Hole is 5 minutes away. The ski resorts are about 50 minutes away.

So good we came back!
Warm and comfortable, a fireplace with plenty of wood, well-provisioned with cookware and kitchen staples, plus puzzles, games, books and CDs if you didn't bring enough to do. A beautiful house in a beautiful setting, with great hiking nearby or within 40 minutes, depending on what you want to see. The owner is excellent at communicating, and the house manual has all the info you need. We stayed once before for a winter weekend two years ago, came back last weekend (and enjoyed just enough new snow to look pretty but not so much that we had to shovel!), and hope to stay again in other seasons.

Perfect location in the Catskills
We had a wonderful week in the Catskills and this home was a great home base for us (family with two kids ages 10 and 13). The location in the valley next to a creek was beautiful, especially with the fog one morning. We saw a bald eagle on a tree across the creek, which was really special. The home had all the amenities we needed. Coffee maker, fast internet, classic movies to watch with the kids, dishwasher, washer and dryer, and enough books to satisfy all readers. I went road biking on the mountain roads (some challenging climbs!), we went mountain biking at Lippman Park, ate at the friendly local deli and restaurants in Ellenville, hiked on local trails, and went fishing from the shore of the reservoir. It was so nice and quiet in the evenings. A great week away from the hustle of normal life.

Best rental property we've ever stayed at
My wife and I have stayed at many rental properties over the years, and this is the best one we've stayed at by far. A few days before our rental started, Allen reached me to ensure we had everything we needed to make our stay great. That shows his strong commitment to his guests. Once my wife and the other couple we were with arrived at the property, we were blown away. The house was spacious, clean, and had everything we needed. The property was beautiful, complete with a stream nearby that you could hear at night and a fire pit. Overall, just perfect. We will definitely be coming back. HIGHLY recommend.
