Acabanes, part of the LUXURY DORDOGNE VILLAS group, is a large, beautifully renovated French villa in a lovely area of the Western Dordogne, close to Bergerac, Duras and Eymet. It is full of charm and character, yet modernised to the highest standards with extensive facillities and is situated in a quiet location on the side of a gentle hill with lovely south facing views over the surrounding rolling countryside and vineyards.

This luxury villa has been designed and equipped for outdoor living, with a large (11x5m) superb heated salt water pool with retractable cover, which means it can be used as an indoor/outdoor pool.

We cater for all sizes of parties and can accommodate both the very young; the elderly; or those with limited mobility/wheel chair users.

The villa has extensive grounds of approximately three acres; 5 terraces and balcony, ideal for general relaxation and various sporting activities. The covered tiled terrace is ideal for BBQs, with table and chairs provided for 'al fresco' dining or just simply enjoying the views.

Pool and Terraces: The pool and terraces have been designed to produce the maximum space for guests whilst maximising individual space. The 11x5m pool is surrounded by a very large sheltered terrace. The pool is fitted with a retractable telescopic pool cover. Solar heated shower adjacent to the swimming pool. There are 6 terraces; 5x4m outside the downstairs Lavender bedroom; 6x4m outside the Green bedroom with an inlaid giant chess board; in between these terraces and underneath the large balcony is timber deck with swinging bench. A 4x3m first floor balcony faces west and is an ideal point to view the pool and the sun sets. A further terrace for the morning sun leads from the kitchen. Atmospheric lighting throughout enables the pool and terrace to be used late into the evening. The gardens extend to over 3 acres with a fenced lower garden of 2 acres. Basketball, trampoline, play area, football goals, sand pit and boules are available also and a trailer bike.

Downstairs: The focal point of the barn is a large sitting room 9m x 8m which is open to a timbered 'cathedral' ceiling. This room is full of character with the original stone walls and tiled floors. Located within the lounge is an entertainment area which includes a 50in HD plasma TV connected to a DVD and VCR. A championship pool table is also in the lounge area. The kitchen and dining area leads from the sitting room. The kitchen is 9m x 4m with beamed ceilings, tiled floors and oak fitted units. It also has a large gas oven and hob, microwave oven, dishwasher, washing machine and large fridge/freezer. The dining area in the kitchen can comfortably accommodate 12. The kitchen opens through double French doors, onto a partly covered tiled terrace. There is a charcoal and gas BBQ, and table and chairs on the terrace ideal for dining. Downstairs the two superking triple bedrooms have adjacent en-suite shower rooms, with exposed stone walls, tiled floors and doors to own terraces.

Upstairs: There are two family suites upstairs; All upstairs bedrooms have air conditioning

The Rose and Yellow Suite, with exposed stone walls, beamed ceilings and wooden floors. Each suite has an ensuite bathroom, a master triple bedroom and a smaller twin room. Both suites have tea and coffee making facilities and all beds have high quality mattresses. Each guest is provided with a pool towel and 2 bathroom towels. There is Bedeck bedding throughout. There are mosquito nets over all master beds. The Rose suite's small room has a single bed and cot. The Yellow Suite's small room has 2 single beds and a flat screen tv for DVD's.

In addition, there is a library area, children's pool table and table football.

From this area there is access onto a large 4x3m balcony with table and chairs and lovely views over the swimming pool.

I have lived in Salisbury, Wiltshire, England since 1994. This is where our children also grew up and is our family base. Our daughter lives in Cape Town with her husband and our son live in the Dordogne, France. Although we live many miles apart we manage to have family get togethers often, thanks to Air Miles and being self employed! Many of our guests hire Acabanes for special family reunions and we understand the importance of how special these holidays are.

Property and its location are simply beautfiul.

The property, the grounds, its location and all the facilities and equipment are all brilliant. My family and I, together with my sisters family and my mum, 10 of us in total had an amazing two weeks in the villa. Tracey was absolutely amazing to deal with and her contact with me, information she provides and suggestions of things to see and do were simply the best I have ever experienced. We had a wonderful two weeks in the villa, swimming in the pool, bike riding and exploring the surrounding countryside. Be sure to visit Chateau Thenac at the top of the hill, we did a wine tour and tasting which was excellent. Thanks Tracey for making our holiday in your villa so wonderful and relaxing, you really have thought of everything!

Superb holiday property

Very well equipped and maintained property,all in lovely condition and extremely clean. Beds extremely comfortable, very nice aspect from all bedrooms. Very well equipped kitchen with every bit of equipment that one might need. Very good outside gas BBQ and charcoal / BBQ if wanted.Very good seating arrangement.

Superb heated swimming pool, with very good safety features. Whole property very highly recommended and owner is very easy to contact and extremely helpful.

Very nice, well maintained holiday home

We spent a week in Acabanes to celebrate a birthday with our family comprising eight adults ranging in age from 39 to 82, two teenagers and a six-year-old. The house appeared to be very well equipped for all ages. Particularly the swimming pool with its constant 24-degree temperature and the pool table have been frequently used.

The house is very complete, has a well equipped kitchen and has enough space for a party of our size.

We had marvelous weather so we spent most of the time outdoors, but there are enough possibilities in case the weather is less attractive.

The information supplied by Tracey is very completeand and her follow up is excellent.

First class holiday accommodation

We were a family party ranging in ages from 70 to 7. The villa accomadated us all, with every possible activity you could want. We swam,cycled,played football,cricket and rounders. There was also the gym,sauna,pool table and table tennis. Difficult to tear the younger members away from the villa. An excellent holiday home for all ages. We had a holiday that will always be remembered as very special. I would also recommend Matthew 'the in house chef'. He prepared two excellent meals at the villa , and we also visited his pop up restaurant.

Amazing property and excellent service

We stayed for 2 weeks at this property and were a party made up of 3 couples and 5 under 2s. Tracey at Acabanes has thought of everything and this is an excellent place for people with children. Whilst ours we’re pretty young and enjoyed the trampoline and swimming pool, older children would have loved the table tennis, pool table, football pitch, bikes and all manor of sporting facilities. The gite is the best equipped I’ve ever visited, everything has been considered and is of the highest quality. From Denby and Le Creuset crockery, to Christy towels and webber BBQs it was surprising to so so much quality being poored into a holiday let. The decor was lovely and huge comfortable king size beds in the rooms. All manor of kitchen gadgets and tools including a very useful ice machine made catering for 11 no problem at all. The pool was excellent and the cover meant we could swim when there was the occasional windy or chilly day.

Tracey’s attention to detail and caring and attentive customer service has made our stay unforgettable and extremely easy with very small children. We cannot recommend this place enough, its excellent.

We decided to purchase Acabanes in 1999 after enjoying many special holidays in this region while the children were young. We have travelled all over the world but genuinely believe that this area of the Dordogne is magical. It is very peaceful and relaxing, but there are also many activities to participate in, including, wine tasting, golf, go karting, canoeing, walking, cycling, restaurants. The region also has fantastic weather and is wonderful to visit at any time of the year. I will help plan your holiday so that you need not find any part of it stressful, including the travel, overnight accommodation, golf tee times, restaurant reservations, special occasion meals, groceries bought for arrival - the list is endless and I am here to help you.

This lovely villa is situated in South West France, in a lovely area of the Western Dordogne, close to the towns of Bergerac, Duras and Eymet and one hour drive east of Bordeaux. Six hours driving time of St Malo port.

It is only five minutes from Château Vigiers, one of the best golf resorts in France which also has a Michelin Star. The nearest large town is Bergerac, twenty minutes north east of the house. Arcachon and the Atlantic coast is 90 mins. It is 2 miles from the bastide village of Puyguilhem which is reputed to be the place where the first canon shot was fired in the 100 Years War.

It is full of charm and character, situated in a quiet location on the side of a gentle hill with south facing views over the surrounding rolling countryside and vineyards and within an easy walk of the local village of Thenac. The large village of Siguoles is a five minute drive away and has all the amenities of a typical French village including a restaurant,supermarket; boulangerie; charcuterie; tabac; bank; cafe; pharmacy

Golf: Tee times can be booked by owner and advice given on courses, locally and further afield. Acabanes is only five minutes from Chateau des Vigiers, one of the best golf resorts in France. Donald Steel (designer of the Forest of Arden championship course) is considered to be one of the very best 'natural' golf course architects, created this unique 18-hole, par 72 course in its enthralling setting amidst plum trees, oak woods, lakes and vineyards. Donald, who has contributed to many world-famous courses such as the Jubilee and Eden courses at St. Andrews as well as Chantilly in France, designed the course with the Château as its centrepiece; the 9th and 18th finishing off in front of the Château; and many of the other undulating greens with different perspectives of the Château. When asked by Golf World to name his favourite hole from his long career, Donald chose N° 18 at Château des Vigiers, with its dogleg over a ridge for the second shot over the lake on to the green, in front of the Château. Subsequently it was described in Golf World under the heading 'Vintage Finale'. Château des Vigiers' course is maintained as a holiday course with short rough, promoting quick play and accessibility for higher handicaps. However, the greens are frequently lightning fast and prove a test for any golfer. With strategic pin positions and longer rough, the course can be turned into a challenge for the best golfer. Golf courses also in Bordeaux and Arcachon.
